The Coastal Association of Realtors (CAR), which serves members in Somerset, Wicomico and Worcester counties, raised $840 for two local chapters of Habitat for Humanity via a Paint Nite Fundraiser on Tuesday, June 9 at Brew River Restaurant in Salisbury. The 54 participants received food and drinks courtesy of CAR affiliate member Dan Varda of Wells Fargo Home Mortgage in Salisbury. The funds raised through the event will be split between the Wicomico and Worcester County chapters of Habitat for Humanity. CAR assembled a 20-person team that volunteered on June 25 for a “Build Day” at a home being built in Salisbury. “The amount we received will pay for almost all of the light fixtures going into the home,” said Molly Hilligoss, executive director of the Wicomico County chapter of Habitat for Humanity. “We are so grateful for CAR’s continued support of Habitat for Humanity of Worcester County,” said Andrea Bowland, executive director of the Worcester County chapter of Habitat for Humanity. “This donation will help serve our mission to provide permanent housing solutions to hardworking families in Worcester.” For more information about CAR, visit www.coastalrealtors.org.

Home settlements spike on lower shore CAR’s May housing report shows highest increase in settlements in tri-county area so far this year Spring and summer are traditionally the busiest time of the year for real estate sales and the latest figures from the Coastal Association of Realtors (CAR) reflects this year being no exception. According to CAR’s local housing statistics for May, settlements of single-family homes in the tri-county area are up 19.7 percent compared to the same time last year. This is the highest sales increase the area has seen so far this year. Individually, Wicomico County saw a 28.6 percent increase, Worcester County a 36.1 percent increase and Somerset County an 80 percent increase. Contracts, or pending sales, for single-family homes and condominiums are still up, reflecting a 25.5 percent increase throughout the lower shore. List prices are up by 3.9 percent since last month, averaging at $185,111. Sales prices also show an increase of 6.4 percent, averaging at $177,125. More properties are selling closer to their

listing price, which reflects the value of local homes as well as accurate work done by local Realtors and affiliates. New listings of single-family homes and condominiums are down by 10.5 percent, which is partially reflective of a national trend of limited inventory. Days on market increased by 25.7 percent. “Last month, we saw increased contracts, which we knew would translate into increased settlements as we delve deeper into our busy season,” said Vicki Harmon, 2015 president of the CAR Board of Directors.“It’s all up hill from this point, as our Realtors and affiliates continue working hard to provide the most professional, top notch service available to their clients.” CAR’s monthly local housing statistics are pulled from the association’s Multiple Listing Service, which represents the activity of over 1,000 local Realtors. Kenille’s Kupboard is a 501(c)(3) non-profit organization based in Worcester County that provides pet food, supplies, and resources to families struggling to keep their pets at home and out of shelters. “We’d like to thank Coastal Realtors for this donation,� said Kenille Davies, founder of Kenille’s Kupboard. “Our organization helps a lot of people in need and we need donations like this in order to keep providing assistance to local families and their pets.� The monthly Business Card Exchange, held in May at Schooner’s Restaurant & Bar in Ocean City, allows members of the association to network and to raise money for a local worthy cause. Each event is sponsored by affiliate members of the

association. Mortgage rates increased slightly in the final weeks of June, pushing them to their highest level since last October. A report issued by Bankrate.com said the average 15-year fixed mortgage held at 3.35 percent, while the larger jumbo 30-year fixed mortgage also climbed to 4.21 percent. Vacation home sales boomed in 2014 to above their most recent peak level in 2006, while investment purchases fell for the fourth straight year, according to an annual survey of residential homebuyers released today by the National Association of Realtors. NAR’s 2015 Investment and Vacation Home Buyers Survey,* covering existing- and new-home transactions in 2014, shows vacation-home sales catapulted to an estimated 1.13 million last year, the highest amount since NAR began the survey in 2003. Vacation sales were up 57.4 percent

from 717,000 in 2013. Investment-home sales in 2014 decreased 7.4 percent to an estimated 1.02 million in 2014 from 1.10 million in 2013. Owner-occupied purchases fell 12.8 percent to 3.23 million last year from 3.70 million in 2013. Vacation home purchases soared in 2014 Continued from page 22 showed astonishing growth, nearly doubling the combined total of the previous two years. “Affluent households have greatly benefited from strong growth in the stock market in recent years, and the steady rise in home prices has likely given them reassurance that real estate remains an attractive long-term investment,” he said. “Furthermore, last year’s impressive increase also reflects long-term growth in the numbers of baby boomers moving closer to retirement and buying second homes to convert into their primary home in a few years.” Vacation-home sales accounted for 21 percent of all transactions in 2014, their highest market share since the survey was first conducted. The portion of investment sales fell to 19 percent (20 percent in 2013); owner-occupied purchases declined to 60 percent (67 percent in 2013). “Despite strong rental demand in many markets, investment property sales have declined four consecutive years to their lowest share since 2010 as rising home prices and fewer distressed properties coming onto the market have further reduced the number of bargains available to turn into profitable rentals,” says Yun. The median sales price of both vacation and investment homes declined in 2014. The median vacation home price was $150,000, down 11.1 percent from $168,700 in 2013. The median investment-home sales price was $125,000, down 3.8 percent from $130,000 a year ago. According to Yun, the decrease in vacation and investment sales prices is likely due to the increase in vacation and investment buyers purchasing condos and townhouses, which contributed to a decline in the median size of 200 square feet for both.

