hile visiting a friend’s place recently, I realized that every time I tried to shut one of the doors, it wouldn’t cooperate. In fact, the only way to get it to close all the way was to slam it shut. The occasion made me wonder: If this were my home, what would I do to fix this troublesome door? Older homes have a tendency to settle, and this sometimes results in doors not shutting properly. Approximately 64 percent of Hawaii’s homes are at least 30 years old, according to the Building Industry Association of Hawaii (BIAHawaii), so chances are many of these homes contain similar problems. The good news? They’re entirely fixable. The experts at Town and Country Builders say one of the most common reasons has to do with settling floors. When this happens, the ground swells and actually pushes up on the door. If you’re experiencing a similar problem, you’ll need a plane tool to fix the problem. Run the tool across the bottom-portion of the door; this will literally shave off the wood. To avoid splintering, move the plane along the grain, then shave off small amounts at a time while testing door movement in between. Another cause could be gaps in the hinges. Look at the door and pay special attention to where it meets the hinges. Which areas have gaps and which don’t? For areas where there are no gaps, the hinges may be too tight. Loosen them.The opposite goes for areas with larger gaps. Tighten the hinges here to lessen the gaps. For doors that won’t stay shut, the problem could lie in the strike plate,

This will tell you if the plate is off. If it’s only slightly off, use a metal file to enlarge the hole. You can also try unscrewing the strike plate entirely and reattaching it at the desired location. Living in an older home doesn’t mean you have to accept troublesome doors. Fixes are easier than you might think, but do require effort. And don’t be afraid to consult a professional if you need extra help.

Builder offers tips to extend life of home W hen a home is well maintained, it can last a lifetime and beyond. It can become an appreciating asset contributing to the financial stability of the owner and future generations. Homeworks CEO Jim Byxbee, past president of the Building Industry Association, can attest to the efficacy of good maintenance — he grew up in a 150-year-old home in Connecticut. During his 20 years as a general contractor in Hawaii, he has seen the results of neglect in homes the company has remodeled or rebuilt. “I personally handle demolition for the company,” Byxbee said, “and I’m always amazed to see the extent to which even newer homes in Hawaii can be undermined when not properly maintained. “The No. 1 offender is termites ... people need to be alert to signs of infestation and take advantage of periodic complimentary inspections,” Byxbee said. “It’s also important to inspect for water infiltration ... be sure gutters and drains work properly. Water seeping through tile in floors, counters and walls causes mold buildup that can be difficult and costly to eliminate. “If a house starts to sag or shift, find the cause and correct it as soon as possible. Improving the safety of your home doesn’t have to be an expensive or time-consuming proposition. Here are four simple DIY projects that can help make your house safer :
1. De-clutter, inside and out Most home improvement projects are either about creating space or improving the usability of existing spaces. Decluttering inside your home can open up rooms and offer more flexibility in how you use and decorate the space. Decluttering the documents you store in your home can help improve its security. Getting rid of sensitive documents you no longer need can reduce your overall exposure to identity theft. Be sure to shred all documents before discarding them. On the outside of your home, de-clutter around access points. Shrubs, trees and debris that obscure your windows and doors not only look bad, they can provide cover for burglars who might try to enter your home.
2. QUESTION OF THE WEEK: I have all types of statues and figurines in my home. I have heard that statues can bring both bad luck and good luck, depending on what they are and where they are placed. Is this true? Can you offer some guidance?
get questions about this at almost every personal consultation, because most people have statues and figurines and want to make sure they are placed to their advantage. Today I’ll share the concepts behind statue placement to give you a basic understanding of how to read the symbolism of your items so that you can confidently and intuitively place them.
I
Intuition? I thought there are specific rules? Certain ancient feng shui traditions have specific placement rules. We, of course, live in a different time and culture and own a variety of figurines, so the rules may not always apply. Adopt an approach to placement that will encompass all possibilities. In most cases, that means applying common sense and using your inner knowing as to what feels right in your own environment.
All statues and figurines have an “energy” All statues and figurines symbolize the likeness of something and have an associated “energy.” You can use this energy to your advantage by understanding what it means to you, and you need not use traditional Chinese items to have “good feng shui.” Any items you have and love will provide energetic support.
It’s about symbolism The power of symbols and their associations have been used for centuries in feng shui. The energy provided by them stimulates you visually and subconsciously, and the more you like your figurines, the more effective they become for you. After a

