LETTER FROM THE DEVELOPERS

perfect

VISION

The business of building beautiful places is an exercise in balance. It requires vision, a healthy dose of dreaming, an extra portion of experience, and an appreciation for history. Such is the story of Village at Oakland Springs, an authentic walkable neighborhood with tree-lined streets, a town center and gracious, welcoming homes. The developers of Oakland Springs had a clear vision that is now being realized. Developers, Todd & David Slyman knew they wanted Oakland Springs to be the ultimate embodiment of Traditional Neighborhood Design.

“As we began developing Oakland Springs, we looked to The Village of Providence as the guide star,” says David Slyman. The Village of Providence, a town triumph in Huntsville, and sister community to Oakland Springs, had an impressive team of visionaries behind it. Renowned designers, Andres Duany and Elizabeth Platter-Zyberk of DPZ & Company created the foundational plan for The Village of Providence, which now serves as the successful model upon which Oakland Springs comes to life.

“We have already achieved an incredible community and town center in Providence, and we’re incredibly excited about the phenomenal growth and popularity of Oakland Springs,” David says. This new community has an old soul — Oakland Springs has a timeless charm to it—and a distinct calmness, too. “We created Oakland Springs to be a placid, pedestrian focused neighborhood among a structure of well-connected central gathering places,” explains David. “People say they feel themselves relax when they arrive here.”

T he perfect blend: southern grace‚ classical form and timeless small town charm Following the principles of Traditional Neighborhood Design, front porches line lovely streets and gathering areas; pocket parks and trails invite neighbors to explore, relax and just...be. The Slymans have now announced that the Town Center is underway! It will be a welcoming atmosphere of shopping, dining, and entertainment, right in your own neighborhood. The plan boasts 15,000+ square feet of restaurant, retail and office space, and 262 luxury apartment homes. A planned community pool and Meeting House are in the works too. “The plan has been established, and now, it develops naturally,” adds David. “The home builders here are all trained in Traditional Neighborhood Design,” he says. “So as families choose to live here, they’ll build the home of their dreams, and they’ll be building part of the fabric of the neighborhood, too.” ...fulfilling the vision of Village at Oakland Springs one family at a time.

THE comfortZONE Once upon a time, patios and decks were the lone members of the ‘outdoor living’ family. Now, in a world where being at home has been elevated to a fine art, outdoor living has truly blossomed. Just as the line between work and home have been blurred, the imaginary border between indoors and out has all but disappeared. Why? We love what the outdoors has to offer! Especially here at Oakland Springs, our village community is built on the foundation of healthful, natural spaces and homes built for family. What’s the latest in outdoor living? Rooms that do several things very well, like a wide patio with soft seating for plein air book reading and an outdoor dining table for dinner under the stars. Now flank it with a raised container kitchen herb patch on one side and a cutting garden on the other. You have a living/dining/gardening room where walls— and shoes— are not required. Incorporate outdoor living into your life and feel the fresh and freeing joy of the great outdoors at home.

10 www.VillageAtOaklandSprings.com

Easy going‚ hardworking places Outdoor gathering spaces can do double duty when designed well. Outdoor rooms like this one work as open air dining space, and a home for aromatic plants and herbs. The potager concept of kitchen herbs, produce and flowers all growing in one lovely area is coming back in a big way. Natural wood containers make smart, environment-friendly planters. www.VillageAtOaklandSprings.com

Go Au Naturel Natural-looking materials like all-weather wicker and soft fabrics bring a timeless style to this intimate gathering space. The glow from string lights and candles adds warmth and utility, transforming a twilight deck into a perfectly illuminated reading nook.

Horticulture can be healing

Private outdoor spaces offer a place to garden, to tend to nature, and center oneself. As soothing as solitude can be, a garden room is also an ideal place to gather. Family members of all ages find joy in ‘minding the flowers.’ Consider branching out with a dwarf variety of fruit tree in a container. Imagine taking your next Zoom meeting on the patio, then enjoying a sweet Satsuma picked fresh from your own tree.

Swinging in Style A modern twist on the age-old porch swing, this vintage-style swinging chair adds style and whimsy to a shady porch. In the shelter of a well-placed hedge, this comfy rattan retreat is a great place to take in the breeze. Add built-in speakers to your outdoor space and stream your favorite tunes for the perfect porch perch.

So Nice to ROSALIE SUTHERLAND IS A REAL ESTATE EXPERT WITH A PASSION FOR THE OUTDOORS AND SHARING THE OAKLAND SPRINGS LIFESTYLE.

Meet You

ROSALIE SUTHERLAND, New Home Sales, Village at Oakland Springs HOW LONG HAVE YOU LIVED IN MADISON? I moved to the Madison area from Birmingham in 2003 with my family. I graduated from Bob Jones High School—one of the highest ranked high schools in the state. I went to the University of Montevallo on an art scholarship. YOU LOVE ART. WHAT ELSE ARE YOU PASSIONATE ABOUT? I’m an outdoor person and I feel so lucky to live in a place where there is so much nature. I live near Rainbow Mountain and that’s an incredible place to explore. I love taking my dogs, Gracie and Holmes out on the mountain. It’s that lifestyle that I love so much about Village at Oakland Springs. It’s going to have more than four miles of greenway space and dog parks too. Gracie and Holmes will love it. Even beyond the trails and parks, just the Village itself is tailor made for just walking and relaxing. I’ve said it before, that Oakland Springs is the perfect place to go for an evening stroll with your family.

