Association contributes to Habitat for Humanity Drawing conducted during Coastal Assn. of Realtors business card exchange
BERLIN – The proceeds from a 50/50 raffle held during the Coastal Association of Realtors(CAR) January Business Card Exchange were donated to Habitat for Humanity of Worcester County. The monthly event, held in January at The Globe in Berlin, is an opportunity for members of the association to network and raise money for a local worthy cause. Each event is sponsored by affiliate members of the association. “The exchanges are a terrific opportunity to get to know the Realtor community and to contribute to various charities in our community,” said Pam Wadler, chair of the CAR Events Committee. “Realtors are, of course, very interested in supporting local organizations within our community because we not only work here, we also live and play here.” Kathy Lowing, a Realtor with Shamrock Realty Group in Berlin, won the 50/50 but donated her share back to Habitat. January’s business card exchange was sponsored by Real Estate Title & Escrow, represented by Devin Holland, and Wells Fargo Home Mortgage, represented by Dan Varda. The
sponsors choose which local organization will benefit from that month’s 50/50 raffle. “Habitat for Humanity provides an opportunity for our industry to work hand-in-hand with volunteers and members of their organization to afford the benefits of homeownership to individuals and families who will greatly benefit from their mission,” Holland said. BERLIN – Local Realtors are heading into 2015 with a healthy sense of optimism as figures from the Coastal Association of Realtors (CAR) reflect continued growth in the housing market in the tri-county area. Over the past two years, singlefamily home sales in Somerset, Wicomico, and Worcester counties have increased by 28.6 percent. In the same period of time, single-family home contracts, or pending sales, have increased by 35.5 percent. New listings of single-family homes have increased by 25.1 percent. “It is reassuring to see the local housing market get back on its feet, while local Realtors step up to the plate, ready to provide topnotch service to local buyers and sellers,” said Sheila Dodson, executive director of CAR. She added that rock bottom mortgage interest rates have been an incredible boon for the industry over the past year. Recent data released by Freddie Mac showed the 30-year fixed-rate average slid to 3.8 percent, which is the lowest level of the year. That’s down from 4.47 percent a year ago. The 30-year fixed rate has remained below four percent for all but two weeks since mid-October. “We saw solid interest and activity throughout the summer months, and the recent drop in interest rates has
created a welcome sense of urgency and affordability,” said Lauren Bunting, a Realtor with Bunting Realty in Berlin. “With the lower interest rates, buyers can up their purchase price and it opens them up to more options when looking for a new home.” According to Lawrence Yun, chief economist of the National Association of Realtors, inflationary pressure may force the Federal Reserve System to raise short-term rates in the first half of 2015. Mortgage interest rates are projected to increase to slightly below 5 percent next year and reach 6 percent in 2016. The average sales price of single family homes since 2012 is up in Worcester County by 0.7 percent and down in Wicomico and Somerset counties by 2 percent and 11.5 percent, respectively. “The decreases in average sales prices have been attributed to an influx in the availability of distressed properties and other bargains,” said Vicki Harmon, president of the CAR board of directors. “As these properties are removed from the local market, we expect to see home prices increase steadily, which is great news for folks who have been waiting to sell their homes.” An increase in interest rates and home prices is indicative of increased consumer confidence, derived from a steady decrease in unemployment numbers since the beginning of the recession in 2009. Looking solid for 2015 Continued from Page 1 ployment rate in November of this year was 5.6 percent, compared to 7.9 percent in November 2009. “The impact of rising interest rates on affordability will be minimal as long as job creation keeps pace,” Yun said. A decrease in the unemployment rate is encouraging news for the local commercial real estate industry, too, as companies are looking to grow and expand. Wesley Cox, a commercial Realtor with Sperry Van Ness Miller in Salisbury and a member of the CAR board of directors, said while the industry is experiencing a slow-paced recovery, the outlook for commercial real estate in the coming year is very positive. “The industry is poised for broad growth in the coming year as performance and profitability continue to improve across most property types and markets,” Cox said. “Nationally, office, industrial, and retail vacancy is down while hotels and apartments are seeing higher occupancy which is consistent with what we’re seeing locally, and although demand for commercial real estate has increased, it is far less than what we experienced in the mid-2000s.” Cox said the driver for commercial real estate in 2015 will be continuing to strengthen property fundamentals and access to available capital.
