on and Kris were fed up with their brokendown, dysfunctional en suite bathroom. Just getting ready for work every morning was a big challenge. The bathroom was actually divided into three separate spaces — each with its own door — and the result was a choppy layout that had them tripping over each other in the race to get ready and get out of there. This en suite bath was so poorly laid out, and had so many other issues — bad lighting, no ventilation, tiny shower stall,

By the time it was done, we had a clean slate and were ready to get down to business. TAKE AN VACATION

IN YOUR OWN BACKYARD f you have not visited the Home, Garden & Remodeling Show at Blaisdell Exhibition Hall this weekend, then today is your final chance to come down and see what’s new for your house and patio. The outdoor living space is a valued part of the Hawaii home. The lanai is an extension of most families’ living rooms and should be decorated and furnished with this in mind. It’s a waste to spend thousands of dollars on your own little piece of paradise and not equip it with beautiful and durable furniture. Most folks love the classic look and feel of solid-wood outdoor furniture. There are many things to consider when choosing the right deck furniture. Island Style Furnishings of Kaneohe has been exhibiting its unique brand of solid Merbau wood, all-weather furniture at the Blaisdell center this weekend. Island Style

Furnishings has partnered with a company named Australis Leisure, headquartered in Brisbane, Australia, to produce an outdoor furniture line specifically designed for Hawaii’s environment. Australis Leisure has been producing Merbau-wood furniture, which is designed to survive the harshest conditions imaginable across Australia and the world, for more than 30 years. Island Style Furnishings has been tailoring this high quality furniture to meet the very specific and demanding conditions found here in Hawaii. Merbau wood (also known as Kwila) is regarded as one of the most durable and stable timbers in the world. It grows in Northern Australia and across Southeast Asia. It is well known as the wood of choice for building docks, decks and flooring. Merbau is the perfect wood for outdoor furniture. It is twice as

hard as teak, which makes it resistant to abrasion, pitting or roughening. It is significantly stronger and harder than teak, oak, eucalyptus and meranti, which are other woods commonly used for outdoor furniture. Many different kinds of wood will split if they are moved from a wet environment

SPLURGE VS. SAVE: Which home improvement projects are worth the expense? here’s no place like home. It’s this sense of pride that drives so many of us to embark on home improvement projects each year, some of which can be extensive and expensive. Before investing in any project, there are several things you should ask yourself to help you evaluate how you’ll live in the space. Think about how long you intend to live in the home, what the space will be used for now and in the future, how the size and dynamic of your family might change and what rooms you use the most. It’s also important to get a handle on your budget from the get-go. After considering some of these things, educate yourself on the actual remodeling process. As you’ll quickly discover, there are countless online resources with ideas and tools to help plan out each

T

step of the remodel. Merillat, known for its innovative and functional cabinetry and storage, offers some resources to help you visualize and plan a new kitchen or bath space at www.merillat .com. For most of us, budget constraints give us pause as

22 YEARS

IN

we consider where to splurge and where to save. Here are a few things to think about as you determine which projects to begin and which you might consider delaying or scaling back on. What can you do yourself? There are some projects you can handle on your own, assuming you do the proper research and preparation. For example, painting is a relatively easy do-it-yourself project that can dramatically change a space. While many homeowners dread the tedious process and prep that go into it, the decision to do it yourself could save you thousands of dollars. What can wait? Think of your home as ever-changing and always improving. For the average person who doesn’t have an unlimited budget, it means having to bench some projects for a while. Sarah Reep, director of designer rela-

tions and education for Merillat, encourages homeowners to come up with a project priority list, starting with “must-haves” and ending with “nice-tohaves.” For example, projects like landscaping typically fall into the “nice-tohave” category and could be delayed or completed in phases. Where should you invest? Consider how you’ll live in the space. Kitchens and bathrooms are investment-worthy because they always serve the same purpose and are two of the most lived-in spaces of the home. Cabinetry, countertops and appliances designed to support the ways you’ll use these spaces are a solid investment both for resell value and everyday enjoyment. For example, choose a countertop material such as DeNova’s Natural Quartz surfacing that stands up to heat, resists

chips and cracks better than other materials and is mold-, mildew- and stainresistant — all characteristics important in these areas of the home. In addition, invest in cabinetry “extras” like Merillat’s storage and organizational solutions to make life in the

kitchen easier and adaptable as your needs change. No matter what the project, professional designers are a great resource. Consider engaging one early on in the process. For more home remodeling ideas and tips, visit www.merillat.com.

