On November 1st, the san Antonio/south texas CCIM Chapter held its 26th annual symposium. steve Monroe, Oldham Goodwin’s san Antonio Market Manager, spoke at the symposium about the 2017 multifamly market. As a CCIM designee for over 20 years, steve shares his insights on the current state of the multifamily market and the growing trends developers utilize to make their products more desirable to a wider variety of residents. In 2009, steve addressed the CCIM symposium on the same topic and the market at that time was feeling the eff ects of the Great Recession. His 2017 overview recaps the record growth that the san Antonio market has witnessed in the last 8 years.

Multifamily Market Overview
Every year since 2011, there was more volume of apartment sales than office, retail and industrial combined. - steve Monroe, CCIM, Oldham Goodwin Group
“We have seen an increasing amount of interest in our market from investors in recent years. With a metro area of more than two million people, we are now considered a major market by any measure. We are thought of as a pro-business city with a welcoming attitude and a desire to grow our employment base. Apartment properties here tend to trade at a better return on investment for buyers than they do in other similar-sized markets. Suffi ce it to say that anytime an investor can pursue an opportunity in a stable and growing major market, with a diverse economy and a bright future, while also securing a better return on their investment than is available elsewhere in other markets, they will be interested. During the past 12 years of investment sales in san Antonio, there are only two years, 2006 and 2010, when apartments were not the most popular product type. In fact, in every year since 2011, there was more volume of apartment sales than offi ce, retail and industrial combined.”
“Over the past ten years, our vacancy rates have ranged from a high of 10.7% in 2009 to a low of 6.7% in 2012. Currently, our average vacancy rate is right about in the middle, at 8.9% overall. One of the foundations of a solid market is stability, which can also be thought of as a lack of volatility. When the range of vacancy over a ten year period falls within a 4% range from high to low in a given market, that’s pretty stable. Rents in san Antonio have climbed steadily ever since 2011, right when the market got toward its tightest point. We’re now in our sixth year of rising rents, going from an average rent of about $0.87/sF per month to the current level of $1.12/sF. Remember, this is an average of all classes of properties, A, B and C. ten years ago, there weren’t a whole lot of properties in san Antonio with rents of more than $1.00/sF. Now, the average rent is well over that. I predict that our apartment market will remain strong. Our job growth should remain steady and among the highest of the major metros in the country. More and more older residents will fi nd apartments to be an attractive alternative to ownership, and younger folks will continue to delay home purchases, whether by choice or out of necessity. Rents will continue to rise, although modestly, at 2% to 3% per year on average, and our occupancy rates should remain in the low 90% range for at least the next year or two, which is about as far as my crystal ball can see.” Commercial Quarterly | 5

Multifamily management
After the storm Portland was spared from the worst of Harvey’s wrath due to a last-minute shift in the storm’s direction. Many residents still suffered property damage. Debris from damaged fences and downed-trees scattered the town. Harvey caused interior/exterior damage to 64 of Palm Bluff’s 144 finished units. Oldham Goodwin’s Multifamily Management team has been working with city officials and local construction teams to repair the damage. Currently, 36 units have been fully restored and the remaining units are scheduled to have repairs completed in the 1st quarter of 2018. Construction on the remaining 106 units is scheduled for completion in the 1st quarter of 2018.

Houston Northwest After sustaining major flood damage due to Hurricane Harvey, SpringHill Suites Houston Northwest is in the midst of a complete rebuild of their first floor’s lobby, bar, and conference center. “The vast majority of our guests and community have been overwhelmingly supportive of our situation and have been happy to support us in our rebuild,” said Sales Manager Debbie Bunn. “Our only hope is that people continue to bear with us as the rebuild takes a while and the hurricane leaves people’s recent memory. We plan on rebuilding better than we were before while we continue to be open for business.” The project is estimated to be completed in early March 2018. The hotel’s second through fifth-floor guest rooms will remain open for business throughout the renovation.

On February 4th, 2012, more than two dozen fi refi ghters rushed to Park Central Center in Bryan. Just after 10 p.m., a fi re was reported at a one-story business within the plaza. Fort Worth Stockyards Oldham Goodwin Capital announces the groundbreaking of springHill suites by MarriottŽ located in the historic Fort Worth stockyards. Construction of the six story, 170-room all-suite hotel began on December 29th and is managed by Oldham Goodwin Development and Arch-Con Construction. Located at 2315 North Main street, the 133,000 sF hotel is positioned to attract business and leisure travelers who desire the higher level of amenities and services of an all-suite hotel. Guests will enjoy spacious rooms, a gigabit of fi ber, over 9,600 SF of indoor and outdoor pre-function space, an event courtyard, business center, conference and banquet space, fi tness center, and outdoor pool. The hotel’s top fl oor will feature presidential suites and a rooftop bar and restaurant overlooking downtown Fort Worth.

Conception to creation the property was designed by Atlanta-based Niles Bolton Associates. studio 11 Design, a Dallas boutique design fi rm, will handle interior design. the property will include customizations in the lobby and common areas to ensure the design complements the historic character of the stockyards. Construction is expected to take 14 to 16 months with a completion date in the second quarter of 2019.
In May 2017, demolition of “the wedge” began. the former Wells Fargo building, built in 1969, served as impetus for the adoption of a form-based code for the stockyards Design District as a way to provide guidelines and standards for new construction.
