WHY Y EARS DIFFER OR WHAT IS A CYCLE? In our May Update, we discussed the 2017 ‘flip flop’ performance in Metro Vancouver, price-wise. The former Provincial Govt proved succinctly that govt intervention can lead to the destabilizing of an otherwise predictable market. We spoke of the ‘hands off’ stance adopted over the preceding 10 years, and then the pre-election “knee jerk” - ‘rabbi out of the hat’ trick, a 15% foreign buyers’ tax. (basically the 2nd knee jerk a 15% foreign buyer’ tax with minimal warning)! The remaining foreign buyers then relocated en-masse from Metro Vancouver to Vancouver Island, the Interior of BC or other provinces (mainly Ontario and Quebec).

The competitors here are retirees and pre-retirees, our offspring- largely in the 25 to 35 age group. Add to this, an influx of recently arrived (and arriving) migrants of folk seeking the employment offered by our expanding urban economy. This includes both off-shore and Canada’s inter-provincial migrants. Consider too, the investors both immigrant and local who have been buying almost all of the rentable stock of Condos, townhomes, duplexes, Tri-/four-plex’s and the like. Prices continue to climb!
