Networking event gets Realtors into frame of things

Salisbury, Md. — The Coastal Association of Realtors held its first Bowling for Business Cards networking event and competition on Friday, Jan. 26, at SouthBound Alley in Salisbury. Nine teams of CAR members and guests competed to earn the top three scores. Winners received trophies and gift cards. First place went to the Coldwell Banker team of Greg Erdie, CAR President Joel Maher, Steve Parsons and Brad Rayfield. Second place went to The Strikers — Kayla Bandy, Neda Cox, Mitch Marriner and Andy McBride. Third place went to the Wells Fargo Team of Brandon Johnson, Ken Lee, Gary Nock, Eric Weeg and Eli Williamson. Prizes were also awarded for first “turkey,” highest score, lowest score, and most gutter balls. The event was sponsored by CAR affiliates Prime Lending and Sage Title Group. In addition to bowling, the event featured networking, refreshments, and prize drawings. “It was great to see our members interact and partake in some friendly competition,” Maher said. “We look forward to continued networking and fun opportunities at future association events.”
January’s chill didn’t put freeze on market Lower Eastern Shore, Md. – Despite January’s frigid temperatures, local real estate activity remained steady, according to the latest numbers from the Coastal Association of Realtors (CAR). The first month of 2018 saw an overall 12.9 percent jump in single family home and condominium contracts compared to the same time last year in Somerset, Wicomico and Worcester counties. Individually, single family home contracts increased by 35.4 percent in Wicomico County, but decreased by 1.6 percent in Worcester and by 6.7 percent in Somerset. Condominium contracts increased by 7.4 percent in Worcester County and by 200 percent in Somerset County, but decreased by 33.3 percent in Wicomico. Settlements were up overall by 0.5 percent in the Tri-County area. Individually, single-family home settlements increased by 88.9 percent in Somerset, but decreased by five percent in Worcester and by 11.9 percent in Wicomico. Condominium settlements were up by 66.7 percent in Wicomico and by 200 percent in Somerset, but were down by 5.8 percent in Worcester. Inventory saw a slight dip in Jan-
uary, with the entire area seeing an overall 2.7 percent decrease in listings. Individually, single family home listings were up by 11.7 percent in Wicomico, remained the same in Somerset, and decreased by 14.3 percent in Worcester. Condominium listings were up by 66.7 percent in Wicomico and by 100 percent in Somerset, but were down by 9.5 percent in Worcester. Days on market was up overall by 22.8 percent. Listing prices were up by 8.6 percent and sale prices were up by 10 percent. “It’s good to see that January’s frigid temperatures and wintry conditions didn’t impact the market too much,” said CAR President Joel Maher. “We’re definitely seeing more of a demand on the Lower Eastern Shore. Hopefully our inventory numbers will begin to pick up again so local buyers are able to find the home that meets their wants and needs.” CAR’s monthly local housing statistics are pulled from the association’s Multiple Listing Service, which represents the activity of over 1,000 local Realtors in Somerset, Wicomico and Worcester counties. NAR’s home survey shows owning remains a priority Washington — Despite weakening optimism from non-homeowners at the end of last year that now is a good time to buy, an overwhelming majority said they do want to own a home in the future and believe homeownership is part of their American Dream. That is according to new consumer survey data from the National Association of Realtors, which additionally found that non-homeowners’ lifestyle changes and improvements in their financial situation outweigh seeing their rent increase as the main motivators for deciding to buy a home. NAR’s Aspiring Home Buyers Profile analyzed 2017 quarterly consumer insights from its Housing Opportunities and Market Experience (HOME) survey 1 to capture the housing expectations and sentiment of non-homeowners – both renters and those living with a family mem-
ber. When asked for the primary reason non-homeowners currently do not own, an increasing share of them over the past year said it was because they are unable to afford it. Over half of non-owners indicated they could not afford to buy a home each quarter, with the share feeling this way reaching its highest in the last three months of the year (56 percent). The swift price growth and painfully low supply levels in much of the country in 2017 also appeared to have dealt a blow to the confidence among non-owners that now is a good time to buy. After reaching a high of 62 percent in the third quarter, the share of nonowners who believed now is a good time to buy slipped to 58 percent at the end of the year. Real estate scores wins in congressional budget deal Washington – The federal budget deal signed by the president on Feb. 9, contains a number of wins for real estate, including a temporary extension of federal flood insurance and extension of NAR-backed tax provisions that include relief from debt forgiveness, the deductibility of mortgage insurance premiums and several energy-efficiency related provisions. Flood Insurance Extends the National Flood Insurance Program until March 23, giving lawmakers time to work on longerterm reauthorization and reform legislation. It also adds $27 billion in mitigation and resiliency funds to address issues arising from last year's hurricanes. The extension makes $12 billion available under the Community Development Block Grant (CDBG) program to fund U.S. Army Corp of Engineers flood mitigation projects.