“We expect to see modest to moderate growth in property values however price appreciation will be limited across most property types as past property sales play a large role in valuation models coupled with rising interest rates,” he said. “Overall, the expanding economy combined with relatively little new supply coming on the market – which has a strong negative impact on land values – will give a boost to occupancy rates yielding increased operating returns.” Impeding on the market’s growth over the next year will continue to be factors like student loan debt, tight credit standards, an increase in multi-generational households, and a culture of 20-somethings who do not aspire to asset accumulation like the last generation, according to Economist Anirban Basu, who was recently appointed to Gov.-elect Larry Hogan’s transition team. At the 2014 Worcester County Economic Summit held in early December at the Ocean City convention center, Basu said the housing market is not booming, despite historically low mortgage interest rates. “This can also be attributed to multifamily structures like apartments seeing more activity than single family homes,” Basu said. “However we do expect the market to rebound this year as that focus shifts ... to owner-occupied structures.”

Contracts, settlements up while sales prices dip down BERLIN – Although the latest figures from the Coastal Association of Realtors (CAR) reflect increased contracts and settlements compared to the same time last year, area home values dipped slightly in January, as is custom across the country during the coldest time of the year. CAR’s January local housing statistics, which represent the activity of CAR’s more than 1,000 Realtor members in Somerset, Wicomico, and Worcester counties, reflect a 17.2 percent increase in contracts, or pending sales, and a 13.7 percent increase in settlements, or completed sales. However, the figures also reflect a 12.6 percent increase in the average number of days that homes stay on the market, a 21.9 percent decrease in list prices, and a 22 percent decrease in sales prices. “It’s not uncommon that real estate sales are not at their best during the cold month of January. Also, a lot of people are strapped for cash after the holiday season,� said Joel Maher, vice president of the CAR board of directors and a Realtor with Coldwell Banker Residential of Salisbury. “But as the weather gets warmer and tax returns start coming in, we’ll definitely see a boost in foot traffic and settlements.� According to the National Asso-
ciation of Realtors, home sales generally invariably decline in September after school begins, then hold steady in October, dip again in November, and stabilize again in December. Because of the cold weather, January is not pretty for home sales, with an average plunge of 27 percent. Sunlight flickers in February and much stronger activity arises in March and through the summer months. The local statistics reflect a strong inventory of homes available for sale, with a very slight – 0.6 percent – increase in listings. Winter good time to list and to sell property, study finds NATIONAL–The housing market doesn’t hibernate in the winter. Sellers who list and buyers who buy often find the winter season the most advantageous time to make a move in real estate, according to a new study by the real estate brokerage Redfin. In an update to a two-year analysis it completed last year, Redfin researchers studied nationwide home listings, sales prices, and time-onmarket data from 2010 through October 2014. The study found that February is “historically the best month to list, with an average of 66 percent of homes listed then selling within 90 days,” according to Redfin’s research. The winter also tends to net sellers’ more than their asking price during the months of December, January, February and March than listings from June through November. Listing during those four winter months has resulted in higher percentages of above-asking-price sales than listing during any months, other than April and May. Redfin researchers found that in 2012, December listings were producing the highest percentage of above-asking sales for the entire year at 17 percent. Researchers say the winter market
is less competitive for sellers since many people tend to wait until the spring to list. The smaller inventory of active listings help sellers get more attention from buyers on their properties. Homes that are “priced right and show well can sell any time” of the year, says Nela Richardson, chief economist for Redfin. Winter buyers tend to be “serious buyers ... Most people are not window-shopping” in December and January, like they do in the spring months, Richardson adds. Sellers shouldn’t worry about the holidays hampering their chances either. A 2011 study conducted by realtor.com found that 60 percent of real estate professionals advise their sellers to list a home during the holidays because they believe it’s an opportune time to sell. Nearly 80 percent of the real estate professionals surveyed said that more serious buyers emerge during the holidays, and 61 percent say less competition from other properties makes it an ideal time to sell. As for buyers, they may find winter a good time to make a move too. Sellers often are more flexible about negotiations over prices and terms than they would in the spring, real estate professionals say.