decade of studying and applying feng shui, I have distilled some information about this topic that I hope you find useful. Look at each statue or figurine you are questioning: • If you don’t like it, even mildly, or if it reminds you of an unpleasant past or brings up any emotional discomfort when you look at it, do not try to talk yourself into keeping it. Let it go without regard to who gave it to you or how long you have had it. • Next, ask yourself what its “energy” means to you. Is it a protector — an angel or a personal animal totem such as a bear, wolf, owl or tiger? Does it represent wisdom — a deity, an Einstein figure or an owl? Do you see it as a calming or compassionate influence like Mother Teresa or Goddess Quan Yin? Do you admire its traits? • If the figurine has no symbolism but you want to keep it for its visual appeal, place it where you will see it often and don’t worry about the details of placement. Once you’re clear on what the figurine or statue represents, you’ll be able to follow some simple guidelines. Regarding Buddha, Jesus, saints, goddesses and other deities: • Avoid placing them in the bathroom, which symbolizes draining energy.
• Avoid placing them in the bedroom, especially in a place of sexual intimacy, unless they are stored in a cabinet that can be closed. • Place them higher than eye level, and avoid putting anything above them, for instance, a shelf. Never place them on the floor because such placement shows dishonor and disrespect. • Placing them to face an entrance is excellent. Public areas like the living room are also considered positive.

inets with a coat of paint or new varnish. Swapping out old, dated hardware for newer more modern styles is also a simple, lowcost way to give cabinets a facelift. Laminate countertops that are scuffed, cracked or scratched may need a new sheet of laminate, but new technologies make replacing this type of countertop easier than ever. If you have granite that has lost its luster due to staining, look into specialized cleaners that can restore its beauty. You can even find products that will lift oil stains from granite. The walls are another major design element that’s easy to give a new look. A fresh coat of paint will brighten the room, even if you’re just repainting the same color. You can find excellent interior wall paints for as little as $25 a gallon at your local home improvement store, and unless you have an enormous kitchen, a gallon or two is usually enough to do the job. While you’re painting, don’t forget to do the ceiling
and wood trim — you’ll be amazed at how much brighter your kitchen will look with fresh paint throughout. Adding something new to the kitchen — some element that didn’t exist before — can also enhance the cosmetic changes. Installing a backsplash is a simple way to introduce a new design element without spending a bundle. ’ve always told workshop students and clients that a very easy jumping-off point for a room is an area rug or a piece of art. These are pieces that generally have a number of colors and a definite sense of style that can set the tone for a space. So look at an area rug or a piece of art that you love, and start from there. If your art collection is non-existent or your rug is worn and blah, go shopping. Area rugs come in many shapes, sizes and materials. Before you head out the door, though, know what size you need. A rug to go under a dining room table will need at least six to eight inches between the rug and the wall so your rug won’t look like carpeting. Make sure the rug is large enough so that when the dining chairs are pushed back, they don’t fall off of it. Also, what color of flooring is underneath? If you have a cream-colored tile, there’s really no point in putting a solid cream or beige rug on top, unless you’re going for a monochromatic texturized space. Look for dominant colors in the rug that will pop off the floor and the dining set while complementing their colors. Now let’s head into the living room. Many homeowners in Hawaii with island-style furnishings are trying for a more modern look. An easy way to do this without redoing everything and breaking the bank is to find a contemporary rug. It makes sense to pair a solid-color, neutral sofa with a multi-colored area rug. If there’s a little bit of beige or tan or gold in the sofa, make sure your area rug’s dominant color is not the same, or it won’t work. But repeating one of the sofa’s secondary colors in the rug will really make it pop. The starting point for this Diamond Head living room (see photos) was this four-colored area rug. hint of island inspiration, I thought this rug, with its essence of wave, would work. The colors ran from cream and tan to chocolate brown, which made it very easy to tie in coordinating furniture. Notice the chocolate in the sofa? And in the accent wall color? The cream in the rug ties in with the upholstered chairs, the flooring and the lamp shade. (The room still needed a pop of color. Enter the table’s red bromeliads, which work well with the splash of red in the artwork.) The area rug was the starting point, foundation and inspiration for the space. It made
all the subsequent choices that much easier. First, it was the jumping off-point for style. The modern rug set the style for most of the pieces that followed: the modern mirror, the modern bench and many of the accents. Second, the colors of the rug tied together the color scheme for the furniture and accessory selections. All I had to do was repeat some of the colors throughout the room using different textures, and it seamlessly came together. Whether you have an area rug you can already tie into, or you’re looking for an area rug for inspiration, look at the style it
evokes as well as the colors that you can work into your space. If you have an amazing piece of art, treat it the same way. (Now fine art collectors, don’t start emailing me! I’m talking about affordable decorative art that can carry a room.) Next time you’re in a room that feels put-together, look down at your feet or up on the wall. It’s a good bet the key to the room’s style and color choices will be right there!