Whether you want to install it yourself, or have a roofer do it, you will want to attend this one-day sale and seminar. Next, Guy Tanioka of One Roof Energy will demonstrate the new Apollo Solar PV shingles by CertainTeed, which look beautiful in even the most exclusive neighborhoods. Some folks in Hawaii have resisted

conventional PhotoVoltaic panels because they don’t want to detract from their home’s curb appeal. Now you don’t have to compromise. The Apollo PV shingles don’t use a conventional racking system — they integrate effortlessly into your roof with a sleek, low-profile look. This allows them to offer a 110-mph wind warranty. Apollo generates power from high-efficiency polycrystalline solar cells mounted in arrays that produce 12 watts per square foot — more than double the output of some other technologies. That means significantly smaller arrays are needed to generate the same amount of power, even in

seemed sophisticated and inviting. “We get a lot of compliments,” said Susan Rosario, manager of the new restaurant. “It’s a modern, elegant design. Especially the bathrooms! Ken did a really good job.” Rosario was referring to Ken Lau, architect at Pro Build Hawaii Construction and a designer of the new Asahi Grill. A partner in the 5-year-old design/build firm, Lau says he planned the restaurant’s look with a commitment to elegance and perfection. “The washroom was only supposed to be white with a single washstand, not marble and granite,” said Lau. “As a contractor, I always think about how to make things nicer for clients.” Lau started out building luxury apartments in his native Hong Kong back in the 1990s, and then in China, Japan and Singapore. “Apartments there can be three or four times more expensive than in Hawaii, so there’s great demand for high-quality

contractors.” He would eventually bring his construction and renovation expertise to Hawaii. Pro Build, Lau’s fullservice Honolulu firm, has found its niche in world-class construction, additions and renovation, offering services such as architecture and design, permitting, construction management, electrical and plumbing services and interior design. With a team of 10 that includes architects, construction managers and skilled carpenters, the company specializes in exotic materials like marble, porcelain and stone tile; oak, bamboo hardwood, and engineered laminate flooring; and granite and marble countertops. The company’s current projects include a 4,000square-foot glass and metal Aina Haina oceanfront home designed for a Japanese client. It’s modern and sparse, with bedrooms on the ground floor and kitchen, living and dining area on the second floor, connected by a huge exterior spiral staircase. The firm specializes in elegant international style, according to Joseph Jovenal, a project manager and architectural designer with Pro Build. “We listen to our clients, in terms of the style, color, materials and finish work they prefer, and we try to mix American/local style with that.” Jovenal and Lau have done many projects under

their own banners and as part of Pro Build’s team. Their portfolio includes the Canton Seafood Restaurant on Keeaumoku, Hana Sushi in Hawaii Kai, Dr. William

and especially with clients, who receive a steady flow of notes and photos of the ongoing construction “from the foundation up,” according to Jovenal. “We want to build trust from start to finish,” he said. “When the house is done and we hand over the key, we want them to sleep well — and we want to sleep well, too.”

counter controls, perch over two elegant glass vessel sinks. Above each sink I placed large mirrors, each framed by two lovely sconces that pick up the mosaic motif of the mother-of-pearl tiles. These tiles run along part of the backsplash, and continue down in a wide strip across the floor, extending up the outer wall of the shower. To continue the outdoorsy theme, we installed a new toilet embossed with a floral pattern. But the piece de resistance is the gorgeous soaker tub, which I

framed with a rustic barnboard wall and custom Caesarstone decking. Overhead, a whimsical antler-themed chandelier speaks to the homeowners’ love of the great outdoors, as does the artwork we chose to hang beside the tub. The Caesarstone decking extends into a spacious shower surrounded by all-glass seamless walls. Inside the enclosure, I incorporated a wonderful stone bench and a luxurious rain showerhead. Let’s just say that showering in Jon and Kris’ new bathroom is a spalike experience about as far from the everyday as

you can get! To access this restful and relaxing retreat, Jon and Kris only need to slide open their customdesigned barn-board door, and as soon as they step through they’ll be transported into their own personal space, where natural materials and modern finishes combine to create a perfect balance of function and elegance. All the various finishes are key to making this bathroom work. The barn board is especially important because it introduces a lot of warmth, which counterbalances the coolness of glass and chrome used throughout this

space, while naturalthemed accessories help to pull it all together. We sent Jon and Kris’ choppy, poorly laid-out en suite back to the 1980s, and replaced it with a luxurious new space. Instead of rushing through their morning routines in an effort to get out of the bathroom, their new problem could well be getting to work on time. With such a warm and inviting spalike experience right in their own home, they may find it difficult to leave. Interior decorator Candice Olson is host of HGTV’s “Candice Tells All.

