’ve been doing some house hunting lately, and I’ve realized just how much that initial feeling I get when I pull up to a home affects my attitude toward it. A home’s front entry is often the first thing visitors see, but perhaps even more important, it’s often the first thing you see when you come home.The way you set this stage can have a drastic effect on the way you feel when you arrive. A front entry with well-maintained accents and personal, familiar touches will appeal to you much

differently than an entry with cracked paint, overgrown weeds and spotty windows. You can maximize your entry potential by following these simple steps: 1. Light it up. Lighting serves multiple functions here. It provides a safer walkway

Working with a true design build company T

he latest buzz phrase in the home improvement industry is “design build contractor.” The term generally means a firm that handles a home improvement project from its conception, taking into account the design, permit processing and construction. The advantage is that it is essentially a one-stop-shop format for all your building needs. This term has been thrown around rather loosely. A true design build contractor takes on the full responsibility of a project including its completion, based on the approved designs, specifications and general conditions that make up the whole construction contract. When changes occur after a construction contract has been agreed upon because of unaccounted design items that come up, differences in so-called design build contractors arise. This is when unsuspecting homeowners are issued a change

order for the additional work. A lot of times this means additional charges on top of the original contract price. These hidden charges can be inflated to make up for the low cost included in the initial construction contract. Most homeowners end up biting

the bullet and giving in to the additional charges, being held hostage to having their project completed. How to choose the right contractor for the job

ometimes the goal of a home project is to increase the size of a room or enlarge a living area like the kitchen or master bathroom. Either way, every project starts somewhere. Once the dreams begin, the groundwork must be laid before anyone can start a major home improvement project. The beginning of adding a wall, for example, starts with making sure the ground is level. After that, the foundation can be poured, then the frame work begins, etc. And so goes the process of choosing the right contractor. Do you blindly pick a flashy advertisement? Do you react to introductory offers that insult the buying public’s intelligence? Here are five ways to pick the right contractor:

1) First and foremost, make sure the contractor has a license. There are many people posing as legitimate contractors. You can check a license here: http:// pvl.ehawaii.gov/pvlsearch/app or 586-2700. 2) Check to see if the contractor has insurance. All quality contractors carry workers compensation, as required by law, and also general liability insurance. They should be able to show you current certificates of insurance to prove they have coverage. The minimum should be $1 million.

3) Is the contractor a member of the Better Business Bureau (BBB)? The BBB is a public service that provides consumers a place to rate a contractor, solve disputes and file complaints if necessary. An A+ rating is the highest grade given. 4) Does the contractor have a place of business? Many contractors work out of their homes or store your products in a local storage facility. Beware of starts-ups claiming to have been in business for years.

5) How long has the contractor been in business? The answer should be straight forward: We’ve been in business for more than 10 years, for example. Be wary of the guy who says, “We’ve been in business for more than 25 years, but this is a new venture.”

reat questions! Most of us tend to concentrate our energy on fixing up our homes, and think of garages as separate and therefore the place to store everything we don’t have a place for in the home. Unless you think of the garage as part of the house, over time it easily gets neglected and ends up being filled with items that we have forgotten about or things that are broken that we seem to never get around to fixing. Although the garage is often treated as though it is separate from the family home, in feng shui, the garage is connected and can have a big influence on everything from money and relationships to health and well-being, and can offer both a positive or challenging influence. Even if your garage is detached from the main house, it is still “yours” and has a great effect on your life.

Your garage represents unconscious areas of your life Feng shui is based on the principle that your home reflects your life. Having a large area (such as a garage) that is a “no-man’s land” — where large quantities of forgotten things reside — reflects a deeper level of unconsciousness within our lives. This represents a large area where the inhabitants have gone unconscious in their lives — where they are not in touch with the present moment — perhaps they are caught up in the craziness of life and feel lost in all that they have to do, forgetting to smell the roses and blind to the opportunities in the present.

Bring your life back into balance Organizing and de-cluttering your garage

When we consciously spend time dealing with “unconscious” things, we give ourselves the opportunity to be clear about what we have been doing in our lives and what we want to continue with or stop doing. Is it time to clean your garage and get conscious about your life? Your car represents your mobility and your independence. Garages represent the protection of your independence and mobility. Being able to easily drive your car in and out of your garage each day supports your freedom, independence and mobility. Start by decluttering. Every item you own should have its place and purpose. If it’s not something you need, it represents stuck energy in your life. Get rid of it, sell it or give it away to someone who can use it. Words of wisdom It may feel overwhelming when you decide to declutter. My best piece of advice, therefore, is to hire an objective

person to lend their energy as well as hold you accountable. Students who want to earn some extra money on weekends are excellent choices. Professional organizers (if you have the budget) are even better. Avoid decluttering with your partner. Many battles take place during the decluttering process between couples, which can sabotage the original intention. Since our things hold memories that contain an enormous amount of energy, partner decluttering may make it more complicated because of contrasting values. Doing it solo in this case may be better. Get everyone else’s things out. It’s time to tell your children, grandchildren and friends of your plans — that you are cleaning out the garage and need them to come and get their things and find their own place for them. Chances are they don’t even remember what is there and if they really needed it, they would have it with them. Other peoples’ clutter affects you just as much as your own, so stand firm and give them a deadline (perhaps the day of your garage sale). It’s the only way to move forward. Why should you carry their energetic burdens?

