TRACT 1
127.75 ACRES - $5,940,840
ith over 1,500 ft of frontage on County Road 305, this tract makes up the northwest corner of the original Whitehall Ranch. From the northern boundary, the property looking into this tract is immediately struck by the beauty of the rolling landscape. A carpet of dense coastal Bermuda grass rolls up and down the pasture and eventually meets with stands of mature native pecan trees and mast-producing oak trees. Beason Creek established the western boundary of the property. It is a beautiful year-round water source fed by the many area springs and seeps. Topography and trees provide much-desired privacy as one looks into the land from the county road. As we weather, drainage bisects the northern third of the tract, breaking east to west downgrade towards Beason Creek. Both sides of the wet weather drainage are framed with mature trees. Beason Creek is both wooded and densely under-brushed. Still accessible from its many well-maintained trails, the trees, and underbrush along the western boundary of this tract provide ample shelter and browse for a diversity of native wildlife.
This pasture is cross-fenced with working pens in the center and welldesigned access points for each pasture. The fencing is straight and true. A combination of fencing with horse pastures fenced with 2” X 4” nonclimb wire and slick top wire and cattle pastures fenced with four-point, five (5) strand American barbed wire. Centered in the bottom third of this tract is a 3.5-acre seasonal wetland used to support native wildlife,
livestock, and migratory birds and waterfowl that frequent the ranch during the Fall and Spring migrations. Seasonal home to countless species such as mallards, gadwalls, pintails, and canvasback ducks.
In the bottom third of the tract, in the southeast corner, is the heart of the ranch. A 28,000-square-foot stabilized yard centers four buildings. To the east, a fully enclosed workshop. To the north is a three-sided equipment barn. To the west a roof-covered equipment barn, and lastly, to the south are twenty (20) stall stables with two (2) apartments, an office, a feed room, and two (2) tack rooms with backup generators. The quality of these improvements and the diversity of what this tract and its improvements can be used for are only limited by your imagination.
Just north of the working barns and stable, an FAA-approved helipad complete with windsock and lights. Beyond the helipad is a beautiful, fenced area for the greenhouse and garden. The greenhouse is well appointed at 20’x65’ with a breezeway dividing each half. The left half is a working room for planting, potting, and seed management, complete with overhead power and water. The right half of the building is a double fridge/freezer equipped room with sinks and a kitchen ideally suited for preparing preserves or packaging greens from the garden. Outside the greenhouse and within its fenced boundary, a brood of chickens faithfully patrols the garden each day and tends their eggs in the adjacent coop in the evening. The south half of the fenced garden is dedicated to an heirloom garden with seasonal flowers, and the northern half is dedicated to an orchard complete with apple, pear, and peach trees.
The depth of natural beauty this tract offers, combined with the immaculately maintained improvements, makes it a rare and unique offering. We invite you to come experience tract 1 of Whitehall Estates, a well planned deed-restricted ranch community.
TRACT 2
95.48 ACRES- $3,434,280
With over 1300 feet of frontage on County Road 305, Tract 2 offers guests a beautiful view of rolling pasture backdropped with trees and sky. At 95.48 acres, tract 2 offers ample room and amenities to accommodate a future homesite, agriculture, and livestock. Upon entering Whitehall Ranch, Tract 2 spans out to the left, a beautifully improved pasture of coastal Bermuda grass and fertile sandy soils. You come to the classically styled Gatehouse about a 1/3rd of the way along the tract.
It is an understated 2,400 square foot 3-bedroom, 2-bathroom home poised on the perfect elevation to enjoy 360 degrees of natural beauty. The house is well-planned and tastefully designed, surrounded by mature shade trees, and has a twocar carport. The interior of the houses boasts soaring vaulted ceilings, large, combined living and dining rooms, concrete floors, solid surface countertops, and more. With large front and back porches and an elevated site, the home blends perfectly into the landscape. From the fenced area surrounding the house, a view extends into the tract’s pasture, complete with a sand oval track for equestrian training and plumbed water drinker.