GRAIN slander Cabinetry is an exclusive brand of kitchen and bath cabinetry, designed and imported by Honsador Lumber for island living. Islander Cabinetry is available from island inventories and comes in different door styles, stain finishes and three hardwood species. The line is 6 years old and has

I

met with incredible success because of its quality and availability from robust inventories. The entry-level cabinet is the Oak Hardwood species in a distinctive raised-panel door style with a medium stain finish. The mid-level cabinet features a raisedpanel Birch hardwood species and natural fin-

ish. Additional choices are available in the slightly higher priced Shaker style in both natural and Cherry finishes. On the higher end of the spectrum sits the Kamalani product, which is made from genuine Walnut species and a modest raised-panel door style. All Islander Cabinetry

is constructed using 5/8inch-thick Hardwood plywood. There is no particle board in the Islander product line. Cabinets feature a strong face frame design in Mortise and Tenon construction. The quality features continue to the adjustable and concealed chrome hinges that open beyond 90 degrees for easy access to cabinet interiors. Drawer slides are heavy duty and come in either standard or softclose function. Dovetail is standard. Shelving is constructed from sturdy 3/4-inch hardwood plywood with finished edging. Cabinets are completely assembled — ready for easy installation. Quality was a major concern, and the only

way you can guarantee seamless quality is to have careful inspection of all the parts that go into each cabinet. That’s how “Quality Touch” was born. Every part is looked at and accepted. The last and most important part of our “Quality Touch” program is for every cabinet to be fumigated, to rid all parts of insects such as termites and beetles. Insects could cause serious, unnoticed damage months after installation, when it’s too late and the damage has been done to the cabinets and perhaps further into the home. Islander Cabinetry was created to close the gap between domestic and marginal imported cabinets. Many imported brands have left out cer-

Imported brands tend to have thinner cabinet sides, thin shelves that can sag under use, poorly constructed drawer boxes and lightweight drawer slides. There are no short cuts and weak materials used at Islander Cabinetry. Islander is truly a high-value affordable cabinet. Please compare the quality of all aspects of your cabinetry. s the sluggish economy trudges along, families continue to come together and support one another. As the aloha spirit extends, so does the size of households as relatives move in, thus minimizing available space within a home. For those faced with this dilemma, or homeowners simply looking to efficiently utilize space, Frank Duarte is ready to help. As the owner of D’s Plumbing and Ohana Home Additions and Remodeling, the general contractor has been honing his craft as an integral cog in the family business since before Hawaii was declared a state. Duarte and his knowledgeable staff, including his son Aaron, will work with customers to improve their homes while also accommodating various budgetary constraints. “You will be in the hands of someone who has been in the business for over 31 years,” says Duarte. “We will take a project from the very beginning until it’s completed, and no job is too small. We take pride in our work.” Duarte adds that customers must be wary of fly-by-night operations that promise a service, but fail to deliver. The 73-year-old recounts stories of

We tell it like we see it, and always accommodate the interests and needs of our clients.” Duarte is an expert at replacing aged materials with modern alternatives, including swapping out old, dark wood to enhance lighting and replacing galvanized piping with copper. Other techniques, including modernizing bathrooms by expanding shower areas to accommodate the disabled, or adding housings in a kitchen to free up more space by getting a microwave off the counter, are just a few in D’s arsenal. “It’s all about the details,” Duarte says. “In today’s times, you have to meet the customers’ budget, and present some-

thing to them where they won’t have to struggle down the road.” At a recent job, Duarte was asked to expand a shower and make it accessible so that the customer could wheel her father in and out without additional strain. Duarte suggested taking some space from an overhead pipe chase wall, and also expanding into a neighboring closet. By utilizing the space provided from the two areas, the customer was

ON PV-SYSTEM 41 1 TAX CREDITS

ENERGYPRO HAWAII CONTACT: 596-2890 • Energyprohawaii.com al tax credits have proven to be great incentives for those residents, and could possibly benefit you next. But how can they help you and how does it all work?

ith the tax season wrapping up, many Hawaii residents have realized the benefits of purchasing a PV system this past year. The state and feder-

