NYSSA is a not-for-profit corporation formed in 1982. The purpose of the Association is to provide a powerful network of information and a wealth of experience to those who are in or wish to enter the self-storage industry. As a member, you benefit from the advice and experience of industry insiders and other selfstorage operators throughout New York State. The primary aim of NYSSA is to give each owner/operator a support system for dealing with lien law and auction questions, building code issues, property tax strategies, manager education and industry visibility. Our goal is to link the entire industry in New York State, to act as legislative watchdog and to be the VOICE of the self storage industry in the Empire State!


A Letter from Peter Ferraro I want to welcome everyone to The New York Self Storage Association Annual Fall Conference. This year has been an exciting year for us. As members of this great Association, we pride ourselves on the work we’ve done in assuring the best interest of each and every one of our members Over the course of 2016, we executed our mission statement by creating a support system for the industry at large. We are currently working to revise the Lien Law 182 with respect to electronic signatures. In addition, we are actively developing our educational programs in order to always have those persons in the self-storage industry always informed and up to date on self-storage issues. The NYSSA held a successful Grassroots Conference at the Belhurst earlier this year in Geneva, and we are very excited that you all have decided to join us for the Annual Fall Conference in Tarrytown. We hope you will consider attending our upcoming Financial Investment Forum in January at the Union League Club in Manhattan. The Association has also expanded our membership base by creating an “Affiliated Member” category. By expanding our membership to affiliate groups, we hope to create mutually beneficial relationships among all our members. Furthermore, we have established an affiliation with the national Self Storage Association this year. As you can see, we are continuously seeking out services that might be of interest to all of our members. The New York Self Storage Association is alive, well, and thriving in 2016, thanks to the dedication of the Board of Directors and the hard work of Gotham Government Relations. Lunch Guest Speaker Westchester County Executive Robert Astorino Rob Astorino was elected to office in 2009 and re-elected in 2013 with bipartisan support winning by a 13-point margin. During his first term in office, Astorino froze or cut the county tax levy four years in a row, reduced overall spending in the county by 4.4 percent, maintained the highest credit rating among counties in New York, attracted new businesses to the county, and helped create 30,000 new jobs. In addition, Astorino has worked hard to preserve essential services by maintaining a sizable social safety net, improving ParaTrainsit for the disabled, establishing public-private partnerships, and expanding environmental and recycling initiatives. Astorino continues to lead Westchester in the right direction by sticking to what he calls the 3 P's: protect taxpayers, preserve essential services and promote economic growth. Astorino was first elected to public office at age 21, serving as a member of the Mount Pleasant Board of Education. During his tenure, he also served as the board's vice president. He went on to serve for 12 years as a councilman on the Mount Pleasant Town Board, including six years as deputy supervisor. In 2003, he was elected to the Westchester County Board of Legislators. Before taking office as County Executive on Jan. 1, 2010, Astorino had a long career in the radio industry. He was the station manager and program director of The Catholic Channel on Sirius-XM Satellite Radio and hosted a weekly radio show from St. Patrick's Cathedral with the archbishop of New York. Astorino has also served on the Westchester Business Council's Government Action Committee, the Mount Pleasant Rotary, the North Castle Land Trust, and the Hudson Valley Greenway. He also served two terms as vice chairman of the Westchester County Board of Ethics. Astorino earned a Bachelor of Arts degree in Communications at Fordham University. The county executive is a lifelong resident of Westchester. He and his wife, Sheila, live in Hawthorne and are the parents of three young children: Sean, Kiley Rose, and Ashlin Grace.


Holly Fiorello is a Senate Member and Communication Chair for the Young Leader's Group, and recently founded her company Growth Guide Marketing. Specializing in Marketing, Technology, and Social Media, Holly has been serving the Self-Storage Industry, helping hundreds of operators optimize their presence online. Holly also serves on the SSA Marketing and Communication Committee and volunteers for the Southeastern Guide Dogs. When not traveling and presenting for the industry's associations, Holly enjoys outdoor adventures with her husband and four dogs. Christopher Baird, CEO of Automatit Inc., has been involved in website development and marketing since 1996. Automatit is a Google Certified Partner company that manages websites for over 1500 facilities. Christopher has been helping storage owners and operators build their internet marketing programs for over 10 years. His company Automatit Inc was listed as one of the fastest growing companies in America listed on the Inc. 5000 for 2015 & 2016. Jim Ferguson is the National Account Manager at SiteLink. Beginning his SiteLink career as the Director of Marketing in 2009, Jim spearheaded the first-ever SiteLink User Conference and has grown technology partner relationships to increase value for storage owners. Jim's vast self-storage knowledge continues to help develop the SiteLink Web Edition software and shape SiteLink operations. He has built lasting relationships with owners and managers of single and multi-store companies alike. Jim holds Bachelor degrees in Design and Textile Technology from North Carolina State University.


