Your Life, Affordable Senior Living Coming to College Station

A New Place to Call Home In the heart of growing College Station, Texas a new type of apartment living community is currently under construction at 800 Durham Loop and preparing to welcome residents aged 62+ to affordable independence. The Huntington at College Station will provide the perfect balance of comfort and convenience, all while being located in a beautiful natural setting. In fact, right outside the front door, residents will be able to access walking and bicycle paths and will be just a few blocks from shopping, banking, health care, places of worship, and more. After identifying the need for additional senior living facilities in the Brazos Valley, representatives from Oldham Goodwin Group, LLC began working diligently with the City of College Station to navigate through a selection process that included the consideration of multiple local and out of town developers. MGroup + Architects was selected as a partner and worked in tandem with the Oldham Goodwin team on design and construction of The Huntington at 24 | www.OldhamGoodwin.com

College Station. The project broke ground in July 2019 and will feature 120 independent senior living residences on over 5 acres with 92 units set aside as affordable units with rent restrictions. “Supply of high-quality senior living has not met the demand in College Station, and we are proud that The Huntington at College Station will be able to fill this void by providing a first class, affordable rental option for our seniors,” said Casey Oldham, CEO of Oldham Goodwin Group. “This project has also allowed us to partner with the City of College Station and assist with increasing infrastructure in the area in order to spur economic development.” Located directly across the street from Baylor Scott and White Medical Center and adjacent to Midtown City Center, the new mixeduse development in the center of College Station, residents at The Huntington will really have it all. This district has been thoughtfully designed to fill lives with everything one could want: health, wellness,

enjoyment, and relaxation. Catch up with friends over coffee in the community room before heading out to appointments. Stop by your favorite local shops and lunch place, then return to the comforts of home and all of the community amenities. In addition to the easily accessible location, The Huntington will have plenty of on-site features to keep residents entertained. The main clubhouse will offer a library, arts & crafts area, community room, and gaming tables. If outdoors activities are desired, residents can utilize one of the community barbecue grills or enjoy a variety of low-impact sports including pickleball and nature walking trails. They can even just take time to relax and savor the natural beauty of the lush landscaping in one of several outdoor sitting areas.

Each of the 1 or 2-bedroom apartment units will consist of spacious living areas and full kitchens complete with a Whirlpool appliance package. Other unit features include vinyl plank flooring in main living areas, carpeted bedrooms, faux wood blinds, and washer/ dryer connections. With a variety of floorplans and configurations, residents will be able to choose exactly the type of apartment home they prefer. As construction continues, residents are anticipated to begin moving into their new apartment homes by the end of 2020. Leasing inquires should be directed to Alpha Barnes by calling 979-571-9224. We’re looking forward to better living for seniors in the Brazos Valley.

HOSPITALITY MANAGEMENT

MEET THE MODERN WEST The Fort Worth National Historic District is proud to honor its deeply rooted history in both Fort Worth and Texas. From the red brick roads to the daily cattle drive, it is a place that is undeniably Texan. That history and allure is something that has to be taken into consideration when bringing anything new into a place with so much history. The SpringHill Suites by Marriott Fort Worth Historic Stockyards does just that. By mixing the old west with the new, SpringHill Suites will age just as well as the Stockyards has over the years. “We knew from the start this wasn’t going to be your typical SpringHill Suites hotel. We knew it had to fit the city and the Stockyards,” said Andres Rubio, the Niles Bolton Director of Hospitality. “We worked closely with the city to follow the strict regulations and to work within the established perimeters that ultimately benefit the community and visitors.” Walking through the hotel and up to the rooftop bar, Ático, you will see an intentional use of bringing in the beauty of the outdoors to help enhance the atmosphere. Large, glass windows are featured throughout the building to help bring in as much natural sunlight as possible. Ático features big, open spaces with large grass walls to further emphasize the feeling of being outside with the comforts of being indoors. Creating this unique SpringHill while still upholding the quality of the brand overall was no easy task. It took months of planning with the teams from the City of Fort Worth, Niles Bolton, and Oldham Goodwin Group to achieve a hotel that would satisfy the needs of guests and all parties involved. “It’s important to realize the hotel is truly a gateway to the Stockyards. It welcomes you to the area. We really took that to heart. We also had to take a ‘self-brand’ approach to the hotel. Meaning the hotel could fit in the SpringHill portfolio, but also had its own identity different from your standard SpringHill Suites hotel,” said Rubio. Creating the “new west” went beyond just the architectural design elements of the hotel and Ático. Studio 11 Design, a full-service interior design firm, was tasked with creating a look that honored the historic west while blending modern styles. “Fort Worth Stockyards’ colorful history and Spanish Colonial style architecture were the driving factors for our design intent. We drew inspiration from the cobbled roads, leatherworking shops, Commanche and Kiowa Nations’ uniquely beautiful beadwork and pottery, and Spanish Colonial materials such as stucco and tile,” said Kylie Dang, PR & Marketing Coordinator for Studio 11 Design. “Hunter Goodwin [President & COO of Oldham Goodwin], had expressed a strong desire to incorporate the local cowboy culture into this property due to its proximity to the Stockyards while also incorporating elements from 28 | www.OldhamGoodwin.com

HOSPITALITY MANAGEMENT

Historical blends with modern design One of the most striking features of the SpringHill Suites Fort Worth Historic Stockyards is the large cowboy-inspired mural adorning the front of the building, “SPIRIT”.

