(BERLIN, MD.) The Coastal Association of Realtors installed its 2018-2019 Board of Directors at a recent ceremony at The Dunes Manor Hotel in Ocean City. Realtor Bernie Flax,broker of EXIT Realty At The Beach in Ocean Pines, was installed as president of the association’s board. “I’m looking forward to serving our members while leading the association into a new year with new opportunities and challenges,” Flax said. Flax, along with the rest of the board, was installed by Maryland Realtors President Merry Tobin. (BERLIN, MD.) The Coastal Association of Realtors welcomed 19 new members during new member orientation on Thursday, Nov. 8. New member orientation is a requirement for all members of the association. Attendees are introduced to services provided by the association. Fannie Mae predicts slower growth in GDP in year ahead (WASHINGTON) Full-year 2019 real GDP growth is predicted to slow to 2.3 percent, down from 2018's projected 3.1 percent, due largely to the waning impact of the Budget Reconciliation Act, a widening trade deficit, and moderating business investment growth, according to Fannie Mae's Economic and Strategic Research Group Consumer spending should continue to be the largest positive contributor to headline growth amid consumer confidence that remains near an expansion best. Realtors’ charitable pursuits higher than public average (WASHINGTON) Eighty-two percent of Realtors donate money to charitable causes every year, compared to the national average of 56.6 percent of Americans who do so, according to a new report from the National Association of Realtors. The Community Aid and Real Estate Report, known as the CARE Report, provides insight on the monetary and volunteer contributions that general members at-large, broker-owners and association executives of multiple listing services give to society

The report found that all three of these groups donate money and volunteer significant amounts of time in their communities while supporting their local Realtor Associations. Compared to the general members at-large, 81 percent of broker-owners donate money on an annual basis, while 90 percent of association executives or MLS staff donate each year. According to the report’s findings, four-fifths of NAR’s members reported that being involved in their communities is an important component of their business plan.

“The findings in this report highlight what we’ve known all along that Realtors go above and beyond to serve their neighbors,” said NAR President John Smaby, of Edina, Minnesota and broker at Edina Realty. “Realtors across the country not only work to help people achieve the American dream, but they also work hard to make a difference in our communities and make them better places to live.” When it comes to volunteering, 85 percent of association executives and

MLS staff report that they volunteer monthly for a median of 10 hours, as did 77 percent of broker-owners, followed by 66 percent of members atlarge for eight hours.In comparison, just 6.1 percent of Americans volunteer on a regular basis. Of those who donate money annually, broker-owners give a median amount of $1,950, the most of the three groups. Association executives and MLS staff contribute a median amount of $1,250 a year, and general members give $1,000 annually. Realtor associations also donated

Associations also contribute thousands to help community to their communities, with a median annual amount of $5,000 to their communities and $2,500 to NAR. Eighty-nine percent of executive or MLS staff responded that their associations held a fundraiser for their community last year, with 54 percent holding three or more. Eighty percent of broker-owners indicated that they encourage their agents to be involved in their communities and 64 percent of general members at-large reported that their firms encourage them to volunteer. In 2019, NAR will celebrate the 20th

year of the Good Neighbor Awards, which recognizes Realtors who

make extraordinary commitments to improving the quality of life in their communities. Since its inception, the Good Neighbor Awards has recognized more than 200 Realtors for their charitable service, and awarded $1.2 million in grant money. For more information, go to nar.realtor/gna. Seventy-five percent of

respondents identified as general members at-large, 20 percent as broker-owners and six percent as association executives or MLS staff. The survey was sent out in June to 162,474 people, 120,000 were randomly selected Realtors who are not brokers of record and 40,000 were sent to a random sample of designated Realtors. Altogether 4,095 people responded to the survey. The margin of error for the survey is +/-1.5 percentage points at the 95 percent confidence level.

Duncan continued, "The labor market continues to be one of the economy's high points, and with inflation hovering around the Fed's 2.0-percent target, we maintain our call that the Fed will hike rates once more in December and two more times in 2019, despite rising market expectations of fewer hikes amid stock market volatility. “If mortgage rates trend sideways next year, as we anticipate, and home price appreciation continues to moderate, improving affordability should breathe some life into the housing market. “We also expect residential fixed investment to resume a positive growth trajectory amid continued rising housing starts and stabilizing home sales.

