to present findings on home building study By y Karen n Nakamura he Building Industry Association of Hawaii (BIA-Hawaii) is excited to announce its free upcoming presentation by Dr. Elliot Eisenberg, senior economist of the National Association of Home Builders (NAHB). Eisenberg will be traveling to Honolulu to present the findings of his study, “The Economic Impact of Housing in the City and County of Honolulu.” The free presentation will be held Friday, Dec. 10, at 10:30 a.m., at the Dole Cannery Ballrooms. The event is open to the public. He holds a Bachelor’s of Arts degree in economics with first class honors from McGill University, as well as a Master’s in Public Administration and a Ph.D. in

Public Administration from Syracuse University. Eisenberg is a frequent speaker on housing and housing-related topics, including: the economic impact of homebuilding, the unintended consequences of government regulations on house prices, residential fire safety, how to reduce construction risk, and many other topics. He is the creator of the
multifamily stock index and the author of more than 50 homebuilding industry articles. Eisenberg is frequently seen on television and heard on radio, and his research and opinions have been featured in Business Week, Forbes, Fortune, most national newspapers. The results of the study will focus on the income, jobs and taxes produced by the home building industry in Honolulu. Home building generates substantial local economic activity, including new income and jobs for residents, and additional revenue for local governments. Eisenberg’s report captures the effect of the construction activity itself, the ripple impact that occurs when income earned from construction activity is spent and recy-

Deterring theft security with a

he word is out and people are flocking to purchase photovoltaic (PV) systems to reduce or eliminate their electrical bills. There are a virtually unlimited amount of products available today for residential applications and many companies are touting the amount of electricity that their panels produce. This is only part of the equation; once the panels produce electrical power, that power needs to be converted from direct current (DC) to alternating current (AC) and delivered into your electrical panel. Choosing the right combination of products to produce the most energy can be challenging, but there is one combination that is clearly the best one available now. We call it the “perfect match”. Sanyo panels and Enphase micro inverters are designed for each other and together they truly perform better than any other product that is currently available. We have known for a while now that this

combination delivered the most power to a typical household and we have been able to compare systems through remote monitoring, but we have never had our system mounted on the same roof, with the same exact conditions until recently. A customer called to request that we add more PV panels to her roof. She had purchased a system from another vendor approximately a year ago. The company provided her with 10solar panels and micro inverters. She was told that this was the highest DC watt panel she could purchase with a micro inverter. As a result, she has averaged a little less than 1 kWh per panel per day. This combination produces on average 250 kWh a month, or a reduction of $62.50 from her electric bill. But often you may feel rushed because some work needs to be done, or, someone may rush you into saying because they are offering a socalled great deal if you agree at that

Potentially Costly Contracting Mistakes
t is common knowledge that getting more than one estimate is important before you hire a contractor (or even an unlicensed person). However, the devil is in the details. For example, one bid may be 10 percent lower than another, but what isn’t stated is that the so-called low bid presumes only basic fixtures like faucets and shower valves and tile, etc. Kitchen and bath faucets, for example, can range from $69 to several hundreds of dollars, and the differences are dramatic. You must ask what level of product is included. “Before the demo/remodel/upgrade work actually begins, we often ‘go shopping’ with our clients to help identify which items are best for a given budget and where to get them,” says Gerry Peters of HPS Construction Services.

HPS has pioneered the socalled kitchen and bath “plugin” revolution. The key to cost-effective kitchen and bath improvements, according to Peters, is to reject notions that you have to move drains and other plumbing or electrical, or suffer through drafting/plans and permits cost and time agony and frustration, to get a really nice looking, modern and functional kitchen and bath. HPS says depending on the level of change, and whether there is current water or other damage, these upgrades can be gotten for $3,500-$8,500 for baths, including tub-to-shower conversions, and $9,000$15,000 for kitchens, as a general scope of pricing range, saving up to 40 percent over the old approach of tear it out and start anew. cern when choosing the right bid, is to determine how detailed the proposal is, and whether it addresses potential unforeseen hidden problems, such as termite and water damage. On repairs and bigger projects, watch out for low ball, base pricing to get you hooked, but then you get add-ons for things you thought were included, Peters says. Unforeseen damage, clearly spelled out in advance, is a legitimate add-on, but only when it is really necessary. On the other hand, you, as a client, cannot add things in that weren’t discussed.
