NORTH SHORE REAL ESTATE UPDATE OCTOBER 2016 OUR WORLD IS NOT FALLING APART We carry on the discussion of last month’s Update where we considered the impact of foreign (non-citizen) tax on our market. Very simply put - has there been any impact? Well yes, obviously! See below*, my SnapStats which I send out monthly. Detached homes in the high end residential (investment?) market in Greater Vancouver have all but ceased selling. Those liable to pay the 15% tax are certainly rethinking their decision to acquire these investment assets. Is this the end of Vancouver’s ‘life as we know it’? No, of course it isn’t! We are in a new cycle - get over it. Or shall we continue to play the amazingly constructive “blame game” - come on, we’re good at it? We have a new set of rules, an alteration in the demand side of the game and a flurry of activity to pump up the supply side. The only thing that may amend these rules is the class action suit designed to challenge the tax, its imposition and its constitutionality. I personally think it may have some minor effect on prices and very little effect on affordability of homes in Vancouver. You remember, the supposed reason for its rushed imposition. Yes, there will be a number of individuals who will be hurt because they failed to follow the basic rules and let optimism, over extended debt, committing to buying before having sold and other foolish practices rule instead. Sadly, for some it will not end well.
