It is true that the past year and a half has evidenced an unprecedented period of the unusual in Metro Vancouver real estate performance. Let’s shift gears for a moment from the macrocosm we discussed above to a somewhat more unfortunate arena. That would be, the microcosm of the ‘wannabe’ condo apartment seeker. This is most dramatically evident in the limited supply of product in theVancouver downtown core. The competition for this minuscule supply (minuscule in comparison to the burgeoning demand for these condos) has understandably resulted in, close to a doubling of market value in the core over the past 2 to 3 years and this phenomenon is becoming evident on the Eastside, North Vancouver, the Island and the interior of BC. The competitors here are i) the retirees and pre-retirees, ii) our offspring - let’s say the 25-35 age group. Add to this an influx of iii) the recently arrived and arriving

in-migration of those seeking the employment offered by an expanding urban economy. These include both offshore and interprovincial migrants. Consider one more group iv) comprised of the investors both immigrant and local who have been buying almost all of the rentable stock of condo apartments, townhomes, duplexes, tri-/ four- plex’s and the ilk.
