Settlements, sales prices up in three-county area in Dec. (Lower Eastern Shore, Md.) The Lower Eastern Shore saw a boost in home sales in December, according to the latest numbers from the Coastal Association of Realtors. In all three counties throughout December, new settlements were up 27.2 percent compared to the same time last year, and year-to-date settlements were up 2 percent. Individually, new settlements throughout December were up by 29.3 percent in Worcester, by 5.5 percent in Wicomico, and by 237.5 percent in Somerset. Year-to-date settlements were up by 5 percent in Worcester and by 16 percent in Somerset, but were down 5.4 percent in Wicomico. Inventory remained down in December, as the tri-county area overall saw a 28.7 percent decrease in active listings and a 1.3 percent decrease in new listings compared to the same time last year. Individually, active listings were down by 24.9 percent in Worcester, by 35 percent in Wicomico, and by 37 percent in Somerset. New listings were down by 11 percent in Wicomico and by 45.5 percent in Somerset, but were up by 13.1 percent in Worcester. The average list price for the region was $212,161, which is 2.5 per-
cent higher than this time last year. The average sale price was $204,763, which is 5.5 percent higher than this time last year. The average cumulative days on market for November was 136, or 12.4 percent higher than the same time last year. Individually, the number of days on the market decreased by eight percent in Worcester, and increased by 2.3 percent and 52 percent in Wicomico and Somerset, respectively. “Despite the continued decline in available inventory, our settlement numbers still increased last month, which is great,” said Coastal President Joe Wilson. “It is likely that last month’s mild weather and continued low mortgage rates really worked in our favor.” Coastal’s monthly local housing statistics are pulled from the Bright Multiple Listing Service, which represents the activity of over 1,000 local Realtors in Somerset, Wicomico, and Worcester counties, as well as 95,000 real estate professionals across the Mid-Atlantic region. The Bright MLS service area includes Maryland, Delaware, New Jersey, Pennsylvania, Virginia, Washington, D.C., and West Virginia.

Realtors talk to legislators on Lobby Day (Annapolis, Md.) Members and staff from the Coastal Association of Realtors traveled to Annapolis on Tuesday, Jan. 14 to participate in the Maryland Realtors 2020 Lobby Day. This annual event is an opportunity for Realtor and affiliate members to meet with their individual state senators and delegates to discuss real estate and homeowner issues. Association members joined hundreds of Realtors and affiliates from across the state for the event. Brief meetings occurred in individual legislators’ Annapolis offices during the 441st session of the Maryland General Assembly. Among the topics members stressed were: • Support for affordable housing as legislators seek funds for education reform • The addition of a professionalism element to the current Maryland Real Estate Commission ethics requirement. • A provision to eliminate escrow requirements for unregistered ground rents. • Increased notice of easements and covenants. • The licensing of all real estate

NAR makes housing affordability priority (Washington, D.C.) As home prices continue rising faster than wages in a majority of U.S. markets, the National Association of Realtors and its 1.4 million members have made housing affordability a top advocacy priority in 2020. This topic was the focus of NAR’s second annual Policy Forum at the National Press Club on Feb. 6. “As America confronts low housing inventory and a persistent lack of affordable housing options, NAR was grateful to bring together some of the brightest minds in our industry at
today’s Policy Forum,” said NAR President Vince Malta, broker at Malta & Co., Inc., in San Francisco. “With housing affordability set to be one of the defining policy issues of this decade, it is imperative for NAR – along with economists, lawmakers and other industry stakeholders – to lead discussions that will generate solutions to these far-reaching problems.” Earlier this year, NAR Chief Economist Lawrence Yun released a report showing that major U.S. metro areas where housing affordability has wors-
ened over the last five years have seen a corresponding drop in job growth. Specifically, housing affordability rankings have declined in 81 of 174 U.S. metro areas, while 34 regions are seeing job growth fall faster than the national average over the past five years. “Job growth has slowed in these areas in part because limited supply is making homes less affordable,” Yun said. “As inventory continues to decline and affordability worsens, workers and companies are less incentivized
to do business here,” he continued. Additional research conducted by Yun’s team and announced that Thursday found that, from 1989 to 2019, 87 percent of home purchases in all major metro markets resulted in a positive housing equity gain for owners who held the property for 7– 10 years.