WHAT MAKES YOUR DAY?

Making someone else’s day! Really, though, when I became a Realtor, I fell in love with guiding clients through the home buying process and finding that perfect home that fits their needs. I guess it’s my creative side—there’s definitely an art to listening, collaborating and, of course, helping the process go off without a hitch. I absolutely love what I do and I’m glad to be part of the Village at Oakland Springs team.

JAMIE AND ERICA DESPAIN; WITH THEIR DAUGHTERS HADLEY, SADIE & JILLIAN, ARE SET TO MOVE INTO THEIR NEW OAKLAND SPRINGS HOME THIS SUMMER. WE CAUGHT UP WITH THEM TO LEARN MORE ABOUT HOW THEY FOUND THEIR HOME AND WHAT’S NEXT FOR THIS BUSY FAMILY.

ERICA DESPAIN

Creator of All Things Madison Blog WHAT BROUGHT YOU TO MADISON & OAKLAND SPRINGS? I’m originally from Madison & my husband, Jamie, is from Birmingham. With his eight years of active duty in the Army, we lived in a bunch of other places. We knew Madison was special and we wanted to be closer to family, so it was an easy choice. We discovered Oakland Springs about three years ago and have watched the vision develop. HOW DO YOU SEE YOUR FAMILY SETTLING INTO THE OAKLAND SPRINGS LIFESTYLE? Oakland Springs was described to us as a traditional front yard community, and we’re really excited about that. We love the idea of just being in your own yard, with new neighbors and friends living right there

around us. We also love the idea of getting on our bikes as a family and exploring the neighborhood, or putting our youngest in a stroller and walking to have dinner. I love that as our girls get older, they’ll be able to walk to get a milkshake with their friends, just a block down the road. WHAT DO YOU LOVE MOST ABOUT THE HOME PLAN YOU CHOSE? It’s exactly what we needed and no more. Our dream was for each of our three daughters to have their own bathrooms. But we never wanted a house larger than about 3,500 square feet. At 3,200 square feet, this home had everything we wanted, along with two home offices, which is ideal since Jamie and I both do a lot of work from home. We also love that the yard is small and maintainable—so there’s more time to do the things we enjoy!

elissa and Bruce Grimmet’s Oakland Springs home is a testament to the beauty of simplicity. Add to that an enchanting mix of unexpected

patterns, paintings and personal touches, and you’ve found Valhalla. The couple and their son, moved from Arizona in January of 2020 and have quickly fallen into the joy of living in Oakland Springs. “We love to entertain and made a lot of our home and decor choices with this in mind,” says Melissa. “We love the open floor plan and often find ourselves hanging out around the large kitchen island.” Like any ideal haven, the home has many natural places to gather—the large, artful table in their open dining area, or the back patio where string lights glow like fireflies over the lively patterned floor. Natural wood elements and playful patterns bring a distinct energy to the home, as do their many plants. “A lot of these plants made the cross-country trip when we moved,” says Melissa. “I purposely chose a fairly neutral color palette for our decor because I enjoy the mix of neutral grays, whites & blacks with warmer wood and leather tones. And then the plants provide the pop of color!” One of the things that drew Melissa and Bruce to their home was the front porch. “Front

porches are so rare in Arizona where we moved from and we were thrilled to find a home with so much southern charm. We had no idea how much we would enjoy it. Good cooks know, when you’ve found that perfect combination of flavors, it just works. That’s what you discover when you settle in for a dining experience at Cork & Crust Pizzeria + Wine Bar. This is not a garden variety pizzeria. It’s a place where Italian fare is handcrafted with care. Owner and Sommelier, Eric To, explains it this way: “Our food is a seriously handcrafted product. We make our own mozzarella, we grind and fabricate all the cuts of meat we serve, and we bring in fresh fish off the Gulf.”

What’s on the menu besides great hospitality and any drink you could possibly imagine? Small plates of fried brussels sprouts, house-made buratta, and meatballs; true classics like house-made Italian sausage rigatoni; unexpected delights like honey bourbon glaze Atlantic salmon, and shrimp and grit cakes. Then there are their legendary Brick-Oven pizzas with fresh local tomatoes, herbs, handcut meats and handcrafted cheeses.

The Key Ingredient Once you’ve shared a meal at Cork & Crust, you’ll see why it has become something of a neighborhood center. “Our staff is incredible. They’re really the main ingredient here,” smiles Eric To, Owner & Sommelier.

