Ready to ‘party hearty’ at home, in style ather than going out to party, Doris and Jamie love to host the festivities at their place. But the couple’s combination sitting room/dining room wasn’t conducive to partying. The space had absolutely no storage, so getting ready for guests involved hauling up a folding table and wine fridge from the basement. After everyone went home, everything had to be dragged downstairs again, and Doris even tucked away platters and bowls on the seats of dining-room chairs. With their first child on the way, Doris and Jamie were anxious to get this renovation done sooner rather than later. They were hoping for a bright, welcoming party room that would accommodate intimate dinners for two as easily as groups of 22. In fact, the room’s first official engagement was already booked: Doris’ baby shower. With the clock ticking, it was time to get moving on this trendy transformation. To add practical seating while also creating a spectacular focal point, I designed a spacious 30inch-deep banquette with a dramatic, tufted custom backrest. A new pedestal

ith Father’s Day a week away, Frank Duarte is especially mindful of the role his father played in shaping his career.
And, with his son Aaron now by his side, Duarte is perpetuating the family business as he teaches the ins and outs of assisting families with their building and remodeling needs. “Working in my dad’s plumbing business wasn’t easy,” said Frank, who started learning the plumbing trade in 1961 and was certified as a master plumber in 1968. “He was a hard worker who only went to the eighth grade because, being the oldest boy, he needed to work to help support the family. I owe everything to my dad. Now it’s my turn to train my son, Aaron, who I’m very
happy to say has taken a huge step in becoming the third generation of plumbers in the Duarte family.” As the owner of D’s Plumbing and Ohana Home Additions and Remodeling, Frank has honed his craft as an integral cog in the family business. After learning the ropes with his father at the helm, Duarte — the oldest of three boys in his family — started D’s Plumbing more than 31 years ago, and is still going strong today as a general contractor. Meanwhile, Aaron is continuing to learn from his father, something he’s done ever since tagging along with Dad as a kid. “Ever since I was young, I worked with him. I kind of grew up with it,” says Aaron, a member of the D’s Plumbing team for the past 11 years. “Of course, he wants me to take
over the business one day. I take pride in what we do. We’re a small business, and he expects a lot of me, so we do everything we can to please him and the customers.” Customer satisfaction is the top priority at D’s Plumbing. The 73-year-old Frank recounts stories of contractors who fail to deliver, whether it be botching a job because of lack of

D’s worked with the customer and decided on a design that involved converting part of an adjacent closet into space that could then be used to extend the shower. Stability bars and an easily accessible entryway to the shower also were incorporated — and all this was done within the allotted budget. Aaron added that customers also have requested bathroom upgrades that improve functionality without breaking the bank. Baby boomers dominate new housing trends BY KAREN NAKAMURA he largest American generation is either retired or quickly nearing retirement age. Baby boomers, the generation born between 1946 and 1964 and who count more than 76 million, may be getting older, but they are definitely not ready to head to the retirement home! The boomer generation is more active than generations past, has a more sophisticated style and wants options in their homes. Whether they are selling the homes where they raised their children or staying put and redesigning, boomers are making an impact on new housing trends. Here are some housing trends that boomers enjoy:

