Existing home sales show rapid climb, prices stable WASHINGTON (June 23, 2014) – Existing-home sales rose strongly in May and inventory gains continued to help moderate price growth, according to the National Association of Realtors®. All four regions of the country experienced sales gains compared to a month earlier. Total existing-home sales, which are completed transactions that include single-family homes, townhomes, condominiums and co-ops, rose 4.9 percent to a seasonally adjusted annual rate of 4.89 million in May from an upwardly-revised 4.66 million in April, but remain 5.0 percent below the 5.15 million-unit level in May 2013. The 4.9 percent monthover-month gain in May was the highest monthly rise since August 2011 (5.5 percent). Lawrence Yun, NAR chief economist, said current sales activity is rebounding after the lackluster first quarter. “Home buyers are benefiting from slower price growth due to the much-needed, rising inventory levels seen since the beginning of the year,” he said. “Moreover, sales were helped by the improving job market and the temporary but slight decline in mortgage rates.” Total housing inventory at the end of May climbed 2.2 percent to 2.28

million existing homes available for sale, which represents a 5.6-month supply at the current sales pace, down slightly from 5.7 months in April. Unsold inventory is 6.0 percent higher than a year ago, when there were 2.15 million existing homes available for sale. The median existing-home price for all housing types in May was $213,400, which is 5.1 percent above May 2013. “Rising inventory bodes well for slower price growth and greater affordability, but the amount of homes for sale is still modestly below a balanced market. Therefore, new home construction is still needed to keep prices and housing supply healthy in the long run,” Yun added. According to Freddie Mac, the national average commitment rate for a 30-year, conventional, fixed-rate mortgage dropped to 4.19 percent in May from 4.34 percent in April, and is the lowest since June 2013 (4.07 percent). The median time on market for all homes was 47 days in May, down from 48 days in April; it was 41 days on market in May 2013. Short sales were on the market for a median of 125 days in May, while foreclosures typically sold in 57 days.

Mortgage rates down as Fed maintains its stance Mortgage rates were down for the second week in a row at the end of June, with the benchmark 30-year fixed mortgage rate sliding to 4.28 percent, according to Bankrate.com’s weekly national survey. The average 30-year fixed mortgage has an average of 0.31 discount and origination points. Adjustable rate mortgages were lower, with the 5-year ARM dropping to 3.33 percent and the 7-year ARM pulling back to 3.57 percent. Mortgage rates fell further during the month as the Federal Reserve reaffirmed its low interest rate stance, dismissed recent readings on inflation as “noisy,” and we learned the economy contracted 2.9 percent in the first quarter of 2014. Each of these is enough to not only keep a lid on government bond yields, but exert a downward pull. Any economic worries prompt investors to favor the safety of U.S. government bonds.
Mortgage rates are closely related to yields on long-term government debt. As 2013 came to a close, the average 30-year fixed mortgage rate was 4.69 percent. At that time, a $200,000 loan would have carried a monthly payment of $1,036.07. After drifting lower for much of the first half of 2014, the average rate is now 4.28 percent, and the monthly payment for the same size loan would be $987.40, a savings of nearly $49 per month for anyone that waited .

Good maintenance best bet in readying home for sale If you're considering enhancing your property to make it sell at a better price, the fact is not all improvements are created equal. There are a number of brands of roofing materials that are durable, appealing and affordable. Not Worth It: Anything that screams clutter. The less of "you" there is, the more likely prospective buyers are to imagine themselves happily living there. Worth it: Improve your landscaping. If your trees and bushes are out of control, either take care of that yourself or hire someone to do it for you. If a prospective buyer gets the impression that you don’t care how the outside looks, he or she will also wonder how well you cared for the inside. The same applies to your exterior paint or siding. If it looks old or shabby, prospective buyers might just keep going. Worth it: Repainting inside … that’s not just if your interior walls show considerable wear and tear, but also if your rooms are done in your “favorite color.” Again, it’s a taste issue, so go with something clean and neutral throughout. Finally, it’s all about good maintenance. Buyers know what they can afford and probably already know what they want to do with the home inside and out. What they don’t want is to have those plans thwarted by having to fix things that you did not.
