hether constructing a residence from scratch or creating an addition to an existing structure, homeowners desire the “wow” factor that comes from seeing their dwelling exceed expectations. For those clients that have trusted their homes to S Tanaka Construction, the “wow” factor stems from the exceptional professionalism provided by the experienced building firm through every step of the process. schedules for its clients. Customers can plan consultations during evening hours and on weekends — schedules are created to accommodate the needs of clients. When planning an addition to a current structure, Tanaka reminds customers that the cost per square foot can actually outweigh that of a new building because of the additional costs involved with retrofitting or tapping into existing infrastructure and linking it to a brand-new project area. S Tanaka Construction provides free estimates that aren’t necessarily based on a per-squarefoot basis, as different amenities and other desires will create inaccuracies within the quote. For example, when a homeowner chooses to add options such as air conditioning systems or upgrade bathroom fixtures, lighting fixtures (e.g $10,000 chandelier), cabinetry, countertops, flooring etc., the cost of the project will increase while the square footage of the building remains the same — thus, what other companies would have offered as an estimate based on cost per square foot would then be skewed. As another example, a 2,000-square-foot home that costs $300,000 would come out to $150 per square foot. Now, lets add pho-

tovoltaics, which would cost $30,000, and increase the contract price to $330,000, which would equal $165 per square foot. “We don’t charge by the square foot. Some companies do, but we don’t because there are too many variables. hile concrete is often hidden as an unfinished base layer, the sturdy multi-functional material can actually create problems when its surfaces are exposed. When concrete is used in lanais, walkways, basements and garages, its rough finish can create hazards, as well as hassles for home or business owners that need to clean the surface, which easily snags and collects dirt and grime. Conversely, if concrete is finished too finely, it can become dangerously slippery when wet — especially in Hawaii’s moist climate. While I’m sure you don’t live in a fun house, if the male and female elements are unbalanced energetically, the home’s unseen energy can still contribute to your feelings of imbalance, anxiety and stress.

The Yin Yang principle According to Eastern ideology, to create balance, male and female aspects must be present in all areas of life in equal amounts. This shows up as equal parts of black and white in the Yin Yang symbol, representing the fundamental principle of balance between male and female. Yin and yang also represent the universal principle of opposites (i.e., straight and curved, light and dark, square and round, hard and soft, male and female). These universal opposites are interdependent, so one should not dominate the other. Instead, balance is key. In any environment, the principle of gender balance is important to consider. For the space to “feel” good, male and female elements should be present to create and experience balance. Gender balance and imbalance affects us

Gender balance in your environment promotes relaxation and calmness. If the environment has predominantly male elements, the space will feel “like a box” — limiting, hard and overactive. Yet, if the envi-

ronment has predominantly female elements, the space will feel “like a marshmallow” — without structure, substance or strength. Lethargy is a common side effect of a feminine-dominant home. Interestingly, men living in a home that has predominantly feminine elements can feel smothered and trapped. On the other hand, women living in a home that has predominantly masculine elements tend to feel unsupported and alone.To determine if your environment reflects one principle more than another, look around your space to see what predominates, based on the following examples. If you find one dominant element, bring your home to a greater sense of gender balance by adding something from the complementary, opposite grouping. Examples of male elements in your home: • Straight lines • Straight paths • Boxy-shaped sofas • Hard floors • Square or rectangular tables

• Empty corners • Florescent and bright lighting • Symmetrical shapes • “Cool” colors • Vertical or horizontal blinds • Furniture placed in alignment with the wall • Textures that include smooth and shiny • Lack of personal or sentimental items Female elements in your home: • Curvy lines • Rounded paths • Enveloping soft sofas • Carpeted floors • Round or oval tables for cooperation and conversation • Filled corners • Incandescent or warm lighting • Asymmetrical-shaped furniture and artwork • “Warm” colors • Curtains and drapery • Angled furniture • Textures that include soft and silky • Sentimental items

Handy solutions for common interior paint problems N ow is the perfect time to look around your home and take stock of areas in need of repair or an inexpensive spruce up with the holiday season on the

horizon. “A simple change of paint color can rejuvenate a tired kitchen, warm a family or living room or help to create a restful bedroom. But, before opening that first can of paint, correct surface issues and make sure your walls are clean and sound. Good surface preparation coupled with topquality paint, brushes and rollers will help to insure a longlasting and beautiful finish,” Debbie Zimmer, color and decorating expert with the Rohm and Haas Paint Quality Institute explained. Here are some common interior surface paint problems:

1. Foaming or cratering. This occurs during the formation of bubbles and results in small, round concave depressions when those bubbles break during paint application and drying. Possible causes include shaking a partially filled can of paint, using low-quality paint or very old latex paint, applying paint too quickly or excessive rolling and brushing, using a low-quality roller cover or wrong nap length, or applying a gloss or semigloss paint over a porous surface. All paints will foam to some extent during application, however, higher-quality paints are formulated so bubbles break while the paint is still wet, allowing for good flow and

appearance. Apply gloss and semigloss paints with a shortnap roller and apply a sealer or primer to porous surfaces before painting. 2. Mildew. The black, gray or brown areas of fungus growth can occur on paint or caulk surfaces. Mildew forms most often

on areas that tend to be damp with little or no sunlight. Ideal areas include bathrooms, kitchens and laundry rooms. Possible causes include using low-quality paint with minimal or no additives to prevent growth, painting over a sur-

face where the mildew has not been removed or applying paint in “too thin” of a coat. First, test for mildew by applying a few drops of household bleach to the discolored area, then rinse; if it disappears, it is probably mildew. Remove all mildew from the surface by scrubbing with a diluted bleach solution (one part bleach, three parts water). Be sure to wear proper safety protection, including rubber gloves and eye protection. Rinse thoroughly, prime bare surfaces and paint. To protect against mildew, use a top-quality latex paint and clean when necessary with bleach/detergent solution. Consider installing an exhaust fan in high-moisture areas.

3. Brush and roller marks from poor paint flow and leveling. Failure of the paint to dry to a smooth film results in unsightly marks or patterns after the paint dries.

hen real estate broker Kay Mukaigawa of Primary Properties called me, her first words were, “Cathy, I need your help in designing my office — and I don’t want any white walls.” That was music to my ears! Kay was opening a large satellite office in the Stadium Mall complex to augment her main office in downtown Honolulu. She faced three major challenges:

• One, the space where her agents would have their desks was a virtual white box — a 20-by-30-foot area with high ceilings, massive walls and no personality;

• Three, she needed a redesign of the cluttered reception area to give an immediate first impression of a warm, comfortable and inviting setting.

• Two, she needed window treatments and signage that would allow her to promote her listings to passersby outside, while still looking good from the inside;

My job was to take all this into account in creating a space that would reflect the Primary Properties brand in a way that would inspire employees and reinforce clients’ positive perceptions of the business.

In this column, I’m going to address Kay’s first two challenges. >> Before First off, the room. Kay had already bought brand-new desks for her agents, but we were still left with the big white box. As a business owner, I knew that I wanted to help Kay further her brand. Why not make this new office a reflection of that brand? Branding is not just Apple’s forte. We can take a cue from Steve Jobs and create a workspace and environment to reflect the mission of our company. I wanted to incorporate Kay’s existing colors and style in a progressive, confidence-inspiring way. Primary Properties’ logo uses purple, green and bamboo. Love those colors! I selected a very warm, pale green to paint on the interior walls, with two accent walls in a rich, dark plum. To bring in her brand, I first had bamboo painted on the wall, and then adhered large die-cut letters spelling out the company’s motto. This reinforced a positive message to agents and clients alike while personalizing the space. On the right wall, I asked local artist Al Ness to paint a three-part oil on canvas that brought in richness and deeper tones. He created a beautiful abstract mountainscape with the purple haze of sunset. Now, for the second challenge — Kay’s windows, which were a bit complicated. The space had previously been another real estate office, and there was a makeshift

stand of wood and carpet where listings were posted for people to see as they walked by outside. Unfortunately, this did not give quite the right impression, and its backside had to be hidden by mini-blinds on the interior. My remedy? A stylish yet functional “window treatment” that did double-duty. I designed a two-sided corkboard with dark chocolate cork framed in a stained ebony bamboo. Passersby saw listings on a chic, contemporary backdrop, while the reception area got a window treatment and art board. Mission accomplished! If you’re sprucing up your office, be mindful of outside-the-box solutions. Next week, I’ll share the piece de resistance: a new reception space that greets clients as they walk in — as well as two fundamental principles in decorating any home or office.

Pour the fresh paint through a paint strainer or old pair of pantyhose and into a bucket. • Start without cutting in around ceilings, trim and corners. This will help you avoid marks from rollers. Do it one wall at a time so the paint is still damp when it’s blended with the rolled paint. • Leave painter's tape on too long. If paint dries while the tape is still on, you could end up peeling paint off. Some experts say to skip the tape by using an angled brush and steady hand.

These molding pieces provide a smoothed edge to each step and hide the flooring seams. So you’ll buy a new floor for a good price, and you’ll pay out the ying yang for moldings.