1. Have adequate and appropriate storage. Storing boxes and things in the garage is not a problem, but being unable to find what you want easily is trouble. 2. Remember the floor. Sweep out the garage from time-to-time to maintain a positive flow. 3. Inspiration is a plus. Put something inspirational in the garage, especially if it is the first place you enter when you arrive home. It can be an image, a poster, a meaningful memento or anything that will lift your spirits. 4. Fix what’s broken. It’s important to fix light bulbs, squeaky door hinges, broken handles, etc. so that your garage is the best it can be.

Taking care of your garage from a feng shui perspective is a statement about taking care of yourself. You will be surprised what changes come that enhance the quality of your life if you get your garage in good shape.

hen Kamehameha Schools asked if I had the time to stage the model unit for its 680 Ala Moana affordable rental project, my head may have been saying no, but my heart was screaming yes! After all, I had a chance to do something that was both urban and edgy — two words that don’t usually speak to Hawaii interior design — and play a small part in Kakaako’s transformation as well. Despite a small budget and a little more than three weeks’ time to pull everything together, I jumped at the opportunity. In a decades-old building that’s been newly converted to studio and one-bedroom apartments, I had a great space to work with: a remodeled loft with high ceilings, large windows and exposed industrial shafts. But you’ll be able to use the tips I’m going to explain here to give any space an urban edge.

The Urban-Edgy Look In need of a challenge? Follow these tips to give your space a trendy, townscape feel

True colors Let’s start with color palette. In a setting as urban and industrial as Kakaako, pastels and bright, warm island-style or Mediterranean colors just wouldn’t cut it. So what’s an urban color palette? I looked at the neighborhood around 680 Ala Moana and saw deep, rich charcoals and blacks. Browns and taupes. Silvers and gun metals.

Those colors would anchor my décor. I found a contemporary fabric for my window treatments that had just the palette I was looking for, making it very easy to choose the right shade for each of my colors. I started with a dark charcoal paint on an accent wall to set the contemporary urban tone and add a sense of drama, kept the other walls neutral and repeated the rest of my color palette in elements around the room. And to set off these muted industrial tones, I decided to add a splash of yellow. Not only is yellow hot right now, but I also wanted something fresh and bright and modern — and in a cityscape, the day

starts and ends with the bright sun peeking between the buildings. Go planet-friendly Using reclaimed materials is always a good thing, especially here in Hawaii, where the carbon footprint of bringing in new furniture and building materials is so large. A hot trend now is combining reclaimed wood with industrial elements such as metal to create furniture pieces that are modern and edgy. And did you notice that the dowels for our drapes are actually branches? We found this driftwood on Kailua Beach. Talk about reclaimed! When we couldn’t find the perfect console table for the model apartment, we went to Reuse Hawaii, got some reclaimed wood and custommade this console table/bookshelf at our Kakaako shop, reStyle Hawaii, using the wood and large bolts that we left exposed and aged for a more gritty look. If you’re not handy with tools, it’s getting easier now to find furniture made with reclaimed pieces in new and consignment furniture stores. And, of course, if you can find the perfect used piece, that’s planetfriendly too!

Make dual-purposing a priority Urban spaces tend to be smaller, so whenever possible, look for pieces that can do double duty.That’s exactly what I had in mind when I looked for a console table that could also serve as a bookshelf. Oftentimes in small apartments, storage is an issue. Some other ideas for dualpurpose furniture are dressers that can double as nightstands, beds with built-in shelving under the frame, benches that can double as coffee tables, and lift-top ottomans that you can even triple-purpose as seating, small coffee tables and storage!

Don’t let the solar industry ‘burn’ you P acific Islands Construction believes there are many issues regarding the solar industry that the consumer should understand before and after they make an investment in a photovoltaic system. The following information is provided to help educate the consumer. The PV manufacturing sector is in the midst of a protracted downturn because of aggressive capacity build-up in the last few years, as well as severely curtailed subsidies in major feed-in tariff markets, which result in massive supply-demand imbalances. As a result, GTM Research reported last week that it expects up to 180 PV manufacturers will either be bankrupt, consolidated or just exit the market over the next two years. It also has been concluded that even larger diversified firms — such as LG, Samsung, Sharp, Panasonic and Bosch — will exit the market to cut their losses after concluding that they have no competitive edge. What does this mean for module warranties and defective equipment servicing? Defective modules have turned up in greater numbers over the last few years with power losses that have exceeded 30 percent. One defect is called Potential Induced Degradation, which is a leakage of current flows between cells and module frames. The resulting power loss and cell degradation is just the beginning of what many fear is a common problem rather than an exception. Photon magazine recent-