Add to that the freshest produce grown right here in Madison. “We work with Clift Farms and S & J Produce to grow some great ingredients,” says Eric. “Right now, we’re doing heirloom tomatoes.” The ‘Cork’ part of Cork & Crust is impressive, too. You’ll find a full bar with hand crafted cocktails, a diverse local craft beer selection and an eccentric wine list, perhaps owing to Eric’s unique skill as a Certified Sommelier and his training in some of the world’s most-respected vineyards in Germany, France, and Napa Valley. The best part of the bar here is the attitude. Eric’s motto of, “Drink what you like!” shows just how welcoming and friendly this place really is. FLOW

GO WITH THE The bright, open kitchen, dining and living space of ‘The Fairhaven’ by The Builders Group

Blending the best loved areas of the home makes everyday living a pleasure. Homes used to be designed with each room separated by its distinct function. You ate in the dining room, cooked in the kitchen and entertained and relaxed in the den. Open floor plans have changed all of that. As lifestyles have become more about comfort at home, inviting spaces that do double or triple duty are ideal. The Builders Group (TBG), one of the expert builders at Oakland Springs, is an expert on open floor plans.

There’s a method to the amazing livability of TBG’s open floorplan homes. Well-proportioned windows fill open interiors with natural light. Their designs offer hardworking features like a large kitchen island that doubles as a food prep area, homework spot, or a bar for entertaining. While their designs are graciously large, TBG believes in smart use of space, too—the dramatic triangular built-in shelving, pictured left, is both beautiful and efficient. They craft handsome, substantial millwork and moulding to frame large openings between rooms. This helps define spaces visually without dividing them. When it comes to large spaces, TBG believes the little things matter, too. Extras like professional lighting design unify the look of an open floorplan and illuminate each area according to its function. The result is a home that feels both intimate and open, and flows beautifully throughout.

TECH FOR

SMART HOMES Blockbuster Beauty Below: This elegant space is high on drama and so comfy, you’ll want to stay and watch the credits. Landscape Architecture: Land by Design, Denver, CO

Photo: @LandbyDesign.com

OUTDOOR SPACES GET TECH, TOO Equipping your home with the latest technology isn’t just about embracing the ‘smart home’ trend. Smart homeowners know it’s about simplicity, enjoyment, and effortlessness. Outdoor living has created new needs for the tech conveniences we’ve come to expect. Home tech guru, Chris Groves of FoxView Techology in Huntsville, Alabama, puts it this way. “Home theaters are huge right now, and cameras inside and outside a home are certainly great things to have.”

40 www.VillageAtOaklandSprings.com

When you’re building a new house, the most important thing you can do is make sure your whole home is prepped for success. Chris says it’s important to have network access and the right groundwork early on. “When they’re first building, homeowners might not imagine they’d want wifi in an upstairs storage space. But if they ever choose to re-purpose that area for a home theater or office, it’s important that the capabilities are already in place.” For outdoor living, music is magic. Being able to enjoy your favorite music while you’re dining on the patio or watering your herb garden is a ‘basic luxury’ at this point. Well-engineered wifi ensures you can stream your favorite movie under the stars, too, should the mood ever strike you.

A GUIDE TO

FOREST BATHING for beginners 44 www.VillageAtOaklandSprings.com

S

ometimes, the most simple delights are the most difficult to explain. Such can be the case with one of the oldest ‘new trends’: forest bathing. We’ve all felt the energy and peace that being in nature can provide. In fact, human beings have known this for many centuries. Sunlight, fresh air and the smells of the forest can not only improve our mood, it can redefine how we think about the world and ourselves in it. If you’ve never dipped into forest bathing before, here are a few simple principles to set you on your way.

RAINBOW MOUNTAIN NATURE PRESERVE 230 Stoneway Trail, Madison , AL Dappled sunlight and many rock outcroppings sit within 130 acres.

MONTE SANO STATE PARK 5105 Nolen Ave., Huntsville, AL Translating to ‘mountain of health,’ Monte Sano’s lush, forested acres await you.

MADISON COUNTY NATURE TRAIL ON GREEN MOUNTAIN 5000 Nature Trail Rd SE, Huntsville, AL Circling beautiful Sky Lake, this 72-acre park is a serene spot for forest bathing.

HARVEST SQUARE RECREATIONAL PRESERVE 111 Allyson Sadie Blvd, Harvest, AL Ponds and shady, meandering trails are open from dawn to dusk.

1. JUST BE This isn’t meant to be exercise, and you don’t need a set destination. Simply connect to nature with all your senses. 2. NO DEVICES Resist the urge to take photos of the world you encounter. There are times for that but forest bathing is an in-the-moment experience for your senses. 3. DESTINATION UNKNOWN Unlike hiking a trail or climbing a summit, forest bathing needs no physical destination. It’s ok if you go nowhere at all. 4. BREATHE IT IN The fragrance of the forest is healing. Take deep breaths and experience the purity of the air. Let your toes explore a cool stream. Lie on the forest floor. Feel the tree trunks with your hands. 5. ANYWHERE, ANYTIME Once you’ve learned how to deeply experience nature, you don’t need a vast forest or nature preserve. You’ll find you can connect with nature in a pocket park or your own garden.
