Conceptual Design of TongZhou CBD District II, Beijing

THE VISION Sustainable Planning - Marker & Identity To The City high-end waterfront mixed use leisure urban complex An Intelligent and Sustainable way of tackling Beijing Environment Located in northwest of Tongzhou New District Core which is the junction of five rivers, on the Grand Canal path (the longest canal or artificial river in the world). The totally site area is 7.7 Ha. Providing a new Gateway to Beijing, Creating a Landmark for Tongzhou.

Design Concept

Sustainability Natural Ventilation: The ribbons forms “air-tunnels” that collect the wind from the ground level, and because of the pressure diffrences between the altitudes, the air move up fast around the tower and help it breath: fresh air enter to the floors through the double-skin facade, and exhausted air goes out and up to the atmosphere.

Structure Twisting ribbons and cross-side columns create the structural support and leave the entire floor space column-less and flexible

Wind Resistence: Aerodynamic shape helps to decrease wind loads and prevent turbulence on ground level floor

Natural ventilation can supplement air conditioning for up to 40% of the year, reducing energy consumption up to 50% and carbon dioxide emissions.

+ + Skin The twisting ribbons reduces the use of glass in the facade at 40%, and use both as constructive material and as a shading and filtering element from sun and dust.

Light skin with a Chinese traditional “ice cracks” texture, that allow to adjust the amount of light according to the light conditions, because of its hollow characteristics. “Ice cracks”, or “opening film,” is the ancient Longquan celadon in a species, its pattern piece broken ice lobes layered, three-dimensional and call it. In china, it’s in use in furniture as well, both to achieve the specific needs such as partial transparency, but also to enriche the decorative effect of the furniture

Plan The typical floor plan houses an enclosed core and flexible functions around it. The core radius gets smaller as the building rise and the need of elevators and services is changing according to the function. Weihai Double Island Bay Area Development Strategic Plan

THE VISION "Harmonious Double Island,Wisdom Bay" Double Island Bay is in hopes to adopt a comprehensive strategy that builds upon the international identity of the city. In order to establish a “complete community”, Double Island Bay’s project should maximize the physiology, hydrology and ecology of its context. Weihai City and Double Island Bay interacts with the intersection between the mountain in the south and Yellow Sea in the north. The project aims to create an urban context linking together the different areas surrounding the site, adding qualities and activities to the place which will betnefit residents.

In view of economy and industry, Qingdao will influence its surrounding cities to build up a metropolitan economic arc. In the course of development, city belts will be built with the help of the integrated traffic system. This belt encompasses Weihai and strengthens geographic relationships with surrounding cities.

Weihai is located in the Shandong Peninsula. The City of Weihai is surrounded by mountains and ocean. Historically, Weihai is known to be the gateway to Beijing and Tianjin. Geographically, Double Island Bay is located north of Weihai, north of new Yanwei road. Weihai has sub-temperate continental monsoon climate. During the changing seasons, monsoons occur frequently, but on average, Weihai’s temperature has minimal fluctuations and the average annual temperature is around 12°C.

Waterfront Scaled Comparison: Like many world class cities, water bodies play an important role in the character of the city; some on the coast and some between rivers. Water bodies attract people, thus water bodies are usually taken advantage to generate movement and destinations. This is a study of other famous waterfronts. They are translated into vector form to illustrate the complexities of waterfront infrastructure. Double Island Bay’s coastal lining is distinct and developments will maximize the city’s water locale.

Trying to examine the qualities which a good city has to offer by this 7 dominating characteristics. To prove this basic formula, we applied these seven characteristics on four international cities as case studies: Hong Kong (China SAR), Vancouver (Canada), Barcelona (Spain) and Dalian (China PRC). In result of this precedent analysis, this systematic approach will help Double Island Bay’s project reflect the essence of a successful urban centre.

THE VISION Making the old warehouse building to a case study project Taking the 1902 old renovated building serving us as our architectural office and adding to it new artistic functions like ground floor gallery and green rooftop studios. featuring a new artistic complex - working, presenting, learning & exposing.

“Wolfnight� Restaurant - 2011

THE VISION Same location - new look, Same idea - new branding The main goal of the renovation was to change the general design & visibility of the place so it could become in the near future a known brand and a chain of restaurants. The restaurant had opened in December 2011

Small restaurant in the heart of Manhattan, at the corner of Rivington street & Lodlow street. The plan of the restaurant is very simple, 4X9 meters rectangle shape. The design line provides a pleasant and up to date atmosphere. Maximizing the area was a critical element in such a small space that contains seating areas, working bar, preparation kitchen and toilet. During the renovation and cleaning a beautiful steel column that was hidden for years had been revealved in the corner of the restaurant. Proposed plan & facades

Two main things at the start of the process: making the space in one height level, using the opportunity that the restaurant is on the corner and has two big glass windows.