Seasonal dip in activity seen in lower shore housing market (LOWER EASTERN SHORE, MD.) As winter sets in across the Lower Shore, the local housing market is experiencing its annual dip in activity, according to the latest numbers from the Coastal Association of Realtors. New residential settlements in November were down by 2.2 percent overall compared to the same time last year in Somerset, Wicomico, and Worcester counties. Individually, settlements were up by eight percent in Worcester and were down by 9.2 percent in Wicomico and by 44.4 percent in Somerset. Yearto-date settlements across the tri-county area totaled 4,156 as of the end of November, which is about 2.1 percent lower than the same time last year. New listings that went on the market in November were down 7.9 percent and total active listings were down by 17.6 percent compared to the same time last year in all three counties. That translates to 441 new listings and 3,273 active listings. Individually, available units were down by 14.2 percent in Worcester County, by 25.2 percent in Wicomico County, and by 9.1 percent in Somerset County. List prices continued to rise last month, reaching an average price of $272,084 in all three counties, which is 14 percent higher than the same time last year. The average sale price was

Consumers relying on internet more to find homes

(WASHINGTON) Consumers retain the internet as a critical tool during their home-buying process, while buyers continue to use the knowledge and expertise of a real estate agent, according to the National Association of Realtors' “Real Estate in a Digital Age report.” The report examines the process home buyers go through in the initial online search and the role Realtors play connecting with customers in the digital space. "Consumers have the ability to do more home buying research online than ever before. Still, Realtors present tremendous value to buyers from every generation and every background. While consumers have more technological tools at their fingertips, Realtors continue to be a large part of the home buying and selling equation,” said John Smaby, broker at Edina Realty in Minnesota. The report found that finding the right property was ranked as the most difficult step in the home buying process. Since the internet is now the first place many people go for information, it is not surprising that 44 percent of buyers looked for properties online as a first step in the home buying process (the same as 2017). However, 87 percent of

buyers in 2018 purchased their home with assistance from a real estate agent, a share that grows higher for millennials at 90 percent. While 99 percent of millennials and 90 percent of older boomers used online websites in their home search, only 70 percent of the silent generation - those ages 69 to 89 years - did the same. Older boomers used a mobile device at over half the rate of millennials (21 percent compared to 58 percent). When it comes to website listing features, photos and online property information were more important to millennials, while virtual tours and direct contact with a real estate agent were more important to baby boomers. Despite visual content growing in popularity and importance, older home buyers found virtual tours more useful than younger buyers. All buyers typically spent 10 weeks looking for a home, whereas millennials, members of generation X and the silent generations typically spent 8 weeks looking for a

home. Younger and older boomers typically searched for 10 weeks. The Real Estate in a Digital Age report also found greater technology use by Realtors and real estate firms to serve the needs of clients. Realtors prefer to communicate with their clients via email (93 percent) as well as text messages (92 percent) and instant messaging (37 percent). Over 90 percent of Realtors are also using email, laptops/desktop computers, and smartphones daily. “Realtors continue to find ways to make home buying and selling more efficient and accessible for their clients. “As technology use continues to transform and modernize the real estate industry, Realtors are focused on adapting to and remaining at the forefront of this change,” Smaby said. Social media continues to be popular with Realtors, with 76 percent of females active on social media compared to 72 percent of males. Facebook and LinkedIn are the

For commercial firms, 46 percent cite keeping up with technology as a challenge, while 51 percent of firms with three or more offices said the same. The report looked at the use of drones in real estate and found that 5 percent of Realtors personally use drones, while 23 percent hire a professional, and 17 percent said that someone in their office uses drones.

Keeping your home well maintained will save money

Buying a house can be a thrilling adventure. Staying on top of routine home maintenance? Not so much. Still, having a maintenance plan is the smart thing to do because it will save you money. During the winter, for example, pipes can freeze and poorly maintained furnaces can go out, leading to really expensive headaches. Experts typically recommend that you put aside 1 percent of your home’s purchase price per year for maintenance expenses. For a $300,000 house, that’s $3,000. Divvying up home maintenance tasks by season can help spread out costs and keep things more manageable so you don’t get overwhelmed, says Dan DiClerico, home expert at HomeAdvisor, a home services platform that matches professionals to homeowners.
