STATE FUNDS AVAILABLE FOR FAILING SEPTIC SYSTEMS

As a homeowner or even a potential homeowner, you never really have time to plan (and save) for the unexpected. Maybe it’s a leaky roof, a busted hot water heater or even worse – a failing septic system. Some repairs cost more than others. A hefty price increase on septic systems is impacting homeowners due to regulations passed by the legislature to protect the Chesapeake Bay. For some it may not be too costly because it all boils down to the soil each property is located on. For others who are experiencing a failing septic system, the fix may carry a hefty $20,000 price tag or more and can become very burdensome for families in any community. “I was the buyer’s agent in a situation where the septic system in the home my client was looking to buy did not pass inspection,� said Jenny Cropper-Rines, Realtor with Coldwell Banker Residential Brokerage. “The original permit for the system dated back to 1956. In this case, because the seller didn’t want to take a $20,000 hit and refused to pay for a new system, my client had the right to terminate the agreement and ended up walking away from the sale.� “Legally an individual cannot live in a house with a failed septic system,� said Sheila Dodson, CAR Executive Director. “If nothing is done to

fix the problem, the homeowner is practically living on borrowed time and eventually the home will not be habitable That’s why each County Health Department monitors septic systems and issues the permits. They also determines what type of system may have to be installed based on new regulations and the soil content..� Depending on the number of people living in a home and the amount of water being used, septic systems can last anywhere from three years up to fifty years. When a tank is not properly maintained, the soil pores become clogged and failure comes sooner than later. With new regulations in passed during last year’s legislative session, , all new homes are mandated to undergo a pre-treatment designed with Best Available Technology (BAT) for nitrogen removal. Money is available through the Bay Restoration Fund (BRF) Septic System Upgrade Grant program to assist homeowners with paying for upgrades to their septic system with technology for nitrogen removal.