industry. Poor installation practices within the local industry are also a concern when considering temperature response and wind uplift. PV modules should be elevated about 10 inches off the roof to help ventilate and cool the modules. PV modules operating at higher temperatures have significantly reduced voltage. Long-term, higher operating temperatures in the modules

lead to premature degradation of the module encapsulation. For the above reasons, it is desirable to install modules to allow them to remain as cool as possible. Most systems in Hawaii are installed too close to roof surfaces, resulting in less power and shorter life spans. There is a lot to consider when purchasing a PV system. Price is often a reflection of poor installation practices and using lower-quality manufacturers that will not be in business in the future. Shining the light on an energy-efficient home I

t’s easy to instantly trim your energy consumption and boost the ecofriendliness of your home. The key to easy energy savings is lighting. Though for many homeowners and renters, knowing how and what to do to improve their home’s lighting energy efficiency can be confusing. To alleviate that confusion, the American Lighting Association (ALA) offered eight easy energy-saving steps:

1. Replace incandescent bulbs with compact fluorescents (CFLs). To make an immediate impact on your energy consumption — and your utility bill — swap out your most-used incandescent bulbs with CFLs. “It’s the easiest way to start improving your energy efficiency,” said Joe Rey-Barreau, education consultant for the ALA and an associate professor at the University of Kentucky’s School of Interior Design. If you have not used any residential CFLs in your home, you might be surprised at their range and versatility. The newest CFLs do not flicker like those of old, and they have much better color quality than even just a few years ago. A close look at the color temperature listed on the bulb package label can help you get the right product. “What happens is that people buy a color temperature that’s too cool, and they absolutely hate it,” said Rey-Barreau. 2. Replace dimmable incandescent bulbs with dimmable CFLs. As the color range of CFLs has improved, so has their ability to be dimmed, said ReyBarreau — and dimmable bulbs are a proven way to decrease energy use. However, while technology has come a long way, CFLs still do not have the dimming range of incandescents. “At about 20 to 30 percent, the CFL will shut off,” said Rey-Barreau. 3. Buy name brands. It is frustrating to invest in a longer-lasting bulb only to have it burn out quickly. To avoid that, buy recognizable brands for improved quality and color. 4. Revamp outdoor fixtures. Your outdoor lighting fixture may be beautiful, but it may be an energy guzzler, too. Start outside as you slowly replace fixtures with more energy-efficient versions. Look for those that use either CFLs or light-emitting diodes (LEDs), or those that activate using a motion sensor or photocell. 5. Buy Energy Star-qualified fixtures and bulbs. Energy Star is a U.S. Department of Energy certification most recognized on appliances — though also used on lighting fixtures and bulbs. “Any

time someone buys a product that has the Energy Star label, they’ll know it has both efficiency and quality verified,” said ReyBarreau.

6. Retrofit recessed lighting with LED fixtures. Recessed fixtures can be easily replaced with super energy-efficient LED versions — without any messy construction. “You just take off part of the existing fixture, and the replacement fixture fits into the old housing,” said Rey-Barreau. “LED fixtures have a high initial cost, but the fixture will last literally the lifetime of the project.”

8. Be realistic in your expectations. While upgrading some or all of your lighting is a good way to improve your energy efficiency, it is not a one-stop solution. “One of the things sometimes misunderstood is that people assume if they replace all of their incandescent lighting with energy-efficient versions, they are going to save this huge amount on their electricity,” said ReyBarreau. They will save, of course, but since lighting only accounts for about 10 percent of all electricity consumption, the amount saved will be relative to that. The most sav-

The tips below from the nation’s electric utility companies will help you to safely light up some energy savings — along with the neighborhood. Over the past few years, a new type of light bulb, called the light emitting diode or LED bulb, has become a popular choice for holiday lighting.The LED bulbs are the best choice from an energy-efficiency standpoint. As always, anytime you are working with electricity, it pays to keep the following safety tips in mind: Decorating outside the home

• Decorate only during daylight hours so it’s easy to see power lines and avoid them with your ladder. • Before stringing lights in outdoor trees, check to be sure the tree hasn’t grown too close to power lines. If it comes in contact with the power lines, the entire tree could be electrified. • For added protection, plug outdoor lights and decorations into circuits protected by ground fault circuit interrupters (GFCI outlets typically have a “reset” and “test” button). Decorating inside the home

• Trim your tree with only flame-resistant materials,

including tinsel or artificial icicles made of plastic or leadfree metal.

• Do not run cords under rugs, through doorways, around sharp corners or over pipes.

• Connect decorative lights to multi-outlet power strips that contain their own breakers. • Never use lighted candles on a tree or near other evergreens. • Do not use water on an electrical fire.
