Season end nears, but sales stay solid Contracts surge ahead, as sales remain constant for three-county region
The summer season may be winding down, but the local real estate market is still hot, according to the latest figures from the Coastal Association of Realtors (CAR). CAR’s local housing statistics for August 2015 showed an overall 19.5 percent increase in contracts, or pending sales, compared to the same time last year in the tri-county area. Additionally, August’s 312 new contracts is the highest recorded in a single month so far this year. Wicomico County saw the greatest increase in contracts, with-single family homes increasing by 46.2 percent and condominiums by 80 percent. “Pending units are the leading indicator of sales, so obviously we’re doing quite well on the lower shore,” said Vicki Harmon, president of the
CAR Board of Directors. “As usual, we are optimistic those contracts will translate into increased settlements in the coming months.” Overall settlements throughout the tri-county area remained flat, compared to the same time last year. However, single-family home settlements in Wicomico were up 17.1 percent and condominiums in Worcester were up 2.4 percent. New listings of existing homes were down 4.4 percent as compared to the same time last year, which is reflective of a national decreasing inventory trend. However, despite the national trend of decreased inventory and increased prices, the lower shore saw decreased listing and sale prices in August. “It’s likely that those prices will go up in the off season, when continued low inventory creates higher demand,” Harmon said. Habitat for Humanity of Worcester County is part of a global, nonprofit housing organization that is dedicated to eliminating substandard housing locally and worldwide through constructing, rehabilitating, and preserving homes. It also advocates fair and just housing policies and by provides training and access to resources to help families improve their shelter conditions. “Habitat thanks CAR and its members for their continued support for our mission to provide decent housing for people in Worcester County,” said Lauren Bunting, vice president of the Worcester See CARD Page 8

Realtors take safety seriously After serious incidents elsewhere, industry looking after its people, dangers they may face in field
In recognition of National Realtor Safety Month, the Coastal Association of Realtors (CAR) will continue to offer various safety resources and materials to its members and brokerages. “The real estate profession requires a lot of public interaction, and with that comes significant safety risks,” said Page Browning, executive vice president of CAR. “We are committed to protecting our members and their clients by providing the necessary tools to ensure safe practices when meeting clients and showing homes, among other scenarios.” The National Association of Realtors (NAR) designated September as Realtor Safety Month. NAR’s Realtor Safety Program was established more than a decade ago to empower and inform members of potential risks they face in their profession and how to navigate them safely. A wealth of safety information is available at www.realtor.org/safety. However, the Realtor safety issue was pushed into the national spotlight last year after Arkansas Realtor Beverly Carter was kidnapped and murdered while showing a home to a person whom she thought was a prospective client. More recently, the family of Arizona Realtor Sidney Cranston announced to the media they have given up hope in finding Cranston alive, after he disappeared in mid-June while showing a property. “NAR works constantly to promote the core components of Realtor safety: knowledge, aware-
ness, and empowerment,” said NAR President Chris Polychron. “Ensuring the personal safety of members is a top priority of mine, and the [national] association remains committed to providing ongoing education about potential threats and resources Realtors need to protect themselves.” Last year, CAR offered to its members a free self-dense course taught by retired Maryland State Police Trooper Darron Whitehead, who is now a Realtor and a member of CAR’s board of directors. This year, CAR set a “Safety Course for Real Estate Professionals” to its members. The course will be held on Sept. 28, at the CAR Training Center in Berlin and will be taught by Walt Taraila of Buyer’s Choice Real Estate Services in Ocean City. The free, three-hour course will cover various topics, including personal safety, self-defense and examples of potential problems, among others. The Coastal Association of Realtors (CAR) is seeking local “Placemaking” projects in need of grant funding. Placemaking is a way to make a community a better place to live and work by transforming public spaces into vibrant community places. As a place becomes more desirable and welcoming, properties around that place increase in value. The available funding comes from the National Association of Realtors (NAR) Placemaking Micro-Grant Program, which aims to assist local associations plan, organize, implement, and maintain placemaking activities in their communities. Grant awards range from $500 to a maximum of $2,500 and CAR is eligible for two placemaking micro-grants per year. Projects must turn an underutilized space into a community gathering area. Examples of successful grant projects include seating, wayfinding signs, free little libraries and more. These amenities can be part of a larger project such as community gardens, small parks, farmers markets, trails, playgrounds, and dog parks, among others.
