Settlements in July, pending sales up Third quarter begins with signs of continuing growth in Lower Shore market

Local Realtors kicked off the third quarter of 2015 with continued increases in pending sales and settlements, according to the latest figures from the Coastal Association of Realtors. CAR’s local housing statistics for July 2015 show settlements of existing homes in the Tri-County area were up overall by 11.5 percent compared to the same month last year. Single-family homes in Worcester County saw the most impressive jump of 51.1 percent. Wicomico County single-family homes were also up by 6.5 percent. Contracts, or pending sales, also were up, showing an overall 12.5 percent increase compared to the same month last year. Condominiums in Wicomico County saw the highest jump of 57.1

percent, while single family homes in Wicomico saw an increase of 30.9 percent and condominiums in Worcester saw an increase of 18.7 percent. Listings of existing homes were up 12.6 percent, with the largest increase of single-family homes in Somerset County at 28.6 percent. Figures were largely down for Somerset County in July, with single-family home settlements down 35.7 percent and pending sales down 32 percent. “Overall, we’ve so far had a very good summer on the shore,” said Vicki Harmon, president of the CAR board of directors. “We are confident the trend will continue as we approach fall.” The overall number of days that existing homes are spending on the market was down by 24.1 percent, which shows that homes are being sold faster. Listing prices were up 4.9 percent and sales prices were up 5.5 percent. See SALES Page 8

Edie Brennan, a Realtor for RE/MAX Crossroads in Ocean Pines, received this year’s Lifetime Achievement Award for her extensive work in the local real estate industry, as well as her numerous civic and charitable contributions to her community. A Realtor for more than 35 years, Brennan has been very active in her local real estate association, serving in top leadership positions in the 1980s and also on various CAR committees. Some people assume they are all the same, but there are some significant distinctions between the titles based on their roles in real estate transactions and the requirements for using those designations. A real estate agent, or real estate salesperson, is someone who has completed the required education and passed the exam to be a licensed real estate salesperson in their state. Requirements vary by state. In Maryland, for example, 60 hours of instruction – including three hours in ethics – must be completed before taking the exam. In order for those who pass the test to practice real estate, they must then become affiliated with a licensed broker. The title of Realtor can only be used by a real estate agent who is a member of the National Association of Realtors and has pledged to uphold the association’s standards and code of ethics. They become members of their local association,such as the Coastal Association of Realtors, as well as their state organization, such as the Maryland Association of Realtors. A real estate broker must first be a licensed real estate agent, complete more education, and pass the broker

Mike Ciorrocco, Mid-Atlantic Division manager with Universal Mortgage & Finance, is CAR’s 2015 Affiliate of the Year. An advocate for the association, Ciorrocco has been instrumental in the implementation of CAR’s monthly Business Card Exchange program, which allows Realtors and affiliate members to network at an after-hours event while raising money for a local charity. The Coastal Association of Realtors (CAR) has named Page Browning, CAE, as its new executive vice president. She will lead the association’s staff and serve its more than 1,000 local Realtor and affiliate members. Browning brings 17 years of experience in strategic planning, membership growth, education programs, events, and other association management practices to her new role at CAR. She has a record of success expanding the reach of programs for the National Association of Home Builders (NAHB) and Home Builders Institute (HBI) in Washington, D.C. A 1991 graduate of the University of Virginia, Browning began her association career in 1998 as HBI’s Manager of Academic Services. She later grew into several roles at NAHB/HBI, notably executive director of NAHB Student Chapters and vice president of Academic Services ,where she oversaw a student membership program of more than 3,000 and worked with partners to expand residential construction education programs. Browning earned her Certified Association Executive (CAE) designation from the American Society of Association Executives (ASAE) in 2012. Coastal Assoc. joins RESO To ensure the clarity of its Multiple Listing Service (MLS) data, the Coastal Association of Realtors (CAR) has joined the Real Estate Standards Organization (RESO). “By joining RESO, CAR is ensuring its data is standardized so that it is easily understood by brokers, agents, and clients across the country,� said Veronica Bishop, CAR’s MLS administrator. “For example, the definition of a bedroom or a waterfront property will be the same in our MLS as it is in an MLS owned by any other association or broker.� CAR’s MLS tracks the activity of 1,000 Realtors in Somerset, Wicomico, and Worcester counties. The MLS is a vital tool to help listing brokers find cooperative brokers working with buyers to help sell their clients’ homes. Without the collaborative incentive of the MLS, brokers would create their own separate systems of cooperation, fragmenting rather than consolidating property information. CAR’s MLS also provides local, accurate, trusted market data for the benefit of the public. RESO is a national organization that develops, adopts, and implements open data standards and processes across all real estate transactions. The proceeds from a 50/50 raffle held during the Coastal Association of Realtors (CAR) July Business Card Exchange were donated recently to Diakonia Diakonia operates two facilities in West Ocean City where it provides emergency and transitional housing, emergency foods, and counseling and assistance for its guests.