the history of the area. Fort Worth itself is a blend of both historic and modern elements, so it was a natural thing to bring into this property.” The subtle nods to the old west are apparent even in the guest rooms themselves. In the bathrooms, you will find walls with various cattle brands as a homage the Stockyards importance in the livestock industry. On the walls, artwork features cowboys and the depictions of western life. Above the guest room beds, there are minimalist map versions of the Stockyards and Fort Worth. “The map above the headboards is a bird’s eye view of the neighborhood and shows the hotel’s proximity to the Stockyards. The brands in the bathroom wallcovering are all of the brand symbols used when the Stockyards was in its heyday,” said Hale. “It is definitely one of a kind!” From check-in to check-out guests of the SpringHill Suites Fort Worth Historic Stockyards will experience a unique take on the cowboy way of life. “The mural accomplished more than one thing. It tied the hotel to the Stockyards, it captured the essence of the Stockyards, and it created something that immediately was eye-catching,” said Andres Rubio, the Niles Bolton Director of Hospitality. Local Fort Worth artist Dylan Kennedy was tasked with creating the 17’x26’ mural. He used personal experience, the vision of the Stockyards, and his research travels through Texas, New Mexico, and Colorado to create the design. “Apart from being a nod to Fort Worth’s history, the piece also serves as a tribute to my greatgrandfather, Andres Sánchez,” said Kennedy. “When telling my family about the project, they told me he had been a true-to-life cowboy, and gave me a photo of him to use for the portrait. I remember him as a kind and weathered man in his old age, but apparently in his prime he was a cow wrangler, horse-breaker, and sheep shearer. The sheep-skin vest and cream-colored hat and face used in the design belonged to him. And while the identity of this gentle giant looking over the neighborhood will be anonymous to all who see him, I could think of no better person in my own life as a symbol for the Spirit of the Fort Worth Stockyards.” Commercial Quarterly | 29

Something

special happens when you are drinking fine wine and sharing tasty tapas with good company in an intimate setting. Ático, the newest concept by Chef Tim Love, is a Barcelona-inspired rooftop tapas bar featuring a dining experience unlike any other in the Stockyards.

UNPARALLELED

VIEWS & FOOD

Discover an inviting rooftop eatery and bar with a luxurious and dapper feel all while enjoying a view of the Historic Fort Worth Stockyards and glimmering lights of downtown Fort Worth. Sitting on the 6th floor of the SpringHill Suites Fort Worth Historic Stockyards, a carefully curated drink & food menu invite while decor and architecture are Spanish inspired to fully transport you from Fort Worth to Barcelona. “Barcelona has the absolute best bar scene in Europe, hands down. Most of my favorites are on a rooftop where each spot is always lively yet intimate and the quality of both food and drink go hand in hand. I’ve dreamed about having that kind of experience in Fort Worth for years now, waiting for the perfect venue that could capture Barcelona’s special brand of bar culture and Ático is just that with panoramic views of the city’s landmarks,” said Love. While the views are enough to keep you coming back, it is the food and drinks that will set Ático apart from all the dining options available in the Stockyards. EXCEEDING COMPANY NEEDS

Creating a Division

Oldham Goodwin Group is proud to introduce the establishment of a Facilities & Maintenance Division. This fully independent division within Oldham Goodwin Group started in September 2018 and offers general handyman services, as well as HVAC, electrical, and plumbing repairs. As the Commercial Division’s portfolio grew, the number of repairs needed at the properties they manage was enough to support a division. In the past, third party vendors have been used to take care of all maintenance needs, which created a lack of quality control. By creating a Facilities & Maintenance Division, the Commercial Division has been able to gain this control back while also providing services to Landlords in a timelier fashion. The Facilities & Maintenance Division currently operates out of the BryanCollege Station corporate office and serves the surrounding area. Jason Millsap, the Director of Operations for Commercial Management Services, hopes to expand into the Houston and San Antonio markets to help support the company’s property management teams located in each area. Jason stated, “Facilities & Maintenance has helped provide better service to our Landlords while at the same time freeing up our property managers to more efficiently manage their assets instead of spending time on repairs and vendors.”

CHIMNEY HILL REDEVELOPMENT

Located on University Drive between Texas A&M University and Highway 6, Chimney Hill overlooks one of the most highly trafficked streets in all of Bryan/College Station. This keystone tract of land is now being developed to its full potential as the future home of exceptional dining, up-scale shopping, and a centrally located Drury Inn & Suites. In the past, Chimney Hill was comprised of a 75,000 square foot retail building and a seperate 5,000 square foot Convention and Visitors Bureau office with bustling small retail storefronts and entertainment options. Many may remember the City of College Station had originally planned to build an event center, in hopes of bringing the community and other businesses into one central location. When those plans fell through, Black Forest Ventures (BFV), a developer from the Houston area, saw the potential and took over the site in 2015. BFV quickly selected Oldham Goodwin Development (OGD) to manage the redevelopment of Chimney Hill and Oldham Goodwin Brokerage (OGB) to lead the leasing and sales efforts. Today, Chimney Hill showcases The Republic 1836 Steakhouse, Primrose Path, a 2,200 SF freestanding Starbucks, two new retail centers totaling 16,000 SF, and the future development of a 7-story Drury Inn & Suites. Oldham Goodwin Development has been working tirelessly to deliver the most professional and organized development services available in the market today.
