Terrence McGowan, a Realtor with Berkshire Hathaway Home Services PenFed Realty in Ocean City and a member of the Coastal Association of Realtors (CAR) board of directors, was one of 16 graduates from the Maryland Association of Realtors (MAR) 15th annual Leadership Academy honored at ceremonies held in Annapolis. The MAR Leadership Academy was formed by Realtors who understand the important role Terrence McGowan they play in their community and the need to enhance the leadership skills, knowledge, and competencies of fellow Realtors interested in making a difference in their personal lives and in their communities. CAR is a strong advocate and recognizes the importance of this program to the association’s future. The MAR Leadership Academy offers an intensive curriculum designed to develop skills in leadership, communications, strategic planning, legislative and government affairs, and community involvement. Classes are conducted over seven

months and stress the value of professional and personal commitment to business, charitable, and civic endeavors. McGowan has been a member of CAR since 2006 and is in his third year serving on the board of directors. He currently serves on the Government Affairs and Finance Committees. McGowan also serves on the MAR Legislative Committee. He is a Salisbury resident. “I am extremely grateful for the opportunity to attend the Leadership Academy,� McGowan said. “To be able to gain information and experience offered in this setting was only made better by the other attendees in the class. I am looking forward to sharing and using the knowledge I have gained.� “Today we honor you as future leaders in communities and within our Realtor organization,� said 2015 President Janice Kirkner at the graduation ceremony. National Association of Realtors President-Elect Tom Salomone encouraged academy graduates to get involved and to get their peers involved. “That is the greatest sign of leadership that one can achieve is to gather a group of people together to achieve one common goal,� Salomone said.

Purchasing activity goes up with season Less inventory, more buyers and prices creeping upward. That’s the gist of the resort-area real estate market as it heads into its traditional post-Memorial surge of activity. Statistics compiled by the Coastal Association of Realtors show that’s not the only thing that has been happening locally. Buying activity shot up substantially in April over the same period the year before, with the number of contracts inked for the month showing an increase of 21.6 percent on condominiums and 12.5 percent on single-family homes. At the same time, residential properties are going for approximately 95 percent of list price, which shows that while some negotiating room exists, it’s hardly as much as it was in those down years from 2009 to last year. Also noteworthy is that the average sale price of a Worcester County property in April 2014 was in the $258,000 range, according to the Maryland Association of Realtors, as compared to an average of $272,500 in April 2015. All these things have combined, apparently, to cause potential buyers – especially those who have been waiting to see how the market shakes

out before committing – to recognize that this upsurge is a trend that will continue. Consequently, they are also aware that buying sooner rather than later will likely net them a better deal. For the third consecutive week, for instance, mortgage rates across the country have inched up. Even though they remain exceptionally low and incredibly favorable to buyers as compared to historic averages, getting a mortgage now will still be less expensive than what it’s going to be later on in the year. Freddie Mac reported in its weekly mortgage market survey that the 30year fixed-rate mortgage as of midMay was nearing its highest level for 2015 at 3.85 percent. Fifteen-year fixed-rate mortgages averaged 3.07 percent and five-year hybrid adjustable-rate mortgages came in around 2.89 percent. All these remain lower than they were this time last year, but with inventory falling, prices starting to rise and interest rates still low but climbing slightly, these next months promise a busy season ahead. For those betting on another slowdown before they act, it seems that time has long since passed.
