Condo, single-family sales post big increases in June National statistics show rising interest rates no issue in housing market

Increasing mortgage rates have had no negative affect on residential property sales in Worcester County, except possibly to spur buyers on before rates get higher. The CoastalAssociation of Realtors reported significant increases in all aspects of sales for June, including the number sold and the price of properties. CAR statistics showed that June sales of single-family homes in Worcester County rose 25.3 percent, from 79 in 2012 to 99 this year. In addition, sellers received nearly 95 of the listing price. In the Worcester County condominium market, June sales increased 12.1 percent, from 91 in 2012 to 102 in 2013. In the meantime, new contracts on condominium properties rose 53.8 percent to 100 this June over 65 at the same time last year. The average listing price was $285,976, with sales fetching about 95 percent of that as well. What’s going on here is reflected across the county, as single-family newhome sales rose 8.3 percent in June to

the highest level since May 2008, the Commerce Department reported in late July What’s more, they were up 38.1 percent compared to June of last year — the largest year-over-year increase since January 1992. Even though mortgage rates have gone up in recent weeks, "the recent increase in mortgage rates hasn't slowed demand as long as home affordability remains high," Bob Walters, chief economist at Quicken Loans in Detroit, told Reuters. "We are, however, seeing an increased urgency from potential new home buyers as they move to secure today's historically low rates." The inventory of new homes for sale in June fell to a “razor thin” 3.9-monthy supply, the National Association of Home Builders noted. The low supply is pushing up home prices: National median new-home prices rose 7.4 percent in June compared to a year ago. "New-home buyers are returning to the market in larger numbers as firming prices, shrinking inventories of homes for sale, and improving local economies convince them that now is the time to make their move," Rick Judson, chairman of NAHB, said.

Young buyers have confidence in home purchase as investment New study by NAR shows 32-under generation has potential to drive market Millennials are more confident than any other age group that their recent home purchase was a good financial investment, according to a new study released by the National Association of Realtors. The study showed that while eight out of 10 recent buyers considered their home purchase a good financial investment, the number was even higher, 85 percent, for younger buyers under the age of 32. “Homeownership is an investment in your future, and is how many younger American families begin to accumulate wealth,” said Paul Bishop, NAR vice president of research. The sheer size of the Millennial generation, the largest in history after Baby Boomers, is expected to give a powerful boost to long-run housing demand, he said. The study found that the largest group of recent buyers was Generation X Americans, those born between 1965 and 1979, who comprised 31 percent of recent purchases, followed closely by

Millennials, sometimes called Generation Y, those born between 1980 and 2000, at 28 percent. Percentages of recent home purchases among prior generations was significantly lower, 18 percent were Younger Boomers, those born between 1955 and 1964; 14 percent were Older Boomers, Americans born between 1946 and 1954; and 10 percent were from the Silent Generation, those born between 1925 and 1945. Millennials view purchase of home as good investment their real estate agent. When it comes to choosing an agent, reputation was important to buyers of all ages, although, younger buyers more often cited an agent’s honesty and trustworthiness as the most important factor compared to older buyers who most often cited the agent’s knowledge of the neighborhood. The median down payment for Millennials was 5 percent, considerably less than older generations of buyers whose down payment ranged from 8 percent for Gen X buyers to 22 percent for Silent Generation buyers. Younger buyers who financed their home purchase most often relied on savings for their down payment whereas older buyers were more likely use proceeds from the sale of a primary residence. The largest group of recent home sellers was from Generation X, comprising 30 percent of recent sales, followed by Younger Boomers (21 percent), Older Boomers (21 percent) and the Silent Generation (19 percent). As the age of sellers increased, the share of married and unmarried couples declined and the percentage of single female home buyers increased, from 4 percent among Millennials to more than 17 percent among Boomer and Silent Generation sellers.