• Home offices. Some boomers are working past the age of 65. As they transition from a traditional nine-to-five job, however, they want home offices for flexibility. A second career or part-time employment often eliminates the hassle of commuting, keeps them active and brings in supplementary income.
• Tech/media centers. The tech-savvy boomer generation wants top-of-the-line amenities for their homes, such as a media room with surround sound and central control systems, which manage all media sources in one location. The house may include a wireless home network (Wi-Fi), remote-control lighting and security features. • Wider doors and hallways. Designing a home that is livable now, but can transition to be functional as the occupant ages is important in ensuring that the home will be a good long-term investment. Wider doors and hallways are useful for moving larger furniture today, and will also be wheelchair-accessible tomorrow. • Better lighting/bigger windows. The need for more lighting usually increases as we grow older. To accommodate this, builders are adding more windows and making them larger to let in more natural light. They also are adding more light fixtures in areas including under cabinets and in stairwells.
• First-floor bedrooms and bathrooms. More than 40 percent of new homes have master suites downstairs, a 15-percent increase from more than a decade ago. Boomers not wishing to go up and down stairs with bad knees and aching backs have helped fuel this trend. The bedrooms also are bigger, with larger walk-in closets and bathrooms that have a separate tub, shower and dual sinks. • Easy to maintain exteriors/landscaping. Yard work and other landscaping chores may no longer be enjoyable to aging homeowners. People who move to a new home when they retire may opt for a maintenance-free community. Those that choose to stay in their homes might make improvements to exterior surfaces such as installing stucco, brick or low-maintenance siding. Lawns are being replaced with living patios, decorative landscaping or flower beds, which can be a hobby for gardening enthusiasts. • Flex space. Flex spaces, which have become more prevalent in both new homes and remodeling, are rooms that take on the purpose of the present homeowner’s needs, but can adjust with changes as they occur. What was once a guest bedroom can be redecorated to serve as a hobby room or library. Keep an eye on trends Traditional? Transitional? Contemporary? The National Kitchen & Bath Association (NKBA) recently surveyed more than 350 designers to identify the top trends and styles they tend to incorporate into their kitchen and bath designs. According to this survey, transitional style, a combination of traditional and contemporary, is now the most popular style in both kitchens and bathrooms. This marks the first time (since the NKBA began tracking annual design trends) that “traditional” is no longer the most common type of design. The survey also showed that contemporary is the next most common style — with shaker, arts and crafts and cottage also following as frequently used styles. Richer, warmer and darker wood species and finishes are dominating in popularity. “Hickory cabinets are catching on, as the dramatic grain variation is ideal for creating a rustic look,” said Sarah Reep, director of designer relations and education for QualityCabinets. “Despite the growing trends, maple and cherry are still homeowner favorites for cabinetry.”
Determine your style While it’s good to be aware of the trends, keep in mind that you are the one who will have to live with this kitchen. Incorporate design elements that you and your family will enjoy for years to come. If you don’t plan to stay long, consider resale value and how kitchen design might help or hurt it. Determining your personal style is the most crucial step before the kitchen remodeling process can begin (after budgeting, of course). Take pictures of other kitchens that you like and tear out pages from magazines. Scan home and design blogs to get ideas. Apartment Therapy recently revealed the best home design blogs with its award (as nominated and voted by readers), The Homies 2012. These blogs are a good place to start. Several websites offer great resources and inspiration galleries for homeowners trying to plan their kitchens. QualityCabinets has an Idea Gallery that showcases a wide range of options, from more formal and traditional to sleek and contemporary. Pinterest is another great place to collect home and design ideas and save them to later share with your designer.

REMODELING TO ENSURE COOL COMFORT DURING THE HOT SUMMER MONTHS ith the summer season starting and the kids home from school, thoughts turn to outdoor garden parties, barbecues with family and friends, and often that remodeling project put off until getting rained out becomes less likely. • Major house remodels and additions generally involve installation of new windows and doors. However, even with minor ren-
ovations, it makes sense to include replacement of old windows in the plans. Dual pane, Low E glass windows provide a barrier against outdoor heat and keep cool air in, reducing the need for air conditioning. They also provide protection against ultraviolet rays that fade interior furnishings. • For homes that need air conditioning in addition to natural ventilation to keep them comfortable, ductless split systems are an increasingly popular choice since they save energy by localizing temperature control in lieu of cooling the entire house. Placement of the units should be planned before starting new construction or remodeling.
• Is it time to add a screened lanai to enhance your enjoyment of the balmy summer weather? Homeworks has added this feature to many homes, usually taking advantage of unused yard space. After clearing the area of vegetation and rocks, and compacting and leveling the ground with a heavy roller, a concrete slab is poured. In the simplest, least expensive form of construction,
4-by-4 inch columns are used to support the roof, which can be waterproofed and sealed with a coating, such as GacoRoof. A low wood panel wall can be added to incorporate electrical outlets. Screening should be cross braced at approximately three feet from the floor, then extended upward. A screen door can provide access to an outdoor barbecue area created by extending the con-
crete slab and roof overhang. A high pedestal fan will both cool the area and blow barbecue smoke away from the house. This addition provides new space for indoor/outdoor living at minimal cost.

ADVICE FOR TREATING DRYWOOD TERMITES WITH ORANGE OIL
ith summer approaching, the termites are swarming like crazy. Remember that both drywood and subterranean termites swarm. Since this will be the last in a series of articles about orange oil treatments for drywood termites, Akamai would like to thank the hundreds of customers who have chosen the safer and less intrusive method to rid their homes and businesses of drywood termites. Why haven’t I heard of this method before now?

This method has been used in California for more than 20 years, where tens of thousands of structures have been treated. Fumigation in California is a three-day process, so many people are concerned about the environment as well as their family’s safety. Orange oil has been available in Hawaii for about 15
years, but no company has developed the process. This is because fumigation was always the method of choice, and change is never easy.

To add a more masculine feel to a bachelor pad or study, use paint to create the appearance of leather on walls — apply a mix of glaze and brown paint to walls using a scrunched-up plastic bag to give the right texture. Once it is dry, use a roller to add a layer of brown glaze over it. A technique called combing is also great for

Stylish stencils Make an ordinary space extraordinary with sten-
cils. Nowadays, stencils are available in almost any shape and size. Buy them precut at your local craft store or online at etsy.com, or create your own for a design that is completely unique. Add floral designs for a feminine look, or go classic with preppy polka dots. Stencil a chandelier shape for instant sophistication or paint a meaningful quote to add a personal touch to your space. Geometric patterns, damasks and paisleys also add spice to boring walls. Some retailers even offer wall size stencils, helping you to cover a large area with ease.