Chuck Gordon is co-founder and CEO of SpareFoot, the online marketplace for self-storage. Chuck holds a fine arts degree from the University of California, Los Angeles, where he founded SpareFoot in 2008. The company pioneered online comparison-shopping for self-storage customers, and the pay-per-rental model for storage facilities. SpareFoot continues to be on the cutting edge of online marketing and the future of storage.

In 2015, Tim Barnstable joined the PTI team as the Northeast and Midwest Senior Account Manger. In this role, he helps customers determine what products and services are best suited for their unique security needs. Tim has a BA in Business Management and Marketing from Western Carolina University, and he came to PTI with over 30 years of business development and management experience.

Tom Garden is the President and founder of Syrasoft Management Software, which was founded in 1991. Tom has also developed and operated two self storage facilities in the Syracuse, New York area in 1994 and 1997 which were sold in 2002 and presently co-owns and operates Catskill Self Storage in Leeds, NY. He has been published in Inside Self Storage, The Mini Storage Messenger, and various state self storage association journals. He presently serves on the board of directors for the Self Storage Associations of both New York and New Jersey. He has traveled and worked in over 20 countries.


Jeffrey Greenberger, Esq. is a Partner at the law firm Katz, Greenberger & Norton LLP in Cincinnati, Ohio where he focuses on Commercial Real Estate, with a concentration on representing owners and operators of self-storage facilities, either through legal representation or consulting, to design and implement legal procedures, policies, and other operational issues in most states. His clients range from a 20-unit vehicle storage facility to some of the largest national self-storage companies. Since the late 1990's, his professional expertise developed in tandem with the rise of the self-storage industry across the United States. Jeffrey is a featured speaker at many national self-storage trade shows, state association trade shows, education conferences, and online learning initiatives. Jeffrey is a member of the Editorial Advisory Board for Inside SelfStorage Magazine and he writes for many industry related trade journals and newsletters. Jeffrey also blogs on his website www.selfstoragelegal.com to keep the owners and managers advised of the rapid changes in the industry, particularly relevant cases and statute changes.

Marc Kunkin, Esq. regularly appears before Federal courts, State courts and administrative agencies to protect the interests of self-storage operators in a wide range of issues ranging from Lien Law violations, General Business Law violations, breach of contract claims, consumer fraud claims as well as attempts seeking certification to proceed . as a class action. He also counsels clients on risk management to avoid and/or minimize future disputes or litigation.In addition, Marc’s practice includes drafting Occupancy Agreements and protection plans, working with clients to ensure compliance with Lien Law requirements, as well as applicable rules and regulations, advising clients on the scope of their insurance coverage and drafting a variety of other agreements for use by operators to meet their specific needs.


Joseph Miller, Esq., whose Firm serves as General Counsel to NYSSA, is a founding member of Miller & Lee LLP, located in Westchester, New York. He is generally recognized as one of the leading legal authorities on New York self storage law. He has extensive experience representing self storage companies, ranging from drafting contracts to advising on tenant matters to defending civil lawsuits and administrative proceedings. Mr. Miller represents operators ranging from single facility owners to the largest self storage company in the United States. Joe is a frequent lecturer for NYSSA conventions and is on the forefront of litigating the legal issues that shape the self storage industry in New York.

A GOTHAM UPDATE

It is with great pleasure and pride that I serve as Executive Director of the New York Self-Storage Association and as partner at Gotham Government Relations. I want to thank each one of you for the continuing support of the Association and for joining us for this two-day conference. Congratulations to the Board of Directors on another successful Annual Fall Conference. We are grateful to have been part of the journey this year and for years to come. As a management team, my staff and I have committed ourselves to growing not only the New York Self Storage Association, but also the self storage industry as a whole. . As this year comes to an end, we can look forward to the start of the 2017 NYS Legislative Session, where our legislative experience with all the state laws and bills will allow us to update you periodically, along with enlisting some of you as ambassadors of the industry to show your support of bills. We have dedicated ourselves to educating, supporting, and advocating for our members. I have enjoyed working with all of you already, and I know that we have fantastic things ahead of us that will benefit us all.
