FREEHOLD CAPITAL MANAGEMENT

Freehold Capital Management used a superb advertising agency in San Diego for all of their properties – until they agreed to have O’Donnell Agency present for the branding, advertising and design, public relations, web development, search engine optimization and social media marketing associated with the 2,000home community now called Arden. The very experienced Freehold development team has praised O’Donnell’s branding expertise, market insights, copywriting, creative and design every step of the way since the Agency was hired in October, 2014. They say the Arden Vision Book is the best they’ve ever produced. The caliber of this developer and their approach to branding, positioning and delivering on their properties is beautifully aligned with O’Donnell’s commitment to excellence and real estate marketing expertise.

WELLINGTON, FL Community Vision & Architectural Design Guidelines

Elevate Your Thinking about Where You’d Love to Live With an extraordinary elevation of 22 feet above sea level, life at Arden will be a breeze. Surrounded by rich farmland, directly across Southern Blvd. from the nature trails and natural treasures at a major wildlife refuge, Arden is crafted around a mile-long central lake that splashes splendor and sparkle over all 1,200 acres. This prestigious Wellington address of 2,000 homes is just 12 minutes west of the North American capital of polo and equestrian competition and all the shops, restaurants and activities that make Wellington life so appealing.

4

Progressive and expressive, Arden is a daily celebration of nature, healthy living, and all of the fun under the Florida sun. This masterfully crafted community is wrapped in the rare beauty of natural Florida, and instantly connects you to everything important at the start of every day. Arden’s neighborhoods have a natural feel as if they developed organically over decades, awash with character and charisma. The amenities bring people together in ways that create friendships, laughter and lasting value. The hallmarks of a Freehold Community are everywhere you look: excellence in planning, design-forward thinking, connectivity, sustainability, and the vitality that comes from a community’s shared vision and energy.

3

Arden’s exceptional amenities will reset expectations for planned communities in Florida. One of the first to make a working farm a central feature for the community, Arden will appeal to home buyers who live healthy lifestyles and want open space, fresh produce, friendly neighborhoods and a daily connection to nature. Stewardship of the land, designforward architecture, the right mix of first-class amenities and community engagement — internally and externally — are signatures of Arden and all Freehold Communities.

5

Friends Out the Front Door; Nature Out the Back Arden’s artistically contoured neighborhood parks and ample green spaces back up to every lot. The 19-mile trail system was designed for maximum enjoyment with sweeping lake vistas, cool shady nooks and a few surprises that will make your day – every day. Direct access to the wildlife preserve across Southern Blvd. adds even more to explore, and Palm Beach County’s long-term plan is to link Arden’s trails to 165,000 acres of public land with more than a dozen activity and education centers connected by unique trail and information systems. Arden is purposefully designed to magnify the natural connection between nature, happiness, and healthy living. Inviting front porches with hammocks and swings foster warm neighborhood relationships. The privacy of every home is emphasized and realized through thoughtful platting and landscaping. The parks and playgrounds each have an individual style. From sunrise to stargazing, Arden brings its residents together in creative, inviting gathering places, yet also offers the tranquility of its beautiful homes within the fabric of natural Florida.

Arden is a masterpiece of contemporary living in a sylvan setting in the heart of world-famous Palm Beach County — a thoroughly modern perspective to the definition of luxury living in Florida. Arden will steal your heart, capture your imagination and restore your soul.

7

Picture Yourself in Arden The Arden family portrait has dads and daughters in canoes and kayaks; grandparents with little ones fishing from the docks; couples birdwatching at the edge of the lake at dawn; kids swinging under a tapestry of Live Oaks; laughter among neighbors as they share produce in the barn; sunset cocktail parties on the Community Clubhouse pool patio; and lots of barbecue family fun.

9

Arden, Naturally This is a community for those who love the great outdoors, and residents will have plenty of opportunity for both inspiration and perspiration. Nineteen miles of expertly mapped walking, hiking and biking trails loop around the Upper Lake and thatch through every neighborhood for easy connectivity. Rowing, sailing, canoeing, fishing, birdwatching – and epic picnicking are steps away from every door, at Arden Lake or nearby Lake Okeechobee with its worldfamous bass fishing and birdwatching.

