SELLERS' GUIDE

Selling your home: the process

Appraisal

You have decided to sell and move on to your next adventure. An appraisal time is organised, we will visit your home and inspect the property. Expect to be asked lots of questions about your home.

Presentation

We will prepare an appraisal document for you by researching similar properties that have sold recently, to support our appraisal range. We will organise a second meeting to present our findings to you, along with suggestions of marketing, fees and target market for the property. Remember, these are always open to discussion; we will work for you and create a tailor-made campaign that best suits you and your home. Allow around an hour for this meeting.

Paperwork

We will complete the listing paperwork. Please have your solicitor details ready as well as all the chattels/ details of the property. If this is completed with as much detail as possible, we will be prepared for any questions that buyers ask. We will also require copies of your ID and address verification, to comply with the AML Act 2008. We will provide you with information on what documents we require. We will create a marketing calendar for the campaign. We will also ask for a spare key, to have access to your property during the campaign.

Photography / Videography

Once listed, we will start preparing you and your home to come to the market. First, photography and videography. We will also write the advertising script. Before going live, these will be sent to you for approval.

Preparing buyer documents

A Property Information Memorandum with details and photos of the home is prepared; title, rates, council photos of boundary, rental appraisal and more. This is a great source of information to have ready to give to buyers. Sometimes, a Land Information Memorandum is also required; we will discuss ordering a LIM from the council. Our administration team will create a Sale & Purchase Agreement that will be sent to your lawyer for approval.

Before launch day

Open home times are finalised. Throughout the campaign, there is likely to be private viewings on top of the open homes. We will be in regular contact with you to organise these, whilst making it as smooth and stress-free as possible for you.

Team viewing

On a Tuesday or Wednesday morning, we will invite the team through your property, so they know the property well before sending it to their database.

Launch day

It's launch day! You will be sent a link to your property live on the websites.

Weekly vendor reports

We will contact all open home attendees to understand their interest, feedback and price feedback. We will report this back to you in a vendor report weekly. This can be emailed to you, or if you prefer we can meet to discuss it. The report will also include online enquiry numbers, upcoming advertising, and all the feedback/interest from buyers.

End of campaign

We will be working more closely with the buyers to get them to put their best foot forward, as well as facilitating any due diligence such as builder's reports or final viewings.

Unconditional / Conditional

Once an offer has been accepted, the offer will be sent to both the purchaser and vendor's solicitors. If there are conditions that need to be satisfied, the contract is 'conditional'. Once all conditions have been met, the property will be 'unconditional' (sold). Once the agreement becomes unconditional, your lawyer and the purchaser's lawyer prepare documents for the property to transfer from your ownership to the buyer's. Your lawyer will be in touch with you. We will organise a SOLD sign to be put up and notify social media it has sold.

Deposit

We will collect a deposit from the purchaser that will be held in a 'non-interest' Sotheby's trust account for 10 working days. Communication will now slow down, however, you may call at any time. You will hear from us over the coming few weeks to talk about keys and pre-settlement inspection.

Pre-settlement inspection

The buyer will be instructed to conduct a pre-settlement inspection, which we organise with you just prior to settlement. Please make sure the home is thoroughly cleaned before settlement. We will also require all keys for the property including any garage door keys and remotes.

Settled / Sold

On the day of settlement, we will get a notification from the lawyer to inform us that it has been settled and the keys can be released to the new owners. Congratulations, you have officially sold your home!
