ust five months after opening its doors, the Asahi Grill at the corner of Keeaumoku and Rycroft in Honolulu was bustling and busy at lunchtime on a recent Thursday. With marble flooring, cherry paneling and darkwood beams suspended from a vaulted ceiling, hung with light fixtures crafted of green glass and metal, the restaurant

seemed sophisticated and inviting. “We get a lot of compliments,” said Susan Rosario, manager of the new restaurant. “It’s a modern, elegant design. Especially the bathrooms! Ken did a really good job.” Rosario was referring to Ken Lau, architect at Pro Build Hawaii Construction and a designer of the new Asahi Grill. A partner in the 5-year-old design/build firm, Lau says he planned the restaurant’s look with a commitment to elegance and perfection. “The washroom was only supposed to be white with a single washstand, not marble and granite,” said Lau. “As a contractor, I always think about how to make things nicer for clients.” Lau started out building luxury apartments in his native Hong Kong back in the 1990s, and then in China, Japan and Singapore. “Apartments there can be three or four times more expensive than in Hawaii, so there’s great demand for high-quality
contractors.” He would eventually bring his construction and renovation expertise to Hawaii. Pro Build, Lau’s fullservice Honolulu firm, has found its niche in world-class construction, additions and renovation, offering services such as architecture and design, permitting, construction management, electrical and plumbing services and interior design. With a team of 10 that includes architects, construction managers and skilled carpenters, the company specializes in exotic materials like marble, porcelain and stone tile; oak, bamboo hardwood, and engineered laminate flooring; and granite and marble countertops. The company’s current projects include a 4,000square-foot glass and metal Aina Haina oceanfront home designed for a Japanese client. It’s modern and sparse, with bedrooms on the ground floor and kitchen, living and dining area on the second floor, connected by a huge exterior spiral staircase. The firm specializes in elegant international style, according to Joseph Jovenal, a project manager and architectural designer with Pro Build. “We listen to our clients, in terms of the style, color, materials and finish work they prefer, and we try to mix American/local style with that.” Jovenal and Lau have done many projects under
their own banners and as part of Pro Build’s team. Their portfolio includes the Canton Seafood Restaurant on Keeaumoku, Hana Sushi in Hawaii Kai, Dr. William
and especially with clients, who receive a steady flow of notes and photos of the ongoing construction “from the foundation up,” according to Jovenal. “We want to build trust from start to finish,” he said. “When the house is done and we hand over the key, we want them to sleep well — and we want to sleep well, too.”

counter controls, perch over two elegant glass vessel sinks. Above each sink I placed large mirrors, each framed by two lovely sconces that pick up the mosaic motif of the mother-of-pearl tiles. These tiles run along part of the backsplash, and continue down in a wide strip across the floor, extending up the outer wall of the shower. To continue the outdoorsy theme, we installed a new toilet embossed with a floral pattern. But the piece de resistance is the gorgeous soaker tub, which I
framed with a rustic barnboard wall and custom Caesarstone decking. Overhead, a whimsical antler-themed chandelier speaks to the homeowners’ love of the great outdoors, as does the artwork we chose to hang beside the tub. The Caesarstone decking extends into a spacious shower surrounded by all-glass seamless walls. Inside the enclosure, I incorporated a wonderful stone bench and a luxurious rain showerhead. Let’s just say that showering in Jon and Kris’ new bathroom is a spalike experience about as far from the everyday as
you can get! To access this restful and relaxing retreat, Jon and Kris only need to slide open their customdesigned barn-board door, and as soon as they step through they’ll be transported into their own personal space, where natural materials and modern finishes combine to create a perfect balance of function and elegance. All the various finishes are key to making this bathroom work. The barn board is especially important because it introduces a lot of warmth, which counterbalances the coolness of glass and chrome used throughout this
space, while naturalthemed accessories help to pull it all together. We sent Jon and Kris’ choppy, poorly laid-out en suite back to the 1980s, and replaced it with a luxurious new space. Instead of rushing through their morning routines in an effort to get out of the bathroom, their new problem could well be getting to work on time. With such a warm and inviting spalike experience right in their own home, they may find it difficult to leave. Interior decorator Candice Olson is host of HGTV’s “Candice Tells All.�

s the sluggish economy trudges along, families continue to come together and support one another. As the aloha spirit extends, so does the size of households as relatives move in, thus minimizing available space within a home. For those faced with this dilemma, or homeowners simply looking to efficiently utilize space, Frank Duarte is ready to help. As the owner of D’s Plumbing and Ohana Home Additions and Remodeling, the general contractor has been honing his craft as an integral cog in the family business since before Hawaii was declared a state. Duarte and his knowledgeable staff, including his son Aaron, will work with customers to improve their homes while also accommodating various budgetary constraints. “You will be in the hands of someone who has been in the business for over 31 years,” says Duarte. “We will take a project from the very beginning until it’s completed, and no job is too small. We take pride in our work.” Duarte adds that customers must be wary of fly-by-night operations that promise a service, but fail to deliver. The 73-year-old recounts stories of

We tell it like we see it, and always accommodate the interests and needs of our clients.” Duarte is an expert at replacing aged materials with modern alternatives, including swapping out old, dark wood to enhance lighting and replacing galvanized piping with copper. Other techniques, including modernizing bathrooms by expanding shower areas to accommodate the disabled, or adding housings in a kitchen to free up more space by getting a microwave off the counter, are just a few in D’s arsenal. “It’s all about the details,” Duarte says. “In today’s times, you have to meet the customers’ budget, and present some-
thing to them where they won’t have to struggle down the road.” At a recent job, Duarte was asked to expand a shower and make it accessible so that the customer could wheel her father in and out without additional strain. Duarte suggested taking some space from an overhead pipe chase wall, and also expanding into a neighboring closet. By utilizing the space provided from the two areas, the customer was

Understanding the tax credits can be challenging, and it is best to seek a CPA or tax professional for expert advice. The following is information that will help
you understand tax credits: First of all, tax credits are not tax deductions. Unlike deductions, which take money off your taxable income and vary in
value depending on what your income is, a credit reduces your tax bill by a set dollar amount. The federal tax credit is very straightforward and simple to understand. The tax credits are for 30 percent of the cost of the system, with no cap based on how much you paid initially or how large your system is. Simply put, if you spent $10,000 on your PV system, you will be eligible for a tax credit of $3,000. Unused tax credits also can be rolled over into the following year if not exhausted, but presently they are only eligible until 2016. The state tax credit is a little more complex, as there are limits on what you can claim. The state grants a 35-percent tax credit off the cost of your system, with a maximum of $5,000 per circuit. This is where it gets a little tricky. You might ask yourself, what defines a circuit? PV panel manufacturers set limits as to
how many panels can be strung together, and this will determine how many circuits you have. An experienced PV company will have no problem helping you determine how many circuits you have, and can provide you with the proper documentation to back it up. These tax credits are huge incentives for those who utilize them, but they will not be around forever. Currently, there is a bill in the state legislature seeking to lower the tax credits in future years and cap the amount of circuits. This will have an effect on future PV buyers because the tax credits will not be as beneficial. HELPING HAWAII SWITCH TO SOLAR By Sarah Pacheco n 1988, Poncho’s Solar Service was established as a licensed solar contractor on Oahu by Poncho Safranca, who boasts more than 30 years’ experience in the solar industry. Twenty years later in 2008, Safranca began a business partnership with Kaimi Chung of Walter’s Electric Inc., a full-service, licensed electrical contracting company based in Hilo that specializes in residential and commercial electrical services. Today, the two locally owned and operated companies help customers make the switch to solar and save up to 50 percent on their electric bill each month, thanks to Poncho’s Solar and Walter’s Electric’s large assortment of

“We perform a full home solar evaluation,” Chung adds. “It takes time to do things right from the beginning.” Homeowners will see instant savings as soon as their Enphase Microinverter system is switched on, and they can check up on their system any time through their computer or iPhone/smart phone (depending on if they have Internet service at home). Enphase pioneered a new way of managing solar power with its microinverter system, which replaces the large central inverters with small microelectronics attached to each solar panel. Known as microinverters, these devices allow each panel to operate independently, making the entire solar system smarter and more efficient. However, “some homes may not be eligible for PV installation without updating or repairing the existing electrical service to meet the latest code requirements,” Safranca notes.