Continuing south into Tract 2, we encounter a stand of mature oaks and native pecans extending nearly the width of the tract. A cross fence opens and leads us further south, where the land and grade gently pull to the east, where wet weather drainage leads to a spring-fed creek.
The privacy provided by the trees and topography makes this tract feel much larger than 95 acres. At the south end of the trees, we encounter two rectangular equestrian pens and a round pen. All are adorned with 2”x4” noclimb fencing with smooth top wire for the top strand.
A consistent theme of quality repeats itself in this tract. From the underground utilities, steel roofing, and siding on the Gatehouse to the backup generator. We invite you to experience Tract 2 of Whitehall Estates and see what the area’s premier deed-restricted ranch community offers.
TRACT 3
94.09 ACRES- $3,951,780
From County Road 305, you enter Whitehall Ranch Estates. Heading south on the main private ranch road, you first encounter the Gatehouse on your left. This is the anchor of Tract 2. On your right, a vast rolling pasture with trees that comes to a stunning Barn and Stables facility. At the half-mile point just past the facilities, you come to Tract 3. This tract is far enough into the property from the county road that your privacy is appreciated. To your right is a picture-perfect 8.5-acremanaged fishing lake backdropped with a stunning view of rolling countryside. The lake is beautiful, the shoreline is very accessible, and the water is shockingly clear above all else. So clear that you are tempted to swim, which is a rare offering in this part of the state.
The lake has an immaculate pier and boat dock, which provide safe and comfortable access for fishing, swimming, and boating. The waters around the dock are teaming with black bass, bream, and minnows of every size, ready for your lure. With a mix of shallows and deep, clear water, the lake is also home to countless migratory waterfowl, including mallards, wood ducks, and pintails in the fall.
The northwest corner of Tract 3 is an entire ecosystem. To the west, the spring-fed Beason Creek is shrouded in native pecans, oaks, and elms. The middle of tract 3 is bisected by a wet weather creek, which provides more privacy and habitat for the native wildlife. The woods along the creek are vibrant but still accessible, leaving room for pockets of agriculture and wildlife feeders perfect for native wildlife.
The final aspect of Tract 3 is the competition-spec polo field in the southeast corner of the tract. Over six football fields in size, the mere aesthetic of the space alone makes it special. Traditionally used for competition Polo matches, this area would accommodate any number of equestrian uses. However, the infrastructure in place under the field gives this portion of the property the greatest potential. With hundreds of zoned subgrade irrigation heads, the opportunity for agricultural expansion is limited to your imagination. Be it organic produce or a vineyard, the opportunity awaits your use. We invite you to experience Tract 3 of Whitehall Estates and see what the area’s premier deed-restricted ranch community offers.
The land beyond the lake that is part of this tract is nothing short of stunning. The topography rises to the left and right of the lake, then gently sweeps downward to a perfectly built cross-fenced pasture.
TRACT 4
89.88 ACRES- $3,414,440
IFrom County Road 305, turn south into Whitehall Ranch private road. About ¾ of a mile into the tract, past the Gatehouse, Barns, Stables, Polo field, and massive lake, you come to Tract 4. Before you, a picture-perfect pond that serves wildlife and livestock sits on a gently sloping hillside with mature trees above and below it, left and right. Entering the tract following the northern boundary, you come to a road that extends southwest along a ridge. A meticulously maintained and managed 18-acre seasonal wildlife food plot is on each side of this ridge. In the center of the food plot, we find a beautifully designed and maintained competition skeet/trap shooting range.
