I did, however, also appreciate a good, long-time friend’s honest comment at our supper table when he said --- and I quote “ hey Al I don’t always read it ‘cos I don’t always understand what you’re saying! “ - thanks G for keeping me on my toes! I guess “leading with one’s chin” can be ‘Good for the Soul’ .” More outlandish comments to come!! Consideration of all input puts me in mind of an opinion some while ago, of the ‘Queen’s Loyal Opposition’ expressed by Mr David Eby NDP MLA for Point Grey (serving as Housing Critic) regarding collection of data on non-Canadian buyers of property in this province (specifically Vancouver’s residential stock). This led, in essence to the BC Liberals abandonment of their longstanding policy of ignoring foreign buyer origins and at last imposing the 2016 15% tax for foreign investors and implementing a data collection program. Thank you decision makers for being broad-minded and paying heed to an intelligent opinion of someone from a ‘different club’. Could we be witnessing the beginning of a promising new era for our provincial politics? Encouraging or overly optimistic !? What we still need to see is evidence of some affordability for younger Canadians (1st & 2nd time buyers) many representing our younger families/couples and local workforce. The discouraging of non-Canadians from using our pricey Real Estate assets as international investments is a start as we seek better solutions. Clearly, this is also a significant problem facing many cities in the Western world. Kudos to the intelligence and forward thinking of the current collaborative decision makers. We envisage good news at the polling booths to strengthen collaborative decision making of BC’s elected emerging post election.
Now to the figures for 2017, namely our 1st Q of the year. North Van detached homes sold are down 46% - 220 vs 407 during 2016, attached (t/hses) down 47% from 2016 and apartments down 20%. The detached median price based on sales is up 3% and inventory down 22% from 2016. Attached (t/hses) median price up 10% and apts up 18%. Inventory (t/hses) down 28% from 2016 and (apt) down 21% from 2016. In West Van, detached number of sales for 2017 is down by 69% from 2016. Median price of what has sold is down 5% from last year and inventory now down 24% from 2016. On the condo side, attached (t/hses) sold during 2017 are down 22% from 2016. Active listings at 15 as at month end are now up from 8 in 2016. Apartments sales reflect a 12% increase in 2017 vs. 2016 Median prices (t/hses are unavailable (# below 25/nth). Median price for (apts) sold increased by 11% for this period. Inventory (apts) up 15%. View ‘SnapStats’ (what prices/locations are selling and which not) that is sent to subscribers early in the month, to detect area disparity. I’m forwarding the past 12 month trend for not only N and W/Van but ALL available Metro Van neighbourhoods, as many requested. If any locations are not of interest, please ignore those areas.
