Mortgage Interest Deduction is
Under Attack merican voters have a clear message for Congress: “Don’t touch my mortgage interest deduction!” However, a recent draft proposal released by the co-chairs of the National Commission on Fiscal Responsibility and Reform (NCFRR) threatens this deduction that often provides thousands of dollars of tax savings each year to American homeowners. The NCFRR — a bipartisan commission created by President Obama to help address the nation’s budget deficit — recommends either eliminating the mortgage interest deduction altogether or severely limiting it among many other changes.

This means many homeowners could have a much higher tax debt each year than they are used to, which could have a serious negative impact on their family’s financial situation. Currently, the mortgage interest deduction allows homeowners to reduce their taxable income by the amount of interest paid on their home loan each year. Homeowners can deduct the interest for up to $1 million of mortgage debt and up to $100,000 of home equity loan debt on both primary and secondary homes that aren’t rented out. A recent nationwide survey of 800 likely voters commissioned by the National Association of
Home Builders (NAHB) shows that no matter their political party affiliation or homeownership status, Americans don’t want their mortgage interest deduction to be taken away. Sixty-nine percent of Republicans, 83 percent of Democrats and 70 percent of Independents
think it is reasonable for the federal government to provide tax incentives to promote homeownership. n to o other • Comparison tax x credits. An overwhelming majority of Americans — 81 percent — feel that the mortgage interest deduction should remain in the tax code. This compares to 82 percent for medical expenses, 76 percent for state/local taxes, and 66 percent for charitable deductions. Critics of the deduction argue that it favors high-income taxpayers over lower to moderate income earners who need it most. But according to the Joint Committee on
Taxation, 89 percent of taxpayers benefiting from the deduction make less than $200,000 annually. Research by NAHB economists — using the Internal Revenue Service Statistics of Income data — also shows that as a share of household income the biggest beneficiaries are younger households, which typically have large mortgages, small amounts of equity in their homes and growing families. and prospective buyers take the deduction into consideration when choosing homeownership over renting. That Lasts a Long Time
hoosing a photovoltaic system for your home or business is, for most, a firsttime experience. The evaluation process for selecting the correct system or contractor can be difficult. Most consumers do not know enough about technology and depend on their ability to research products. Or, consumers will simply depend on the contractors to provide the necessary information. Pacific Islands Construction’s goal is to educate consumers so that

they make informed decisions. The economics of purchasing a photovoltaic system that lasts a long time versus one that fails prior to the life expectancy of 35 years is easily understood. The longer the system lasts, the greater the return on one’s investment. And the more power it produces over its lifetime, the greater the return on the initial investment. Photovoltaic modules depreciate in their ability to produce energy between .5 percent and .7
percent each year based on recent studies. Some modules become less efficient faster than others and over time, this will make a difference on how much energy is produced. A panel that depreciated by .5 percent a year will, after 10 years, produce 95 percent of the energy it did when you first bought it. The higher the percentage of depreciation, the less savings you will realize over a lifetime. Knowledge of module construction should be an important part of your
decision-making process. Solar modules sit on the roof and are exposed to the effects of corrosive and harsh environments. The packaging that surrounds the cells consist of the metal frame, the glass cover and backing material. Packaging degradation during normal surface life will affect the function and integrity of the module. It can lead to performance issues such as poor energy production, array performance failure, and even safety hazards such as electric shock. Examples of pack-
aging failures include glass breakage, metal frame breakdown, dialectric breakdown, bypass diode failure, encapsulant discoloration, and backsheet cracking and delamination. In addition, electrochemical corrosion can be introduced to the module because of the failures in the packaging, causing the degradation of power output/performance and ultimately module failure. Thus, it is important to know the thickness of the metal framing and the quality of
the anodized aluminum the manufacturer has used in constructing the module. One question to ask yourself is, “Has the manufacturer put in quality when constructing the module?” Because of Hawaii's harsh environment, you will want to know more about what makes a particular solar module sturdy enough to stand up over time and to provide the service life expected. window, and were getting ready to renovate their home. “Owners Adir Gadiel and Shuly Zion are friendly, so next thing we know, we’re talking story, and we asked them to come by for a complimentary consultation,” Sharlyn said. “I wish we had known them when we were first making the plan for the house, since the contractor had made plans according to what he thought was right, which it wasn’t. “They went with our existing plan, and made it work without covering up any holes,” she said. “I’m sure it would have been better if they didn’t have to fix the mistakes, but they did it with no problem!” Vincent adds, “We thought we knew what we wanted, but they talked everything through and had us look at things in a different way. They don’t push any product, they just work with you and are conscious about budget, which we are.”
The Aus were able to maximize light in their kitchen for cooking in a way that would also be good for dining. Adir and Shuly kept double checking the work to make sure the light didn’t “leak” and there was enough light in the evening. “They have an eye for light that we wouldn’t normally care about, but it looks great in the end,” Vincent says. “They love their work, and you can see lighting is their passion.
