ABOUT THE COVER FORT WORTH, TEXAS, also known

as Cowtown, has always been regarded as where the West began. The historic Fort Worth Stockyards show us a glimpse of a time when cowboys drove cattle up the Chisolm Trail, through Fort Worth and into Oklahoma. Today, the Fort Worth Stockyards have been repurposed, mostly for entertainment and shopping, though the stables have been remodeled and may still be used for their original intent. Oldham Goodwin Development and Marriott International have teamed up to develop a SpringHill Suites that will make your stay in Fort Worth more enjoyable than ever. The new hotel will feature 170 suites, a ballroom, banquet space, meeting rooms, catering and full-service kitchens. SpringHill Suites - Fort Worth Stockyards will also feature an outdoor event space and a rooftop bar and grill.

HOSPITALITY MANAGEMENT Fun and adventure near Lake Ray Hubbard Lake Ray Hubbard is one of the largest lakes in north Texas spanning 22,000 acres. This recreational lake is great for fishing, skiing, relaxing, and recreational boating. There are numerous parks located around the lake. There are plenty of nice beaches, hiking and biking trails, and other outdoor activities. Lake Ray Hubbard was impounded in 1968. The lake is located east of Dallas in Collin, Dallas, Rockwall and Kaufman counties, on the East Fork of the Trinity River. Predominant fish species include white and hybrid striped bass, largemouth bass, channel and blue catfish, and white crappie. Hybrid striped bass and blue catfish have become the most abundant sport fish in the lake in the last few years. One of the most popular attractions at the lake is Rockwall Harbor. This waterfront entertainment center has great dining, shopping, live music, movies, walkways along the harbor, beautiful sunsets, and more. The lake was originally named Forney Lake for the nearby town of Forney, Texas. After the City of Dallas incorporated the lake, it was renamed after a living person, Ray Hubbard, who presided over the Dallas Parks and Recreation System board from 1943 to 1972.

OLDHAM GOODWIN CAPITAL

Oldham Goodwin Capital (OGC) provides accredited investors the opportunity for equity investment in real estate partnerships. Our objective is to generate superior risk-adjusted returns for our investment partners. OGC was formed to develop and acquire assets in the hospitality (primarily select-service and limited-service hotels), multifamily, office, and retail sectors within both established markets and high growth secondary markets throughout the state of Texas. OGC is uniquely positioned to capitalize on current market opportunities through its extensive experience in commercial real estate brokerage, management, and development. The OGC team has successfully developed, acquired, and managed a portfolio of upscale branded hotels, multifamily properties, office buildings, and retail properties throughout Texas. We focus on acquisitions of assets with value-add opportunities relating to operational inefficiencies, renovation needs, or re-branding possibilities as well as development of properties in underserved markets or markets with high barriers to entry. OGC strives for annualized internal rates of return (IRR) to investment partners exceeding those found elsewhere in the marketplace with a focus on periodic cash flow distributions. Holding periods may vary in length from 3 to 10 years in order to optimize returns. The principals of OGC provide sponsorship equity, creating attractive debt and equity opportunities where all parties’ interests are fully aligned. Operating cash flow, refinance, and net sales proceeds (after all expenses and debt payments) are typically distributed first to equity investors. Our standard distribution waterfall is structured so that equity investors receive a preferred return on their invested capital (return on capital) as well as their invested capital (return of capital) before any non-equity limited or general partners receive distributions. Our goals include preservation of investor capital, creation of asset appreciation through operational efficiencies and profit growth, generation of attractive yields via periodic distributions to investors, and superior investor relations and transparency by means of quality financial reporting.