W

Understanding the tax credits can be challenging, and it is best to seek a CPA or tax professional for expert advice. The following is information that will help

you understand tax credits: First of all, tax credits are not tax deductions. Unlike deductions, which take money off your taxable income and vary in

value depending on what your income is, a credit reduces your tax bill by a set dollar amount. The federal tax credit is very straightforward and simple to understand. The tax credits are for 30 percent of the cost of the system, with no cap based on how much you paid initially or how large your system is. Simply put, if you spent $10,000 on your PV system, you will be eligible for a tax credit of $3,000. Unused tax credits also can be rolled over into the following year if not exhausted, but presently they are only eligible until 2016. The state tax credit is a little more complex, as there are limits on what you can claim. The state grants a 35-percent tax credit off the cost of your system, with a maximum of $5,000 per circuit. This is where it gets a little tricky. You might ask yourself, what defines a circuit? PV panel manufacturers set limits as to

how many panels can be strung together, and this will determine how many circuits you have. An experienced PV company will have no problem helping you determine how many circuits you have, and can provide you with the proper documentation to back it up. These tax credits are huge incentives for those who utilize them, but they will not be around forever. Currently, there is a bill in the state legislature seeking to lower the tax credits in future years and cap the amount of circuits. This will have an effect on future PV buyers because the tax credits will not be as beneficial. Call EnergyPro Hawaii today at 596-2890 to get a free estimate and learn more about the state and federal tax credits. You also can visit them online at Energyprohawaii.com or on Facebook at Facebook.com/Energypr ohawaii.

HELPING HAWAII SWITCH TO SOLAR By Sarah Pacheco n 1988, Poncho’s Solar Service was established as a licensed solar contractor on Oahu by Poncho Safranca, who boasts more than 30 years’ experience in the solar industry. Twenty years later in 2008, Safranca began a business partnership with Kaimi Chung of Walter’s Electric Inc., a full-service, licensed electrical contracting company based in Hilo that specializes in residential and commercial electrical services. Today, the two locally owned and operated companies help customers make the switch to solar and save up to 50 percent on their electric bill each month, thanks to Poncho’s Solar and Walter’s Electric’s large assortment of

“We perform a full home solar evaluation,” Chung adds. “It takes time to do things right from the beginning.” Homeowners will see instant savings as soon as their Enphase Microinverter system is switched on, and they can check up on their system any time through their computer or iPhone/smart phone (depending on if they have Internet service at home). This technology also allows Poncho’s Solar and Walter’s Electric to monitor each home’s panels online and detect a problem early on. “We monitor all of our systems,” Safranca says. “We have the ability and capability to stay on the same page as our customers with service issues and are able to trou-

available information about individual panel health. “If one panel goes bad, it all stops, and that can be a two- or threeday service to correct,” he says. Enphase pioneered a new way of managing solar power with its microinverter system, which replaces the large central inverters with small microelectronics attached to each solar panel. Known as microinverters, these devices allow each panel to operate independently, making the entire solar system smarter and more efficient. However, “some homes may not be eligible for PV installation without updating or repairing the existing electrical service to meet the latest code requirements,” Safranca notes.

ELITEDESIGN GROUP LCC ADDRESS: 570 A DILLINGHAM BLVD. CONTACT: 847-3888

FIRST By Sarah Pacheco ust as its name suggests, Elite Design Group LLC is on its way to being in the top ranks of Hawaii’s competitive construction industry. The design and construction firm was founded in late 2010, and though the company is rela-

J

tively new, Elite Design Group and its project managers boast a dozen years’ experience on the local build scene, having served with several other companies and businesses on Oahu. Having worked for others most of their careers, the team at Elite Design Group made the decision two-and-a-half years

ago to step out on their own, feeling they could benefit their customers better in this way. Elite Design Group centers its work on both commercial and residential projects; however, what sets the company apart from others is its one-on-one relationship with clients, which allows Elite Design Group and

its team of 30 employees to arrive at the best final outcome for everyone involved. The Elite Design Group team sets out to build a relationship with its clientele in order to educate them and give them the knowledge they need to work within a budget that is right for them. The company does this by walking clients step-by-step through the entire construction phase. This way, if a conflict in design or price point arises, the team will be able to find a solution without sacrificing the clients’ vision.

“At Elite Design Group, we want our customers to come away feeling happy and satisfied with the final outcome of their project,” states owner Ray Adams. “We hope to do this by offering all customers top-notch personalized service and the best quality for their budget.” For more information or to set up an appointment, call Elite Design Group at 847-3888 or visit its Honolulu showroom located at 570 A Dillingham Blvd. between 8:30 a.m. and 6 p.m. Monday-Friday and 9 a.m. and 5 p.m. Saturday. In 2010, just four short years after opening, the thriving pottery outlet expanded to its 70,000-square-foot Kapolei location, offering a shopping experience with wholesale prices and an endless inventory.

