It’s Best to Have

Room to Grow

T

he problem with children? They grow up! And that makes it tricky to design rooms for the little ragamuffins — as my clients, Laura and Michael, recently discovered. They live in a grand, historical home with their 1-year-old daughter, Lauren. The place is beautiful, with gorgeous stainedglass windows, ornate molded ceilings and large, stately rooms. All except the nursery, which is the most boring space in the entire house. Laura and Michael wanted to transform it into a whimsical bedroom for their little girl. Like many parents, they couldn't figure out how to create a room that would delight Lauren as a child and continue to suit and inspire her as she grew up. So I summoned my inner child and got ready to create a room that would evolve with Lauren. The large space had nice hardwood flooring, a built-in closet and an en suite bathroom, and it was now up to me to inject it with character and style. A mistake people often make when designing children's rooms is choosing classic toddler motifs, like bunnies or trains, that the children will soon outgrow. I began by painting Lauren's room a soft, neutral ivory. The

drapery fabric, a rich paisley print in pink, green, linen and white, became my inspiration for the space, and my jumpingoff point for the room's color palette. If you want longevity in a child's room, look to fabrics that are traditionally "adult," but in colors that create a playful, fanciful mood. Next, I mapped out three areas in the room that all flow together — a sleeping area, a storage area and a play area. In the sleeping area, instead of a crib that Lauren would soon outgrow, I placed a double bed

with a custom-designed, buttontufted headboard flanked by two matching, white bedside tables. I view pieces like dressers and bookcases as investment pieces that will grow with a child, so they should be selected accordingly. These key items should also provide useful storage. For the bedding, I selected gingham and polka-dot linens and added lots of colorful pillows. The paisley-patterned drapes went up on the windows flanking the bed, while blinds were installed for light control and privacy.

room were the play area's miniature table and chairs, scaleddown versions of traditional furniture. Because these pieces are less of a commitment, they can easily be replaced as the child grows. To top it all off, I wanted a ceiling that was truly magical. Because I was working in a traditional home, it was only natural to reference some of its characteristics (like the molded ceilings) in Lauren's room. We applied to the ceiling a custom wallpaper displaying a passage from "Alice in Wonderland" in large, concentric circles around a central medallion, from which we hung a playful chandelier. Of course, I couldn't neglect the floor. Kids spend a lot of time playing on the ground, especially as toddlers, so it's important to give them a soft, durable surface. In this case, I thought a silk/wool shag rug was the perfect touch. After adding a host of accents and accessories, the room was complete. It took a bit of childlike dreaming and a lot of adult hard work, but I managed to create a bedroom for Lauren that will inspire her now — and, hopefully, for years to come.

Along one wall near the bed, I created a study area by installing a freestanding bookcase/desk combination. This was built to adult scale so Lauren would be able to use it well into her teenage years. Along the wall opposite the bed, I created a cozy little play area for Lauren and her friends. I used a soft, whimsical wallpaper, which I also used to adorn the back of the bookshelves, and added a settee at the foot of the bed in a bright pink and white Interior decorator Candice polka-dot fabric. ‘Designing for Life’

ctuarial tables tell us that people today are living longer and, generally, remaining healthier. Residential building contractors are well aware of this and, for some time, it has affected how they design and build. A whole new approach to residential design known as “designing for life” has evolved based on the needs and wants of maturing Americans, a big percentage being the group known as baby boomers. These are people who want homes that incorporate spaces for entertaining and “living the good life,” as well as features that will serve them should they become less mobile or decide to include aging parents in the household. Homeworks Construction CEO Jim Byxbee, who is serving as 2011 president of the Building Industry Association of Hawaii, noted that “designing for life” is sometimes confused with ADA design, which is regulated by the codes of the Americans with Disabilities Act.

CONTACT: 955-2777 “Designing for accessibility and convenience of people at all life stages could take disability into account, but shouldn’t be equated with just creating extra wide doorways or wheelchair ramps,” Byxbee said. “When we build or remodel for people who intend to continue living in their home, ‘aging in place’ as it’s called, or for people whose families include older members, there are many different design features to consider. “Today we are designing new two-story custom homes and doing additions to existing homes to include a bedroom and bath on the ground floor, and often with an exterior entrance. Generally one of the bathrooms will include a walk-in shower with special blocking behind the walls for the installation of grab

bars. “For clients who have had concerns about accessibility in the future, which has been the case with owners of hillside houses or houses with two or three floors, we’ve actually created a space where a lift or elevator could be added later. “It’s much more cost-effective to build these features into the new or remodeled home now, rather than later.” Since Byxbee founded Homeworks Construction 16 years ago, the company has designed, built or remodeled hundreds of homes ranging from affordable to luxury throughout Oahu and won many awards. any homeowners who make the decision to remodel their home often have the concern of knowing if the person they hire is reliable and does quality work. When looking for a granite fabricator, it is recommended to ask for references, see pictures from previous jobs and know a little about what granite fabricators do during the fabrication process. Quality granite fabrication work can be determined by several factors. Most people find that the visual aspect of granite countertops is most important. Natural stone countertops should be level, especially over long spans, in which quality installers “shim up” countertops to make them that way. Countertop seams are another issue that many homeowners have concerns about. There should not be lippage at the seam, and the width

of the seam should be minimal and be completely filled. Many stone fabricators use a seam setter to pull the countertops together to make a tighter seam joint and will fill with quick-drying polyester adhesive. Stone fabrication is just as important as the installation process. A quality fabricator will spend more time on the job because of extra details. When a granite fabricator

makes a polished edge, such as a full bullnose, two pieces of stone are glued together. What the fabricator uses to glue these two pieces together is extremely important, as using inappropriate glue can cause the buildupedge to come apart and fall off. A quality fabricator will be using more costly epoxy adhesive, which has a superior bond compared to polyester, and is actually stronger than the stone itself.