10

The Center Point The gracious and spacious, two-story community clubhouse of 9,900 sq. ft. will be the heart and social hub of Arden for residents of all ages. A magnificent, resort-style pool flows over two levels – the peaceful upper pool for those who want a little quiet time to relax has a ring of comfortable, tropical cabanas. The lower pool – or play pool -- has an interactive splash pad that delights young and old alike.

Social Spaces and Gathering Places Arden offers a spacious, fully equipped fitness center with a private group exercise studio; a comfortable card room; and plenty of indoor and outdoor gathering places. The focal point of the community clubhouse is The Hub, with its inviting coffee & tea bar, spacious Club Room and great places to play cards, have quiet dinners with friends or just relax on the side or rear veranda with a drink and the sunset. Cocktail parties in the upper pool pavilion will be popular and plentiful. Vaulted ceilings and large expanses of glass create an open, relaxed atmosphere with stunning views of the lake and pools. Residents will make a habit of stopping by any day of the week for a cup of coffee with friends and neighbors, or gather around the patio or fire pit on the weekends for special events.

Welcome to the Agrihood! A community farm and gardens of over 5 acres is a focal point of Arden life, bringing families, friends and neighbors together with shared interests in planting and tending fresh produce, herbs and flowers under the expert guidance of the Arden Farm Manager. Arden residents will have the simple pleasure of watching how tall the corn and sunflowers grow, or taking seasonal classes in the nearby barn on healthy eating, flower arranging, pumpkin carving, egg decorating, how to attract hummingbirds, or exchanging easy recipes that use the farm’s daily harvest, for starters. The farm-to-fork lifestyle adds a rich dimension to Arden’s family life as children learn about the full spectrum of food production and healthy eating by following the seeds they plant through to harvest. Arden offers the simple pleasures of country living with the connectivity and convenience of an urban neighborhood.

Palm Beach International Airport is also just a 25-minute drive, making air travel anywhere easy. Readily accessible to large employment centers in West Palm Beach, Boca Raton, and the Jupiter/Palm Beach Gardens area, Arden is a haven of tranquility and natural beauty at the end of every day. Palm Beach County is known for its A-rated public schools and private and magnet schools that have been lauded for years by the New York Times and U.S. News & World Reports. Arden’s public schools are in Wellington, plus there are many options for charter and magnet schools offered in Palm Beach County. THE RITZ-CARLTON GOLF CLUB & SPA, JUPITER

O’Donnell Agency was selected to handle comprehensive marketing and public relations for the launch of The RitzCarlton’s very first real estate product. Results included Chairman Bill Marriott, of Marriott International, holding up a fourpage newspaper feature we generated called “What Makes the Ritz the Ritz,” in front of hundreds of his executives and staff in New York. He said: “This is exactly the kind of publicity that maintains our brand and drives our business,” which pretty much says it all.

BROCHURE AND FREE-STANDING INSERT

A CITY TRANSFORMED BY NEW IDEAS AND SUSTAINED INVESTMENT In 1996, when the City of West Palm Beach selected CityPlace Partners – a coalition of the country’s most accredited developers – to redevelop 72 blighted acres at the entrance to its downtown, the project was viewed as one of the great real estate opportunities in the nation. When the rst phase of the $600 million, mixed-use entertainment project opened in the fall of 2000, it attracted worldwide attention on two levels: for the striking realization of a new, open-air innovation in American retailing, and for the dramatic transformation of the “gateway” to Palm Beach.

When it opened in

2000,

CITYPLACE instantly DOUBLED the size of the Downtown WEST PALM BEACH’S Commercial District.

“The success of CityPlace within the context of what’s going on in the world today is a powerful endorsement of this innovation, and validates the decision we made 18 months ago to reinvest another $30 million to keep the tenant mix fresh and in step with current market demands.” - KENNETH A. HIMMEL President and Chief Executive Ofcer Related Urban Related Companies

- STEPHEN M. ROSS Chairman and Chief Executive Ofcer Related Companies “Not since the days of Henry Flagler has a development had such a profound impact. CityPlace has not only become an iconic regional destination, but it has been the catalyst for hundreds of millions in additional private investment within a ve-mile radius of the property. Collectively, CityPlace has added an estimated $5 billion in value to the City so far, positioning it among the most signicant projects in Palm Beach County.”