You may go for a specific item, but you’ll surely find many garden accents to inspire you.

The garden center’s bulk-purchasing system allows it to pass on major savings — and the enormous weekly shipments ensure a constant influx of new and different products. As a company standard, the pricing at Tropical Garden Accents is always 35 percent off retail. There also is always an expansive clearance area with discounts well above 50 percent. The yard is truly inspirational, and the layout makes it easy to explore the latest additions. There also is a shady tropical showroom with ideas and displays, seating to take a quick break and two friendly, docile dogs to greet you by wagging their tails. GOING OUT OF BUSINESS SALE!

Closing April 15th

For six years, David has successfully worked to become the largest importer of ceramics in the state. His blood, sweat and tears have gone into every inch of Tropical Garden Accents, and that dedication shows in the quality of service and products at the outlet. Many clients know David by name and continue to visit and see the progress of his business, which has overcome the trials of a tough economy and several relocations. This year, David has decided it will be his last. Tropical Garden Accents will close its doors for good June 1. David has plans to sell the remainder of his inventory at rock bottom prices for the next two months and vacate the Kapolei outlet for good. They are overwhelmingly grateful for the support they’ve received over the years and hope that everyone will visit the Kapolei outlet one last time before they go. As for David’s retirement plans, he’ll sail off into the sunset — literally. He plans to chart new territory in life and on the open water while sailing and seeking the next big idea.

HOMEOWNERS’ EMPHASIS ON ENERGY EFFICIENCY GROWING ven in a volatile economy, homeowners are making home upkeep a priority. While the number of projects annually had been on the decline in recent years, a study from BuildFax, a resource for building, remodeling and repair information, found remodeling activity was up in 2011. Additional data shows homeowners are opting to invest in projects that benefit their wallets, and the environment.

E

Know the facts For one in four consumers, knowing and understanding what makes up general household products is important. As options continue to increase, this attention to research is key to finding efficient products that offer maximum value.

Energy-efficient essentials

Recycling 101

According to the 2010 Home Improvement Research Institute Trends Program Report, reducing household energy usage and bills through energy-efficient improvements is the No. 1 reason homeowners make improvements. “Now is the right time to make efficiency improvements around the home because homeowners will see an immediate impact on their monthly utility bills, and will reap even greater benefits in the long term,” says Frank O’Brien-Bernini, chief sustainability officer at Owens Corning.

Many building materials and appliances are actually recyclable, which is a better solution for the environment, and may be less costly than you think. “There are more recyclable materials on and in a home than you might first assume. Millions of tons of shingles torn off from roofs end up in our country’s landfills each year. Fortunately, the technology now exists for all those shingles to be recycled instead,” says O’Brien-Bernini. For more tips, visit www.OwensCorning.com.

BACKPAGECOVERSTORY

‘SHAKE’ THINGS UP WITH A STRONGER, MORE EFFICIENT ROOF

luminum Shake Roofing Inc. does not replace roofs just to “maintain” current value, but rather does permanent roof replacements to improve and add value to homes. Over the last two decades, residential construction on the Ewa Plain has been dominated by mainland designers and developers who have elected to “close up” the homes they build and then air-condition the interior spaces. What a waste! Open-air homes, not closed-up boxes, are what most Hawaii residents want. You want to relax when you come home and move freely inside and outside. You want to enjoy your beautiful yard and the “best weather on the planet,” and be able to go in and out of the house without having to open and close doors. If you have some friends and their keiki over, you don’t want the house all closed up. You want it open and well-ventilated, with the pleasant aroma of flowers and fresh Hawaii air. The problem is that almost all of the homes described above have hot, temporary asphalt-shingle roofs. Most of the heat that enters the home is actually coming from the roof, so why not install a permanent, maintenance-free roof that will cool your house enough to eliminate the need (and expense) for air conditioning in most cases? With a strong, beautiful Country Manor Shake (CMS) roof, as provided by Aluminum Shake Roofing Inc., you can do this. The durable and lightweight CMS aluminum roof system, the coolest and longest-lasting roof you can

• You want a roof that has a striking appearance, that gives you pride when you come home and one that will keep looking that way for years to come.

• You want a fire-safe roof that will protect your home from hurricane-force winds and airborne sparks, while holding up under the extremes of Hawaii’s marine environment. • You want a permanent roof that will increase your home’s value today and give your home the curb appeal to attract prospective buyers in the future, if you decide to sell.

• You want a roof that is installed properly. Aluminum Shake Roofing Inc. specializes in the installation of CMS roofs and is a clear leader in the field.
