IF THE MARKET IS SO STRONG, WHY WON’T MY HOME SELL? Now, I’m not the one who said the first part of this month’s headline, BUT I have heard this comment from more than one source since I issued my last missive. You may remember that I spoke at length last month about ‘softening demand’ and some evidence of shrinkage in the overall supply as well as a changing from one cycle to another. Yes, I hear you say, when does he NOT mention Supply/Demand and Cycles. OK I concede; these terms are my “stock in trade”. As a side-bar, I will add that, I have, over the past few months, heard the ‘market is strong’ phrase uttered by various Real Estate sales practitioners. The context is unfortunately more likely to the individual’s own particular experience and relates to one of their listings selling quickly, a buying client buying quickly or the property they’ve just sold being the subject of competing offers. A pet peeve of mine is the inevitability of the final sales price exceeding (or far exceeding) the chosen asking price. I tend to believe that the “feeding frenzy” created by an unnecessarily low asking price is unfair to the (likely overly optimistic) buyer who is sooo excited to see such a beautiful offering within their price range. Not only are numerous buyers disappointed (crushed??) but often numerous (optimistic?) Realtors are equally disappointed. It seems that we, as Realtors, have some obligation to enlighten our clients on the facts of market value. There I’ve said it! I don’t do this enough, but I’m taking a short space in this edition to say a big ‘thank you’ to my darling wife for my unbelievable gift early this month. No, it’s not a 3rd child (very funny Alan) just a trip for 2 to Montreal in La Belle Province to experience, among other things, a Memorial concert at the Bell Centre for Leonard Cohen - in my opinion “our Country’s greatest ‘Poet Laureate’. Yes it was my birthday last Monday - thank you, My Love!

Now to the YTD figures as we reach the halfway point of the final Qtr of 2017. North Van detached homes sold are down 21% (902 vs 1133 last year) on a YTD basis, attached (t/hses) down 16% from last year and apartments down 6%. The detached median price is up 5% and inventory now up 12% from 2016. Median prices (t/hses) up 44% and up 29% for (apts). Inventory (t/hses) up 50% from Oct 31st 2016 and (apt) up 105% from last year for the same date. In West Van, detached number of sales YTD for Oct 31st 2017 is down by 43% from last year at that time. Median price of what has sold is down 2% from last year and inventory now up 26% from Oct 31st 2016. On the condo side, attached (t/hses) sold by Oct 31st 2017 are down 9% from 2016. Active attached (Thse) listings at 13 are up from 5 on Oct 31st 2016. Apartment sales reflect a 10% decrease in 2017 vs. 2016 - median price for (apts) sold increased by 27% for this period. Inventory (apts) up 82% over Oct 31st 2016. Continue to view ‘SnapStats’ (what prices/locations are selling and which not) that is sent to subscribers early in the month, to detect area disparity. I’m forwarding the past 12 month trend for not only N and W/Van but ALL available Metro Van sub areas, as many wanted. Any locations not of interest, please ignore. “Did You Know?” A great challenge in Real Estate is getting a grasp on what the market is actually doing for your type of accommodation in your area. A lot of stats are put forward, but they are often just a broad representation of a larger picture.
