Coastal real estate sees solid return

he years of wondering when the ups and down of real estate would end are over on the Maryland coast, where sustained month-to-month sales increases over previous years have put that question to rest.

At the end of October, real estate sales in the Worcester County market was the best since 2005, and showed no signs of slowing.Total units sold so far this year: 1,447. This compares to 1,275 in October 2012 and a lowly 1,198 units in October 2010. In the Ocean City condominium market alone, statistics compiled by the Coastal Association of Realtors showe an 11.6 percent increase over October 2012, jumping to 768 units sold from 688 last year. Also an encouraging sign for the health of the resort housing market is the apparent end of sagging prices. Last January, as an example, the average sale price of a residential unit was $250,209, which was down some $15,000 from the average price for the month of January 2012. But last month, the average sale

price of a residential unit was $273,300, according to the Maryland Association of Realtors.. Throughout the summer and into the fall, prices in 2013 routinely beat the numbers posted for the individual months in 2012 Meanwhile, mortgage rates continue to remain exceptionally low, especially in Maryland. Zillow, which tracks real estate and related industries, reported on Nov. 22 that the average rate in Maryland was 4.14 percent, three basis points lower than the national average. It also reported that home values are showing increases, with statistics for the coastal area showing an average value slightly higher than the prices being paid. Low interest rates and moderatebut-rising prices have led to increased buyer activity throughout

Worcester, defying the dampening trend cited earlier in the month by the National Association of Realtors. Even then, according to NAR economist Lawrence Yun, home prices continue to post moderate gains because of shrinking inventory. That is the same situation in this area, where the active housing inventory recorded in October was 1,774 units as compared to a whopping 2,675 in October 2009.

You think they might be pretty important and you are correct. The letters stand for specific designations and certifications that the Realtor has received through further education and training. In today’s market, continuing education is the best way to stay ahead of the competition. Now more than ever, suc-

The benchmark 30-year fixed-rate mortgage fell to 4.39 percent from 4.48 percent in mid-November, according to the Bankrate.com national survey of large lenders. The mortgages in that survey had an average total of 0.37 discount and origination points. One year ago, that rate stood at 3.53 percent. Four weeks ago, it was 4.27 percent. The benchmark 15-year fixed-rate mortgage fell to 3.42 percent from 3.49 percent last week, and the benchmark 5/1 adjustable-rate mortgage fell to 3.28 percent from 3.33 percent. The benchmark 30-year fixed-rate jumbo fell to 4.42 percent from 4.51 percent. "We are back to levels that we were probably at about two weeks ago," says Bill Banfield,vice president for Quicken Loans. "The (October) employment report gave the market a little bit of a shock. But almost every singleday last week, we saw the mortgage market improve." Meanwhile, the Department of Labor's monthly jobs report injected confidence into the markets when it showed that the economy added 204,000 jobs in October. As investors left the bonds market to bet on riskier investments, mortgage rates spiked. But the trend was short-lived. Rates fell as additional mixed economic data were released and as the Fed sent more signals to investors that it is not ready yet to reduce the economy

stimulus program that has helped keep mortgage rates low. Low mortgage rates remain crucial to the recovery of the housing market and the economy, said Bob Moulton, president of Americana Mortgage in Manhasset, N.Y. "I think the jump in rates may have pushed people back a little bit, particularly on the first-time homebuyer side," he said. As long as the October employment report doesn't show strong job growth, it's unlikely the Fed will reduce the purchases this year, Sinnott said. Moulton says he expects the growing purchase market to make up for some of the lost business from refinancers as higher rates shrank the pool of buyers eligible to refinance. But that hasn't been the case yet. "It slowed down on both sides," he says. Sales of previously owned homes fell in October to the lowest level since June, according to a report by the National Association of Realtors. Home sales remain above the levels of a year ago, but they fell 3.2 percent to a seasonally adjusted annual rate of 5.12 million.