The keys to an affordable home automation system A s a concept, the “connected home” probably sounds like a wonderful idea to any tech enthusiast. As a reality, it also probably feels very unattainable to the average homeowner making the average salary. While the benefits are appealing, the thought of installing technology that can tie together things like lighting, heating and air conditioning and security sounds like an expensive proposition that can only be afforded by homeowners who live in the wealthiest neighborhoods. Not true: Recent advancements have made the prospect of affordable, advanced home-automation functions much more realistic for the average homeowner. “The value of a home security system to improving safety is well-known; a fiveyear study by Rutgers University of Criminal Justice concluded that residential burglar alarm systems did decrease crime,” said Robert Puric of home-security giant Honeywell. “Homeowners are now using the same concept of connectivity to not only improve their life security but their lifestyles as well, and they’re doing it affordably, too.” Honeywell, for example, recently introduced a wireless controller that allows homeowners to control their lighting, locking, heating and air conditioning and (of course) security from a single touchscreen device. More than simplifying control, however, the device (called Tuxedo Touch) can help these systems work together. Tuxedo Touch can manage security, door locks, up to four video cameras, lighting, automated shades and temperature controls. It can be managed and controlled within the home through an iPhone, iPad, Android, BlackBerry, Internet TV or any other compatible wireless mobile device using either Wi-Fi or Ethernet — and literally at a fraction of the cost of a typical home-automation system. Additionally, home automation helps homeowners save even more money by cutting back on energy consumption. Automation systems can automatically reduce energy-using features like air-conditioning, heating, lighting or shades when-

Home security updates for aging-in-place remodeling I t’s hard to think about getting older, but it’s even harder to think about having to move out of the comfort of a beloved home when advanced age makes it difficult to get around your space easily and safely. But with today’s technologies, it’s easier to update your home in ways that make it possible for you or a loved one to age in place gracefully, without being forced to make major changes in the home’s structure or decor. Aging-in-place remodeling — adapting a home to live in it safely, comfortably and independently regardless of age or accessibility level — is becoming more prevalent as the population matures, and seniors overwhelmingly prefer to stay in their own homes as they grow older. Indeed, we are at the dawn of a new day: The number of adults age 65 and older is expected to nearly double over the next 20 years, and more than a third of American households already include one or more residents older than 60, according to AARP and the U.S. Census Bureau. In addition, many in the 76-million member baby boomer generation are not only thinking ahead for their own future housing needs, but more than 60 percent are providing some kind of support for their parents. This can be especially challenging, given the current housing market and the fact that many seniors are either living on fixed incomes or delaying retirement to make ends meet. The good news is that there are many easy-to-install, personalized products that can be incorporated into a very subtle remodel that fits the way people want to live now as well as later in life. Today’s tech-savvy seniors are increasingly embracing new technologies, enabling greater independence. Here are some tips for incorporating technology updates into an aging-in-place remodel:

here are hundreds of photovoltaic (PV) companies today selling systems across the state. Some claim to have the best service, some claim to have the best prices, and some claim to have the best products. Of course, those are all very important qualities to look for in a PV installer. Although, it is not recommended to always cut on your granite countertop as it will actually make your knife dull over time. Another way to add to your kitchen or other rooms is to create a stand-alone island with cabinets as the base. It will be a great place to sit, eat, work, study or hang out. Keep hardwood floors in good condition with this advice N
o matter what the setting, the good looks and durability of hardwood floors can be maintained with minimal effort. It’s simply a matter of proper care and maintenance. The American Hardwood Information Center, www.HardwoodInfo.com, in conjunction with the National Wood Flooring Association suggest the following care and maintenance guidelines to keep hardwood floors looking beautiful today, and for years to come:

General maintenance guidelines All hardwood floors should be cleaned regularly to remove dirt and grit from between the floor boards. Avoid using a wet mop that can dull the finish. Instead, sweep with either a dust mop or broom that features exploded tips, or vacuum the floors using a vacuum with special hardwood floor attachments or one with the beater bar turned off. Wipe up any spills immediately using a soft, dry or slightly damp cloth. Start at the edges of the spill and work toward the center. Allowing spills to remain on hardwood floors could damage the finish as well as the wood. Avoid walking on hardwood floors with sports cleats or high heel shoes in disrepair. These can scratch the finish, or even dent the floor. Placing felt pads on the bottom of furniture legs will also minimize scratches. Further minimize scratches by placing scatter rugs at all entrances to help keep small stones and debris out. But choose wisely. Scatter rugs with rubber backs can discolor wood floors. Special rug mats can be purchased from a wood flooring retailer to protect the floors from discoloration.
You’re not “finished” just yet Knowing which type of finish applied to protect the hardwood floor is important. Different flooring finishes require different kinds of care, so when in doubt, contact the flooring manufacturer or a wood flooring professional in your area. There are three major types of wood flooring finishes available — surface finishes, wax and acrylic impregnated — and the experts at the National Wood Flooring Association, www.woodfloors.org, stress that using the right maintenance products will protect and prolong the life of the floor. Surface finishes, also referred to as urethanes or polyurethanes, are practical and very popular. They remain on the surface of the wood and form a protective coating that is water-resistant, durable and requires minimal maintenance. For cleaning purposes, use products recommended by the flooring manufacturer. If the floors were finished or refinished on site, contact the installer. If neither is known, use a generic hardwood floor cleaner, which can be purchased at a retail flooring store. Never use wax-based or petroleum-based products on a surface finish floor, as they will damage the finish. 26 • SEPTEMBER 30, 2012
