Office buildings are designed to form an integral part of the urban fabric, while taking advantage of their prominent location. Each building is individually crafted to respond to its environment while projecting an image of quality and a sense of place. Many of these projects are elevated at the entrance level, allowing space to flow freely at a pedestrian level. The ground floors are treated as a public space and integrated into the adjacent open piazzas with coffee shops and outdoor areas in which the local office workers and nearby residents can socialise. The use of glass and high-quality natural materials, such as granite and marble, enhance the ambience of quality, permanence and the permeability of the spaces.

Le Tousserok Resort & Hotel: Pool Bar Resort architecture has its own set of unique challenges. It must evaluate and balance the Triple Client factor in which three equally important, but frequently conflicting, influences compete for the architect’s attention. First is the guest experience, which is the differentiating factor for any resort hotel. This needs to be so special that the guests cannot wait to return. Essentially the hotel architecture is putting shape and form to the guest experience. Second is the hotel operator facilitating the experience. A thorough knowledge of the inner workings of a hotel is necessary to design a facility in which service delivery is professional and seamless.

Third is the need for DSA Architects to be mindful of the developer, who requires a return on investment in an industry notoriously short on margin. The development team is often more focused on the economic and financial aspects of the project than the aesthetic or functional aspects. It is by respecting and understanding this important requirement that all three agendas can be fulfilled.
These two projects are examples of DSA Architects’ experience in mixed-use developments. These projects typically incorporate a mixture of high-rise office towers, hotels, apartments and retail at the podium level. The Oberoi Hotel and Office Towers is a prestigious development on a prominent corner site at the entrance to Business Bay in Dubai. The total development area of 64 000m² comprises a 27-storey hotel tower and a 33-storey commercial office tower with retail on the ground floor. The Horizon Residences and Office Towers is adjacent to an existing hotel on an extremely prominent site on the foreshore of Maputo in Mozambique. This mixed-use development is a total area of 74 000m², comprising a three storey podium level of parking and incorporates 3 500m² of retail, a 20 000m², 18-storey tower of serviced apartments and a 14-storey commercial office ower of 24 000m². Both of these projects are designed to International A Grade standards, incorporating green and sustainability principles.

Souk madinat Jumeirah Set across its own private beach, Madinat Jumeirah resort is an authentic recreation of ancient Arabia, capturing the natural beauty of the region.Madinat Jumeirah features two grand boutique hotels, Al Qasr and Mina A’Salam, 29 traditional summer houses in Dar Al Masyaf, seven Malakiya Villas, more than 40 restaurants and bars, conference and banqueting facilities including two grand ballrooms, a 1000-seat amphitheatre and the region’s only dedicated entertainment centre and multi-purpose venue, Madinat Arena. The facilities are interconnected by three kilometres of waterways and landscaped gardens. The resort also provides extensive leisure and health facilities, including Talise Spa and Talise Fitness, and Souk Madinat Jumeirah, a traditional retail and dining experience showcasing the best of Arabia. DSA Architects has specialised expertise in all areas of the hospitality and leisure industry. Its portfolio includes business hotels in an urban context, beach resorts, boutique hotels, spas and entertainment complexes. An insightful understanding of the hospitality industry, coupled with DSA’s policy of ‘putting the hotel guest first’ and ‘designing the building around the visitor’s experience’ ensures that the hotels it designs are successful, not only commercially and operationally, but aesthetically too. Refurbishments require sensitive intervention in an architectural context that is rich in building conservation and cultural heritage. This is in evidence when carrying out the restoration of historic properties such as the Hotel Ritz Madrid, circa 1910, and the Grand Hotel Europe in St Petersburg, circa 1875.

Mica Mall, on the beautiful Kish Island, is a high-quality retail mall that will also be a landmark for the island. As well as a world-class shopping destination, Mica Mall also offers an array of entertainment features that will draw both tourists and local customers to the development. These features include an aquarium, discovery centre, cinema, kids’ zone, ice rink, spa and gymnasium, ten-pin bowling, digital golf and state-of-the-art video arcade.The Mica Mall is also served by a dedicated cable car station. The mall site creates a dynamic connection between the main street, a park and the beach front. The mall features three atriums linked by two concourses n each floor. The main concourse is a curving contemporary space and secondary linear concourses offer a variety of shopping experiences withdifferent themes including Iranian and Venetian malls. The combination of concourses and atriums are designed to encourage natural light to permeate throughout the mall. The mall has an area of 80 000m² for retail, food and beverage and entertainment.
