Realtors rally against sales tax bill (Annapolis, Md.) Coastal Association of Realtors (CAR) members and staff traveled to Annapolis on Monday, March 2 to join about 600 Realtors from across the state in a rally to oppose legislation that would apply a new sales tax to professional services. The bill was rejected two days later in a House Ways and Means subcommittee meeting, at least partly as a result of an outpouring of opposition from Realtors, lawyers, accountants and other providers of heretofore untaxed services. House Bill 1628 – titled “Sales and Use Tax – Rate Reduction and Services” – would have reduced the

Maryland sales tax rate from six percent to five percent, but applied the tax to professional services, which includes real estate services. The reason for its introduction was to produce $2.9 billion annually to help pay for the Kirwan Commission’s ‘Blueprint for Maryland’s Future’ bill. According to a study commissioned by Maryland Realtors, real estate’s fiscal contributions to local governments totaled $9.4 billion in fiscal year 2018. This amount is more than the total local appropriations for Maryland public schools, which is just under $8 billion.

Settlements go up to begin new year (Lower Eastern Shore, Md.) The Lower Eastern Shore kicked off the new year with increased settlements and new listings, according to the latest numbers from the Coastal Association of Realtors (CAR). In all three counties throughout January, new settlements were up 8.1 percent compared to the same time last year. Individually, new settlements throughout January were up by 13.5 percent in Worcester and by 12 percent in Wicomico, but were down by 36.8 percent in Somerset. Although active listings were down by 28.3 percent in January, the tricounty area saw a 10.3 percent increase in new listings added to the market last month, compared to the same time last year. Individually, new listings were up by 7.3 percent in Worcester, by 5 percent in Wicomico, and by 42 percent in Somerset. Active listings were down by 27 percent in Worcester, by 36.5 percent in Wicomico, and by 22 percent in Somerset. The average list price for the Lower Shore was $227,741, which is 4.8 percent higher than this time last

year. The average sale price was $191,096, which is three percent lower than this time last year. The average Cumulative Days on Market (CDOM) for January was 150, or 52.4 percent lower than the same time last year. Individually, CDOM decreased by 34 percent in Worcester, by 62.4 percent in Wicomico, and by 52 percent in Somerset. “We saw a strong start to the new year and with mortgage rates hovering near a five-decade low, according to Freddie Mac, we expect a very busy Spring,” said CAR President Joe Wilson. CAR’s monthly local housing statistics are pulled from the Bright Multiple Listing Service, which represents the activity of over 1,000 local Realtors in Somerset, Wicomico, and Worcester counties, as well as 95,000 real estate professionals across the Mid-Atlantic region. Millennials’ reason for buying mirrors older generation’s (Washington, D.C.) A number of the homebuying characteristics of younger millennials are replicating the buying desires of those in the silent generation. This is according to the latest study from the National Association of Realtors, the 2020 Home Buyer and Seller Generational Trends report, which researched each generation to examine the differences of recent homebuyers and home sellers. The NAR report found that despite the obvious age gap between millennials and those that make up the silent generation, the two groups are likeminded in that proximity to friends and family is a high priority, with 53 percent of homebuyers between the ages of 22 to 29 and 74 to 94 listing this

as a major factor that would influence their decision in selecting a neighborhood. “The silent generation – older Americans who are typically grandparents and great-grandparents – for years have prioritized living near family and other loved ones,” said Lawrence Yun, NAR’s chief economist. “But it was surprising to see younger millennials with homebuying preferences and ideals similar to older segments of the population.” Thirty-three percent of home sellers aged 74 to 94 said the primary reason for selling their previous home was to move closer to friends and family, a deviation from historical trends that pushed home sellers to relocate more due to reasons such as career changes or retirement.

However, now sellers have expressed a strong desire to be near family and friends and in some cases are motived to sell for this reason. Another similarity between the two groups is seen in those classified as “recent buyers.” Younger millennials and silent generation buyers who purchased a new home, were the most likely to make the purchase due to the amenities a newly constructed home provides.
