Staff Sgt. David A. Schaefer, platoon sergeant, 3rd Platoon, Bravo Company, 1st Battalion, 3rd Marine Regiment, touches the dog tags of Lance Cpl. Jacob A. Meinert before saying a silent prayer during a memorial ceremony at Forward Operating Base Spin Ghar Jan. 20. Meinert, 20, from Fort Atkinson, Wis., served in 3rd Platoon and was killed Jan. 10 while conducting combat operations in Afghanistan’s Helmand province.

Lance Cpl. Nicholas I. Russell, legal clerk, Headquarters and Service Company, 1st Battalion, 3rd Marine Regiment, marches forward while carrying an M-16A4 service rifle for the memorial stand of Lance Cpl. Mark D. Juarez, 23, who was killed in action Jan. 9. The memorial service at Forward Operating Base Geronimo Jan. 19 also honored British journalist Rupert Hamer, 39, who had embedded with the battalion. Both were killed while Marines conducted combat operations in Afghanistan’s Helmand province.

The Air Force has a tradition where aircrew, on completion of their final flight in an aircraft are usually met on arrival and hosed with water by their squadron members and family.

While deployed, Crommelin participated in Cooperation Afloat Readiness and Training (CARAT) 2010 and Valiant Shield 2010.

Barney Hajioro as his casket, carried by pallbearers from the 100th Battalion, 442 Infantry Brigade, is carried to its honorary position during a burial service Feb 14, 2011 at the National Memorial Cemetery of the Pacific, Honolulu. Hajiro’s unit, comprised of Japaneses-American enlisted personnel, was awarded 9,486 Purple Hearts, eight Presidential Unit Citations, and 52 Distinguished Service Crosses, the second-highest individual honor in the Army. Hajiro received three of those. He was the oldest living Medal of Honor recipient at the time of his death.

VA loans offer some of the best terms for home financing available today. First, let me state that veter-

ans are members of our community who have made tremendous sacrifices to preserve our freedoms. Unfortunately, there are still myths and misconceptions about how VA Loan programs work and, as a result, veterans’ offers to buy utilizing the VA

Loan benefit are sometimes rejected. Veterans and their families have given so much to earn the entitlement, that I believe we have an obligation to help them get on with their lives by allowing them to utilize it. The basic problem in the marketplace seems to be lack of education about the benefit and overall ignorance of how it actually works. So let’s go over some of the myths. Myth #1. VA has appraisers on staff who are more conservative than FHA or conventional appraisers. First you need to know that VA does not have appraisers on their payroll. Appraisers are independent contractors who are also doing FHA and conventional appraisals. An appraiser’s opinion of value should derive from the comparable sales of similar properties in the subject property’s neighborhood. This practice is the same for every type of loan. This myth was further expanded when the convention-

al and FHA lenders could choose their appraiser -- they no longer have that option. Lenders are required to use appraisal management companies to assign an appraiser. The lender is not allowed to have contact with the appraiser but only with the management company -- thus further leveling

the playing field with VA. So appraisals should no longer be an issue! Myth #2. Sellers have to pay fees on behalf of the veteran buyer. This has not been a requirement for at least the 8 years I have been in the industry. The seller CAN pay all or part of a veteran’s closing costs but is NOT required to do so. There are nonallowable fees a veteran cannot pay but that doesn’t mean the seller has to pay -- Realtors can pay and lenders can pay.

It is our practice to waive lender VA non-allowable closing costs to the veteran, leaving only escrow’s closing fee and notary. Certainly these minor amounts should not be a deal breaker. Myth #3. If an appraisal comes in short, a veteran cannot pay the difference and the seller has to drop the price or allow the veteran to cancel. This issue is no different with a VA loan than with a conventional loan. If the sales price is $500,000 and the appraisal comes in at $490,000 there are various options. The seller can drop the price, the veteran buyer can pay the difference, the seller and veteran buyer can split the difference, or, if no agreement can be reached, the contract can be cancelled. These were concerns of sellers back in 2005, 2006, and 2007 when veterans’ offers to purchase with the VA benefit were discouraged or flatly refused. Veterans were forced to use loan products that were inferior to VA Loans thus causing them financial harm.

Here are some of the benefits of a VA Loan. • No down payment. 100% financing up to $741,250 in Honolulu County including VA funding fee; $625,500 in all other Hawaii counties. 1 to 4 unit residential properties are eligible. • No PMI (private mortgage insurance). VA guarantees 25% of the appraised value of the home, so the veteran will not have to pay for PMI. • Disabled veterans rated at 10% disability or higher are exempt from a funding fee. • No prepayment penalties. • Cash out refinances up to 90% of appraised value up to $741,250 in Honolulu County, $625,500 in all other Hawaii Counties. So I ask my colleagues in the industry to keep in mind that the VA loan entitlement isn’t only about money, it’s about helping veterans to own a piece of this country he or she has defended.

The Coast Guard team was office at Joint Base Pearl Harbor Hickam, paddles a canoe Feb. 17, 2011 through the water off sponsored by the Hui Nalu Canoe Club and this marked the first time the Coast Guard had an Hickam Beach. “Paddling” is a popular local pastime in which paddlers brave the Pacific official paddle team participating in the event. The course was one mile out and back Ocean in outrigger canoes ranging in size from one to six passengers.

26th Annual Military Recognition Luncheon – May 19 Hilton Hawaiian Village Noon to 1:30 p.m. More than 800 military and civilian guests are expected to attend this luncheon honoring Hawaii servicemen and women for their outstanding community service. A special segment will focus on the 100th Infantry Battalion which was an all Japanese American battalion that consisted of former members of the Hawaii National Guard who fought in WWII. Their story is one of true loyalty and patriotism. Students from the Military Academies also will be recognized. The public is invited. Hosted by The Chamber

Military History Day – May 21 The U.S. Army Museum of Hawaii 9 a.m. to 3 p.m. The U.S. Army Museum of Hawaii will host its annual Military History Day program at Fort DeRussy in Waikiki. This annual event features entertainment, displays of restored military vehicles, Hawaiian fighting arts, re-enactors in vintage military uniforms and equipment, and military memorabilia. Open to the public. Combined Military Band Concert - May 21 Hawaii Theatre

7 to 8:30 p.m. The musicians from the military bands of Hawaii will perform a concert at The Hawaii Theatre in downtown Honolulu. The music will feature military marches and patriotic songs mixed with popular music. Open to the public. Tickets are free and available at The Hawaii Theatre box office or The Chamber of Commerce of Hawaii office at 1132 Bishop St., Suite 402. Additional activities: Please note that many hotels, restaurants and visitor attractions will have special rates for the military and their families during Military Appreciation Month in May.
