Led by managing broker Erik Wilde, the Coldwell Banker Property Shoppe real-estate team in Ojai is now LIV Sotheby’s International Realty. Business partners Larry Wilde (Erik’s father) and Dennis Guernsey have been working in real estate full time since 1975 in Ojai. Larry said: “We've had a very strong No. 1 position the whole time. I think you learn early on that you pass the baton or the torch to someone who's been trained and has youth and has new ideas. Otherwise, you get left behind." The torch has now been passed to Erik, though Larry will continue to work full time for at least a couple more years. Erik first started his career in
commercial real estate in Santa Barbara right out of the University of Southern California in 2004. He came into the Ojai market in 2007. "As the years progressed and I got more experienced, I got more involved in the management side of the company," Erik said. "I knew inevitably at some point Larry and Dennis would retire and step down; I was really thinking long and hard about how to transition this company to thrive going forward." Erik met with practically every brand on the map, and ultimately chose the LIV team, based in Denver, after meeting with them. Erik said: "It just really clicked; it really resonated. It's a full-service approach to the real-estate brokerage industry with
the highest level of support per agent of really any company out there. They measured out and it's a tremendous amount of back-end support. The focal point of it obviously is the power of the brand." LIV Sotheby is an international company with a great reputation, he said. The transition to Sotheby’s has already proved to be beneficial in a number of ways, including the addition of more agents. Larry said: "The Sotheby’s brand is sort of made for Ojai, with the demographic shift, the marketing. Generally speaking, it represents the whole gamut of the market.... I think it is a big advantage." Larry has seen many changes in real estate over the last 45 years, and has thrived through them all.

When he began, listings were put in a binder, purchase contracts were one page and disclosures were almost nonexistent. Now purchase agreements are 10 pages and disclosures are more than 40. "We have to look to the younger group to get plugged in on web designs, and marketing, and all of the social media aspects," Larry said. "Erik has the skills to take the company into the future and to the next level. Sotheby’s allows the digital sphere to be maximized by the agents and public alike." Erik said: "Sothe-
by's is a recognized brand internationally, so they have partnerships from China to Japan, and, of course, all through the US, to distribute these properties to people who are basically potential customers for our listings. Not just luxury, but certainly the luxury avenue is our specialty." LIV has partnered with a company called Luxury Real Estate, which has an extensive network and distribution system. With this partnership, LIV is able to be the designated brokerage for luxury real estate in its sphere,
allowing it to market beyond MLS and Zillow and Realtor.com, Erik said. "We get to maintain the small-town qualities of being a mom-and-pop company, where it's all the same agents who have been here for years and years," Erik said. "We just have access to so much more. It's not like a corporate machine that we stepped into, which would be very un-Ojai. It's still very Ojai, and that was important to us, to make sure that we could do what was best for the agents and the community."