Although granite seems to be strong, it can crack or break easier than most would think, especially when it is cut in thin pieces like a backsplash, narrow areas such as around a sink cutout, or on island overhangs. A quality stone fabricator will epoxy support on the underside of the stone. Typically this is done by cutting a narrow groove on the back and inserting fiberglass rodding into the groove, and gluing it in. Fiberglass rodding is one of the strongest materials that can be used to increase load tolerance and deflection up to 1,600 percent, and is superior to metal rods as it does not rust and it mechanically bonds to the adhesive. In the bedroom, handsome blue tones can make a strong statement without being too masculine. “The key is to soften the blue with a quieter color like khaki or white,” says Soto. “Look for bedding that balances the richness of a blue hue with a few delicate details to keep it chic.

rant, so it’s even more difficult to confer with him or contact him during normal work hours; yet this is the schedule most contractors keep. I keep my cell phone with me at all times, and many times I agree to meet the client on weekends or in the evening. I work according to the clients’ schedules.

5. The cheapest price is not necessarily the best price for the job. This goes back to doing your homework on the contractor before hiring the company. Many contractors go in low for the bid in the hope of making profits on the change orders. This is a common practice in the industry. I have personally gone onto sites being renovated or built and observed lower quality supplies being used to save money. For example, to save costs, cheaper materials

may be used and will begin deteriorating or corroding in a few years. Corners can be cut in every phase of construction, and most clients won’t know the difference. Most clients are clueless about the structural considerations, as long as the final finishing is appealing. Only if the contractor has high standards will the renovations, from structure to finishing, be done correctly. This always goes back to trusting the general contractor and having the confidence that he will do what he is supposed to do, especially in the areas in which the client has little knowledge. One of my friends used an unlicensed contractor and paid him in full before the renovations to the

kitchen were completed. Of course, when my friend tried contacting him —many times — he would not get back to her. She was unable to find him. Furthermore, a few years later, some areas of her renovated kitchen are now showing distress and other parts are coming undone. Unfortunately for her, there is no recourse. The contractor has long gone onto another job, which may be

Since caulk is placed in moisture-rich areas, it can provide an ideal environment for mold and mildew to accumulate and grow. Solar expert with a Sunny Disposition J

osef NaCorda, lead installer at Alternate Energy Hawaii, lives by the following words: “A job done well stays well done forever.” It’s obvious in every single one of the solar panel installation jobs — totaling well into the thousands— that he’s overseen since he started doing it in 1995. “This job is great,” he says. “We’re at a different home every day, and it’s always such a positive thing. It feels good to see people happy because they are saving money and helping the environment.” And the bottom line? “There is a lot of thinking on this job — a solar panel installation is not Legos!

It’s hard work,” he says. “But I like it.” NaCorda lives in Ewa Beach, where he was born and raised. On a typical workday, he’s up at 5 a.m., kisses his 10-year-old son, 5year-old daughter and their mom goodbye, and meets up with his crews at the Alternate Energy headquarters on Dillingham by 7. There, he carefully reviews the day’s jobs, scrutinizes the design sheets, pulls the specified solar panels, rails, converters, piping and other materials, and helps the crews load up the trucks. Breakfast — the most important meal of the day, especially when you’re up and down on customers’ roofs all day — is the next

order of business. Workers regroup for a quick bite to eat in the Alternate Energy lunchroom, confirm any last-minute details, and then they’re off to the job site. Once they arrive at the site, NaCorda introduces himself to the homeowner, double-checks the layouts and then assigns each crew member to a specific aspect of the job. “We run it like clockwork,” he says. One worker locates the rafters, the next worker follows drilling holes, another tightens lag bolts and yet another positions panels. Throughout, NaCorda makes the rounds and checks on each of the workers, updates the homeowner and answers any questions. It’s a well-

choreographed system that results in a seamless installation and a happy customer. Because of NaCorda’s vast experience in all aspects of construction, he has a lot of respect for a job well done. He imparts that work ethic to his entire crew. That means always going the extra mile to do quality, neat work even if the end result won’t be visible to the customer. In other words, no haphazard, exposed piping, no corners cut, no loose ends. Not only can a bad installation look sloppy, but a worst-case scenario can involve compromised panel efficiency, leaking roofs and a black mark for the entire solar electric industry. “I train my crews the

best I can,” he explains. “They’re good workers, always wanting to do better. We are friendly, polite, and highly skilled at what we do.