FRESH MIX OF TOP TENANTS Today, CityPlace has over 100 shops and restaurants, carefully selected to provide a dynamic mix to the surrounding markets. Completion of the third phase in 2008 was marked by the opening of the $300 million ofce tower, considered to be the premier and most technologically sophisticated commercial building in Florida, as well as a spectacular 420-unit residential tower across the street. There’s more to come in the fourth phase of growth. A second ofce tower with a striking, iconic design will rise on the median between the ofce and residential towers. And at the north end of CityPlace, a continuation of the ground-oor retail with residences above – anchored by an expanded Publix supermarket – is planned to facilitate a seamless connection to the downtown waterfront.

“IT’S ABOUT THE OVERALL EXPERIENCE THESE DAYS.” “As retail and restaurant spending around the country tightens, people are looking for affordable, appealing, entertaining choices that have added value, like free concerts on the CityPlace plaza, or people-watching on the benches outside Starbucks. A family outing to the movies followed by ice-cream and browsing around the shops, or an evening out at a themed restaurant with unique, entertaining twists, are the kind of experiences everyone’s looking for.

WHERE ELSE BUT CITYPLACE CAN YOU FIND ALL THAT?” - Dennis Grady, President and CEO of the Chamber of Commerce of the Palm Beaches

CITYPLACE PR

Whether it’s working with large corporate retailers and entertainment venues to announce new locations or formulating ideas and publicity strategy for innovative events attracting audiences of 25,000, O’Donnell Agency has worked with CityPlace every step of the way to ensure visitors an unmatched experience. Five years ago we introduced nightly snowfalls to the holiday programming to create an inimitable, magical experience that would attract families from far and wide. The number of visitors skyrocketed, and the expectation of “snowfalls” at CityPlace in November and December has become an integral part of the West Palm Beach brand.

RELATED GROUP OF FLORIDA

For more than five years, O’Donnell Agency handled marketing and public relations for all of Jorge Perez’s luxury residential properties in Palm Beach County, including The Prado, Villa Lofts, The Courtyards in CityPlace, The Slade, CityPlace South Tower and Trump Tower Palm Beach, the planned 23-story condominium tower on North Flagler Drive. Our comprehensive program of work included handling everything A-Z for a series of groundbreaking, topping off and grand opening events with budgets up to $300,000. We additionally handled preapproval publicity in 2012 for the project known as TRG North Flagler Drive, now a joint venture between Related Group and Rybovich. Note: the logo for CityPlace South Tower is not our work.

ELAD NATIONAL PROPERTIES

The internationally renowned development company, Elad National Properties, is facing opposition to its proposal for a striking new luxury condo project that exceeds allowable heights by 20 stories. The company hired O’Donnell Agency to create awareness for the iconic architecture and educate the public about what makes great cities. The effort is generating significant community support and shifting the thinking about development in the district in question. Over the past six months, we’ve crafted a series of visual presentations for community groups, developed a basic informational brochure to raise awareness for the benefits of the project, and managed design and production of all collateral materials for a major event we organized with the Boca Museum of Art featuring the project’s architect, Daniel Libeskind.

“ From here, I can see the next decade.“ Why is my bank at CityPlace Tower? VAL PEREZ PALM BEACH COUNTY PRESIDENT REGIONS BANK Ground and 7th floor

I’ve always had a knack for spotting the next big thing, and I was right on the money predicting that the hub of business activity in Palm Beach County would shift to CityPlace as soon as this building opened its doors. CityPlace Tower offers a premiere customer experience on every level, right in step with the Regions brand and standards. We have the same security features and systems as its sister building, Manhattan’s Time Warner Center, also built by Related Companies, and $4 million in back-up power systems, ensuring that we’ll always be operational, no matter what the weather blows our way.
