This is one floor that will survive for you, and termites haven’t figured out how to eat it yet, so we’re calling it the perfect floor. The design applications are endless.” Karndean is available as a floating loose lay vinyl, meaning there’s no “click system” or glue. The installer simply lays it down — the perfect do-it-yourself option that’s as easy as cutting the product with a sharp utility knife. “Karndean provides the look of wood but without all the headaches,” added Okamoto. “From a landlord or property management perspective, you’ll love this product because you’re not replacing it every three years like you do with carpet. It’s a one-time installation … and you’re going to feel the higher rental value because it just looks sharp. Everyone loves the wood and laminate look, but now you really can’t damage it. Commercially, it’s good for high-traffic areas, it’s easy to clean. There’s over 3 million square feet of this product installed in Walmart stores across the nation. here are so many things to consider and do before, during and after a renovation. Having a contractor control the flow of the project will help make sure the project goes according to plan and finishes within the time promised. CV Construction LLC is just that type of company. A recent project involved a homeowner and serviceman who, just before he was deployed, inquired about our services. When I went to complete the free estimate, he had already been deployed, so his wife walked me through their renovation request. I then drafted an estimate on site and sat down with the homeowner’s wife and explained the estimate from beginning to end. After a few email exchanges between myself and the deployed husband, the couple

Your home is likely your largest investment, and even simple remodels can cost hundreds or thousands of dollars, so you want to make sure you find a contractor you can trust. The best place to start is the Directory of Professional Remodelers at www.nahb.org/remodelerdirectory, or visit www.biahawaii.org. A professional remodeler will uphold the highest professional and ethical standards in the industry. These sources can also help you find a remodeler who specializes in a specific type of remodeling such as a Certified Aging-in-Place Specialist (CAPS) to help modify your home to better suit you as you age, or a Certified Green Remodeler (CGM) to make your home more energy-efficient and environmentally friendly. Ask for referrals from friends, family, neighbors, coworkers and others who have had remodeling work done. Or, consult building materials suppliers, architects, engineers, home inspectors, lenders and insurance professionals. There are also websites where consumers leave comments about their experiences with local businesses such as www.yelp.com, www.angieslist.com and www.kudzu.com. Be careful about these sources of information, though,

because you have no way of knowing who left the comment or if they were honest. Do research to verify that potential remodelers are appropriately licensed and have a good business track record. Look them up with state office of consumer protection, the Better Business Bureau as well as with DCCA vocational licensing agency. Verify that the remodeler has the appropriate contractor licenses for the work and see if they have received any complaints. If so, were those complaints resolved satisfactorily? When meeting with remodelers, be sure to ask: • How long have they been in business in your community? Can they provide references from customers and suppliers they work with? • Do they carry insurance that protects you from claims arising from property damage or job site injuries? Ask for a copy of the insurance certificates. • What is their working knowledge of the many types and ages of homes in the area, and what sort of issues could arise? • Do they arrange for the building permit? The person who obtains the permit is the contractor on record and therefore liable for the work.
• Do they provide a written estimate before the work begins, and a detailed contract that spells out the work that will and will not be performed, protects both of you, provides a fair payment schedule contract and complies with local, state and federal laws?

Change affects our school-age children in multiple ways, so keeping the flow of energetic support constant and stable at home is important. Recently, I received the following question from a concerned parent: “My three children are going back to school next week — one to a new grade, the other to a new school and my daughter to her first college dorm room. Do you have any advice on what I can do to make the transition easier for them?” I sure do. To help younger children feel grounded at home as they enter the new school year, follow these guidelines:

1. Put the desk in an empowering position.
This means the desk should face the door. If that option is unavailable, place a mirror on the desk so your child can see any activity behind him or her.

The Fast Track to a Swift Sale By being bold rather than boring and creating one amazing room, you can make potential home buyers fall in love with your abode
ast week, I gave you three tips on how to get that home sold — and fast. This week, I’m winding down this topic with my two favorite and most important pieces of advice. But first, let’s recap what was covered last week:

Tip No. 1: Do a drive-by of your house. Make sure your home has the curbside appeal it needs to get people to take a closer look.
Tip No. 2: Set your home apart. If your home or condo is identical to your neighbors’, look for affordable, easy solutions that can make it unique and appealing. Tip No. 3: Less is always more. Edit, edit, edit! Showcase the space, not the clutter — and that includes unnecessary pieces of furniture. Now for my last two tips:
Tip No. 4: Go bold but basic. We’re talking color! When it comes to paint or accessories, the rule for making a space appealing to potential home buyers is to stay neutral. No matter how much you love pinks and purples and tangerines, the potential homebuyer may not. But what you don’t want is blah and boring. So go neutral, but make it pop. Make it interesting and sophisticated by having some bold strokes of color. How? An accent wall that could be chocolate or sage green. These colors can make a statement but are still considered “safe” for potential home buyers. Then sprinkle in some metallics like gold and silver — they’re neutral too, but also great splash accents that tie in with all of your neutrals. Tip No. 5: Create one unforgettable room. When home buyers are shopping for a home, on any given day they may see six or more homes. What’s going to make them remember yours? Pick the room that has the most potential to be amazing, 14 • AUGUST 19, 2012

and make it AHMAAAZING! If it’s an outdoor barbecue space, can you add a TV and create an outdoor entertainment area? If you have a small room with no windows, can you turn it into a game room with a card table, or create the feeling of a home theater with an affordable popcorn machine in the corner and a comfy, cushy sofa? Take what you already have and kick it up a notch so the potential home buyer thinks, “OMG! I LOVE THIS!” This has worked with many homes I’ve redesigned, decorated or staged for sale. Of all the homes a potential home buyer might see, what’s going to set yours apart is when the husband cannot get out of his mind the unforgettable outdoor barbecue area. Or the wife will say, “I just fell in love with that powder room!” For many people, a major kitchen or bath remodel is out
of the budget. That’s why this tip is so important. The space you transform could simply be a small corner, an unused room or part of an outdoor area. Look closely at that space and think of ways to make it unique and memorable. This photo is a perfect example. When I designed this home in Hawaii Loa Ridge, there was a covered outdoor space that was really too small to be anything, but too large to be nothing. It had a big drain in the middle of the floor. The former homeowners used it as storage, so there were ladders, paint cans and other things strewn about. It also had incredible views, which meant incredible potential. By simply adding a tranquil faux finish to the wall, affordable interlocking decking material that hid the drain, a flea market chandelier, some teak benches and drapes to frame the view, this very small space became an outdoor meditation room and oasis that people still talked about after leaving the home. No matter what your price point, try this tip.You can’t do this with every room, but you can focus on one room and make it amazing. Then, no matter how many homes potential buyers look at, they’ll want to come back to yours. iang Feng Cao got his start in the construction industry while working as a carpenter in China. He eventually opened his own business and workshop there before deciding to move to Hawaii in 2000. Those wonderful tradewinds that keep us cool also wreak havoc on glass. If you’ve tried everything (or so you thought) to get rid of the streaks and water spots that obstruct your views, you need to heed the advice of Harald von Sydow, director of Nano Tek-On. “Even harsh abrasives don’t seem to remove streaks and spotting on windows and sliding glass doors,” said von Sydow. “We tried everything, too, until we discovered that by using nano-technology, we could remove the stains and block most new ones from forming.
