our goals dictate what makes sense
You think you’re house is in need of an update because: 1. You’re tired of the same old thing and plan to remain in the house for years to come; 2. You plan to sell now or in a year or two, and figure doing some work on the place could mean bigger rewards once your home is on the market; 3. You’re planning to rent your place and believe the nicer it is, the more you will be able to receive. The first thing to consider when you’re pondering whether to make improvements to a home or condominium is who will be living in it. If you’re going to be the occupant for the foreseeable future, then fine. Do whatever you can afford if the goal is to make yourself happy. As for the other two possibilities listed above, the fact is you have no idea who the next occupants will be and therefore will not know anything about what might make them happy.
And because you don’t know what will make them happy, there’s a good chance the return on your investment won’t be what you think it should have been. Besides, there is no such thing and as getting all your money back from a home improvement project. The National Association of Realtors, citing its 2015 Home Remodeling Impact Report, has found that new vinyl siding is one of the better investments you can make, when
you’re preparing to sell your home. Even then, however, the report’s statistics show that you will probably get somewhere around 83 percent of your money back, assuming your siding was in reasonable shape in the first place. In other words, it if costs $12,000 to install new siding, it could add about $8,000 to your home’s value. On the other hand, if your house truly needs siding and you don’t take care of it, the NAR has found that bad siding can lead to a loss of 10 percent on your home’s total value. Look at it this way: If your house would normally be worth $200,000 but needs siding, you could lose $20,000 on your sale price. As for those things you want to avoid, that would be anything that might sound like a great idea, but would end up being money and time spent for no great reason. The thing to remember is most
buyers today are interested in homes that are “move-in-ready,” so if yours isn’t ... well, that’s a problem. Buyers generally look at ‘as-is’ properties that need work as a “thanks, but no thanks” proposition, unless they’re the extra handy HGTV types who plan to do much of their own work for the fun of it. That’s why most Realtors will advise clients to make strategic fixes if they’re looking for quicker and more profitable sales. Bear in mind, these are “fixes,” not renovations or overhauls. So what’s worth doing if you’re selling or planning to rent? Worth It: Addressing major maintenance and safety issues. Would you buy or rent a house with bad plumbing? Enough said. Here’s how to address that issue: clean is good, as is making sure everything is in working order. Repair cracked shower doors, make sure the plumbing works as it should, but don’t rip out walls, sinks and tile to create a modern-day spa. Worth It: Ripping up old carpeting. Whether you replace it with new carpets or refinish the underlying wood floor is less important than getting rid of an eyesore. Nasty carpet can ruin the perception of an otherwise okay room. At the least, get in there with a steam vac. Not Worth It: Major kitchen renovations. Again, this involves the matter-of-taste and expense issues. Clean and fully functional are what you need to see to in this room. Worth It: Anything that enhances curb appeal. If the first thing prospective buyers or renters notice even before exiting their cars is that your roof looks like it’s been whipped by a tornado, chances are you’ve already lost the sale and any chance of charging more for your rental. True, putting up a new roof isn’t cheap, but worse is having prospective buyers or renters shaking their

heads, not only at the condition of the roof, but also out of concern about what else might be wrong inside. It’s a bad first impression, especially in this area, where being protected from harsh coastal winter weather is important. You house needs to look like it can stand up to the elements. Worth it: Painting rooms with neutral colors. If the interior of your home could use a paint job, be sure to go with something that’s completely neutral or can be painted over by the new occupants with a minimum of hassle. Give them a clean canvas, so to speak, to make the place their own. Worth it: Before you show your place, eliminate anything that screams clutter. The less of “you” there is, the more likely prospective buyers and renters can envision themselves happily living there. Again, the idea is to give people the opportunity to imagine your place as their place and then create that look without making investments that will produce marginal returns.

Enhancing curb appeal can be done with minor projects If people wanted their homes to look like all the others on the block, we wouldn’t be so obsessed with “curb appeal.” It doesn’t matter whether you’re looking to sell — the National Association of Realtors says 49 percent of all houses are bought based on that one factor — or planning to stay put longer than the lines for Powerball. Every homeowner craves what’s been described as “that quality that makes you say ‘wow’ when you first see it. ” So, how to achieve it? Read on for some of the best ideas from the pros. • Addresses aren’t just for mailboxes. You’ll score points for originality by painting each numeral – in big, bold strokes – on separate flowerfilled planters placed near the front entrance. “You spruce up your landscape with plants, so why not liven your home address the same way? ” suggests Angie’s List. • Glam the front door. Painting it lipstick-red is in, for those who dare. For those who don’t, or whose houses aren’t a neutral color, Forbes advises to “try a more muted shade like seablue, sage-green, or even black. ” • Replace your roof. This is the biggie, given Better Homes and Garden’s oft-cited calculation that 40 percent of a home’s curb appeal hinges on the condition of the roof. Now, you may be only slightly embarrassed by your neighbors’ not-sosubtle hints that yours looks like it’s
been hit by a drone. But if you’re even toying with the idea of selling and that’s the first thing potential buyers see from a distance? It’s a huge turnoff. It’s something you will need to do sooner or later, and the sooner you take care of it, the less expensive it is likely to be. • Pressure time. If you think of it as water pistols for adults, using a garden hose (set to max) to blast away dirt and debris from your property can actually be fun. But as HGTV cautions: “Be careful not to dislodge, or get any water underneath, your home’s siding.