An apartment in a preservation building, 11 Maale Hashihror street in Haifa, from the early 1920’s. the apartment is on the 3th floor and has also the top roof of the building. 134 Square meters + 26 Square meters balcony’s and 80 Square meters roof. The apartment was in a state of demolition and had to get a thorough treatment. The project was to redesign the interior plan of the apartment and to regulate the ascent to the roof. Project main goal was keeping an open central space and the possibility of seeing the view from all the apartment. Was strict about preserving original elements and returning the uniqueness of the Apartment and the building. 255

First sketches of the building and possibilities of building another floor on the roof (didn’t get the permit for this construction), we did received approval to raise the stairwell till the roof. We change and fixed in the apartment the ceiling, plumbing & sewage, electricity, front door location, new walls, door & windows, location of kitchen, repairing the balcony’s and adding one more room to the apartment.

THE VISION By small touch in an historical area we can make a big difference A city is like a living body. If viewed from the sky, the crisscross roads are like arteries dividing the city into a number of small zones, with small alleys zigzagging through building blocks. The alleys dotting the whole city are like blood capillaries that are tiny but full of life. In Shanghai they are called “Longtang”\”Lilong”. Inserting gently & wisely new components into an old urban texture. First part of the project is the wide urban planning - 1 sqkm in which i intervened. Making the area a tourist attraction - walking through the historical zone, experience the colorful street life. The new movement system connects this 25 blocks, each one has is own character, selected from the history of the place and the institutions established by the Jewish community in the 30th & 40th.

Park Lane - 2010

THE VISION Converting negative & disturbing Elements to a positive & attractive features. Taking a 41.6 hectare unoccupied land in the middle of the city that’s isolated by the railroad tracks and separating the city from north to south. making its disadvantages to a big advantage to the city. Bringing life to the area and connecting the city by series of passageways below the railroad tracks and creating commercial boulevards along the main roads and railroad tracks.

Combining all transportation (trains, cars, bicycles & pedestrians) in a street section but with full separation between them. Making the railroad tracks an attraction for the city (trains go quite slow in this area because of the closeness between the stations)

41.6 hectare isolated “island� in the middle of the city, separated by the railroad tracks., a mental border and a physical seperation. Our goal is to change the disconnected & isolated area to an accesible & atractive area. giving the area new & fresh identity.

Massive increase in building coverage, new working places & more public facilities. Easier & safer passageways and roads. Creation of open public spaces, green areas and a new lifestyle destination.

Cultural Heritage Center - 2010

THE VISION Connecting the old & historical district to the city New urban planing for the city, attractive & inviting entry to the city that will be much more suitable and help improve the city image. Creating a new central plaza connecting the city to her old part, by that empowering the area and making it more known. Telling the story of Ramla The first Muslim city ever built and one of the world’s largest cities in the 8th century.

The size of the old city in the 8th century was almost the same like today (2.5X2.5 km, was one of the biggest cities in the world), most of the city was destroyed after the big earthquake in the year 1068ac, 31 years after she was rebuilt by the Crusaders.

The building program raises awareness & knowledge of the existence and presence of the old city. The existing building gets new skin and the new building connect and complete it for the creation of the Cultural Heritage Center.

THE VISION Eco & sustainable living - social & educational lifestyle Building a new student dormitories at Tel Aviv University, emphasizing “green” way of living. human scale environment experinence respecting the past, “Sheikh Munis” village that was their long time ago. combination of public & private space uses gives the residents unique way of living and studying.

Big part of the planning was the eco-systems & lifestyle, we took for consideration parameters like solar, wind, water recycling, vegetation & materials. The village plan creates a unique “community� feeling that will empower the students experience.

Using the topography for our benefit, like storing rainwater through tunels below the narrow and curve walkways till the wetlands. We use the roofs for solar energy, vegetation gardens, climbing vines, constructed wetland and gathering areas for the students.

Construction method is fast & easy, steel frame coated with villaboard panels - low maintenance costs and cost savings.

Theres a big variety of apartments, from studio unit (22 sqm) to 3 bedroom apartments (65 sqm). In total there are 175 housing units in the project.


“Dajani Hospital� - 2009

THE VISION Bringing awareness for the complex and his funder Huge complex (16,600 sqm) in the center of Jaffa city, no many people knows its long and intresting history. Going back in time to 1933, the year this hospital was built and with long research and studies we where able to bring back to life some of this history, removing the layers & additions and revealing the initial condition of the building, complex and the owners. THE VISION Establishing a place for “time out� - walking towards the horizon Unique and not maintained pier that can be easily the highlight of the city, giving the city residents and visitors a new attraction - place to find peace of mind. Thanks to the shape of the new space one can choose to find his quiet and calm alone or with company of others.

“Mizpe Galim” Urban Analysis A pier coming from the city into the sea, a magical place that suffers from a lack of treatmet. in its condition today its a danger to the public, it sparate & divide the coast to two sides

The circle shape coming from the “Yin Yang” gives the space two different hosting possibilities - the upper part (cocave shape) is a place for gathering, the lower part (convex shape) is a place for quiet & relaxation