Additionally, the rise in vacation buyers purchasing distressed properties and buying in the South, where home prices are often lower, contributed to the overall decline in the sales price of vacation homes. The share of vacation buyers who paid in cash fell to 30 percent from 38 percent in 2013. Investment buyers who paid in cash decreased to 41 percent from 46 percent a year ago. Of buyers who financed their purchase with a mortgage, nearly half (48 percent) of vacation buyers and 41 percent of investment buyers financed less than 70 percent of the purchase price. Forty-five percent of vacation homes and 44 percent of investment homes purchased in 2014 were distressed properties – either a home in foreclosure or a short sale. In 2013, 42 percent of vacation homes and 47 percent of investment home purchases were distressed. The typical vacation-home buyer in 2014 had a higher median household income ($94,380) than those in 2013 ($85,600) and purchased a property that was further away (median distance of 200 miles) than a year ago (180 miles). Buyers plan to own their property for a median of 6 years, unchanged from 2013. Although a majority (54 percent) of vacation buyers bought a single-family home, the share of those buying a condo (27 percent) or a townhouse or row house (18 percent) increased from a year ago. Forty-percent of vacation buyers purchased in a beach area, 19 percent purchased in the country and 17 percent purchased a vacation home in the mountains. One-third of vacation buyers plan to use their property for vacations or as a family retreat, 19 per-

cent plan to convert their vacation home into their primary residence in the future, and 13 percent bought for potential price appreciation; the same share purchased because of low real estate prices and because the buyer found a good deal. Forty-six percent of vacation homes purchased last year were in the South (41 percent in 2013), 25 percent in the West (28 percent in 2013), 15 percent in the Northeast (18 percent in 2013) and 14 percent in the Midwest (unchanged from a year ago). NAR released a study in late-2014 that identified the top housing markets likely to see a boost in home sales to leading-edge baby boomers. The findings revealed that metro areas – including many in the South and Southwest – with a lower cost of living and sunnier weather are poised to see an increased number of baby boomers moving in and buying a home in coming years. Investment-home buyers in 2014 had a median household income of $87,680 ($111,400 in 2013) and typically bought a detached single-family home (61 percent) that was a median distance of 24 miles from their primary residence (20 miles in 2013). Thirty-seven percent of investment buyers last year purchased a property in the South, 26 percent in the West, 20 percent in the Midwest and 17 percent in the Northeast. Investors were most likely (32 percent) to buy in a suburban area, followed by an urban or central city (26 percent), rural area (21 percent) and small town (16 percent). Five percent of investment buyers bought in a resort area. Investment buyers purchased property for a variety of reasons, including for rental income (37 percent).

Existing home sales reach six-year high, NAR reports Fueled partly by an increase in the share of sales to first-time buyers, existing-home sales increased in May to their highest pace in nearly six years, according to the National Association of Realtors. Led by the Northeast, all major regions experienced sales increases in May. Total existing-home sales, which are completed transactions that include single-family homes, townhomes, condominiums and co-ops, rose 5.1 percent to a seasonally adjusted annual rate of 5.35 million in May from an upwardly revised 5.09 million in April. Sales have now increased yearover-year for eight consecutive months and are 9.2 percent above a year ago (4.90 million). Lawrence Yun, NAR chief economist, says May home sales rebounded strongly following April’s decline and are now at their highest pace since November 2009 (5.44 million). “Solid sales gains were seen throughout the country in May as more homeowners listed their home for sale and therefore provided greater choices for buyers,” he said. “However, overall supply still remains tight, homes are selling fast and price growth in many markets continues to teeter at or near double-

digit appreciation. Without solid gains in new home construction, prices will likely stay elevated — even with higher mortgage rates above 4 percent.” Total housing inventory at the end of May increased 3.2 percent to 2.29 million existing homes available for sale, and is 1.8 percent higher than a year ago (2.25 million). Unsold inventory is at a 5.1-month supply at the current sales pace, down from 5.2 months in April. The median existing-home price for all housing types in May was $228,700, which is 7.9 percent above May 2014. This marks the 39th consecutive month of price gains. The percent share of first-time buyers rose to 32 percent in May, up from 30 percent in April. A year ago, first-time buyers represented 27 percent of all buyers. “The return of first-time buyers in May is an encouraging sign and is the result of multiple factors, including strong job gains among young adults, less expensive mortgage insurance and lenders offering low downpayment programs,” said Yun. “More first-time buyers are expected to enter the market in coming months, but the overall share climbing higher will depend on how fast rates and prices rise.”
