IS SUMMER THE TIME FOR EASY LIVING, AS THE SONG IMPLIES? I’m going to get personal for a moment and say that, as the temperature rises (the past week averaging in the mid-thirties) for my wife and I, that is! The good part, I guess, is knowing that our past three days have witnessed rain free weather (to whit -Thurs 36 C, Fri 38 C & today Sat 38 C). Great that we played our last golf game on the first of these days and luckily arranged a 7:30 a.m. tee-off time. So where is Waldo Alan? - Yes, in Osoyoos, naturally - lake swimming, golfing, wineing and dining and consuming lashings of cherries, apricots etc. A great time, but being back to my clients this Monday ‘WILL BE A RELIEF’!! Sunscreen and a Tilley Hat having both been essential holiday aids!! I’ll continue my “whither sales and prices” discussion for a moment. In the Condo market, both the North Shore and also the majority of Vancouver, supply is definitely no-where near satisfying demand. This, plus the steady increase in prices in this sector, continues to prove that the governmental Tax Action of mid 2016 has been totally ineffective in its (naive?) ‘affordability’ claims. It has however, had some limited success in discouraging non-Canadian nationals from using our residential housing stock as a personal investment market. This has sadly been an ‘excellent’ example of the phrase “too little to late” - or more correctly “long overdue”. I know I’m not alone, being disturbed by Metro Van figures showing a significant drop in housing starts. The term Supply/Demand imbalance sound familiar? Thus, alas, not truly, the ‘easy living’ of our headline. Now to the figures for for this year’s 1st 1/2, as we bypass the 2017 mid-point . North Van detached homes sold YTD are down 31% - 591vs 858 during last year, attached (t/hses) down 31% from 2016 and apartments down 17%. The detached median price based on sales is up 3% and inventory down 18% from
2016. Attached (t/hses) median price up 12% and apts down 18%. Inventory (thses) down 9% from 2016 and (apt) up 26% from 2016. In West Van, detached number of sales for 2017 is down by 53% from 2016. Median price of what has sold is down 1% from last year and inventory now up 5% from 2016. On the condo side, attached (t/hses) sold during 2017 are down 16% from 2016. Active listings at 13 as at month end are now marginally up from 12 in 2016. Apartments sales reflect a 9% decrease in June 2017 vs. 2016 - Med price for (apts) sold increased by 24% for this period. Inventory (apts) up 5%. To making the most of the weather, fireworks, relaxation of our Summer View ‘SnapStats’ (what prices/locations are selling and which not) that is sent to subscribers early in the month, to detect area disparity. I’m forwarding the past 12 month trend for not only N and W/Van but ALL available Metro Van locations, as many requested. Any sub areas not of interest, please ignore.