Mortgage Debt Forgiveness This provision will prevent homeowners who were forced to sell their home through a short-sale last year, or who faced a foreclosure, from being taxed on the “phantom income” they received when a lender canceled their debt. Mortgage Insurance Premiums This provision will allow approximately four million homeowners to deduct the mortgage insurance premiums they paid as part of their mortgage. NAR estimates that roughly two million homebuyers annually purchase a home that is subject to mort-
gage insurance. This provision helps make homeownership more affordable for first time and entry-level homeowners.
Energy efficient buildings This provision extends the deduction for the cost, up to $1.80 per square foot, of energy-efficient commercial building property. Increasing the energy efficiency of commercial buildings not only helps the environment, it saves building owners and tenants money that they can use to grow their businesses and the economy. In addition to these three major tax extensions, there are also several more minor extenders that affect real estate, as follows: Nonbusiness Energy Property Credit: 10 percent of amounts paid for qualified energy efficiency improvements (e.g., energy-saving roofs, windows, skylights, and doors) and 100 percent of amounts paid for qualified energy property (e.g., highefficiency water heaters, air conditioning units, and furnaces), with respect to the taxpayer’s principal residence; Residential Energy Efficiency Property Credit: extends and phases down the temporary components of the section 25D residential energy property credit for fuel cells, distributed wind property, and geothermal heat pumps; Credit for energy-efficient new homes: extends the $1,000$2,000 credit for construction and sale of qualified new energy-efficient homes. All tax provision extensions are only for 2017.

Demand up, supply lacking Continued on page 15 are making homebuying less affordable and are dimming optimism among many renters who desire to be homeowners. “A tug-of-war continues to take place in many markets throughout the country, where consistently solid job creation is fueling demand, but the lack of supply is creating affordability constraints that are ultimately pulling aspiring buyers further away from owning,” he said. “These extremely frustrating conditions continue to be most apparent at the lower end of the market, which is why the overall share of first-time buyers remains well below where it should be given the strength of the job market and economy.” Even with the dip in morale about buying over the past year, respondents’ views about homeownership are still overwhelmingly positive. Roughly three-quarters of non-owners each quarter said that they eventually want to own a home and also believe that owning a home is part of their American Dream. As for the main reasons non-owners would buy a home in the future, a change in lifestyle such as getting married, starting a family or retiring was the top choice (24 to 32 percent each quarter), followed by an improvement in their financial situation (26 to 30 percent each quarter) and the desire to settle down in one loca-
tion (12 to 16 percent each quarter). According to the survey, roughly half of current renters expect their rent to increase this year (51 percent). If, in fact, their rent does increase, most indicated that they would resign their lease (42 percent) or move to a cheaper rental (25 percent). Only 15 percent of renters said they would consider purchasing a home. “Housing demand in 2018 will be fueled by more millennials finally deciding to marry and have kids and the expectations that solid job growth and the strengthening economy will push incomes higher,” said Yun. “However, with prices and mortgage rates also expected to increase, affordability pressures will persist. That is why it is critical for much of the country to start seeing a significant hike in new and existing housing supply. Otherwise, many would-be first-time buyers will be forced to continue renting and not reach their dream of being a homeowner.”