With no expense spared, concrete walking paths connect the stations. The high-end Italian throwers situated in the high house, low house, and trap station fire perfectly with the touch of your wireless remote. With benches, cup holders, and gun racks stationed throughout, this facility was made for fun and hosting. TRACT 5A
158.82 ACRES- $8,735,100
From County Road 305, one turns south onto Whitehall Ranch’s private road. Driving south past the stunning view of perfect pastures, barns, stables, lakes, and expansive stands of mature trees. Upon final approach to Tract 5A, the road dips, and you cross a spring-fed creek. From there, another ½ mile drive, and to your left, you see a private gated entrance leading us down a private secluded road into the residence compound. Pulling in to the left a five-bay insulated garage, and to the center, a ring of structures, four in all. The guest cottage, the bunkhouse, the pool house, and the primary residence are all situated in a circle facing one another within a 75-yard oasis of nature. The center point is marked by a freshly cut zoysia grass path tied to illuminated live oak trees. The topography is gently elevated in the center, providing a perfect amount of privacy between the structures and maintaining a balance of intimacy by proximity without betraying each other’s privacy.
We park in the shade of a double carport adjacent to the primary residence. Approaching the house, one is again struck by a sense of quality and timeless styling over opulence. The full wrap-around porch affords perpetual shade and opportune breezes for any season. The eave is adorned in galvanized poles and fixtures devoid of age or wear. Entering the side of the house, we pass down a hallway, and to our left is a full-size laundry room with abundant space and storage. To the right is a full-size bedroom and bathroom complete with a
freestanding tub, shower, and walk-in closet. Oversized windows for each side of the bed bring natural light and wooded views.
Continuing forward into the house, we encounter another room to the right. The space is clean and efficient; the door is heavy and robust, clearly reinforced, and used as a gun closet and loading room, perfect for securely storing firearms and maintaining secured data access for the residences. Next, we enter the expansive center of the house. Anchoring the room is a stunning art deco-inspired fireplace with magnificent steel flume and tensioners. To the left, a wall of full-frame windows and glass sliding doors provides lighting for the living room and an impeccable view of the lush earthen rise and tree canopy in the distance.
To the right is an ample bar with a sink and chairs. Beyond the bar is a full-size kitchen equipped with gas (propane) burning stainless commercial grade Wolf range and oven, an oversized Subzero stainless refrigerator, and a freezer. The far-right side of the center space is marked by a dining table, again enclosed by a wall of full-panel windows and sliding glass doors, giving an uninterrupted view of the natural beauty beyond. From our center position, we go left toward the living room, where to the left again opens a tasteful bar room with a solid surface wrapped around the bar top, serving space, and sink. Further into the bar area, we find a well-located half bathroom.
Turning back towards the living room, we walk through the natural light cascade. It looks like a scene from the pages of Texas Monthly, if not Architectural Digest, is an understatement. The natural light is supplemented in the center of the house with tastefully suspended light rails, giving the neutral color scheme of the residence the flexible feeling of an art gallery. It is an appropriate feeling as the ranch, and its structures serve as a palette complimenting the landscape, constructed and utilized in a manner that leaves it uncommitted to time.
Beyond the living room, further into the house, we come to a space dedicated to billiards. A wall of full-panel windows is to the left, and built-in shelves are to the right. A functional space ready to accommodate any number of uses. Accessible from the center hallway or the billiards space, we will arrive at the master suite next. With a large, vaulted ceiling, the open space gives way to the office on the left and the bedroom on the right. Before us, there is a wall of fullpanel windows and another sliding glass door. The view is filled with the form and beauty of landscapes, trees, and a pool fit for a Malibu cocktail social. To the right, again, we enter the bedroom area and the master bathroom. A solid surface double vanity sink, full-size shower, and freestanding tub. Centered in the bathroom, a fitting walk-in closet with built-in storage and racks prepared to accommodate all needs.
We now head back to the hallway; one could easily assume that the tour of the primary residence was done. However, a metallic button on the wall adjacent to a door leads us to a three-person elevator. We enter, close the door, slide the elevator door, and take a smooth, brief journey to the basement. Upon exiting the elevator, we come first to a short three-way hallway. The door reveals a temperaturecontrolled wine cellar with ample storage and climate controls. From the wine storage, we head further into the basement, where a room opens up in an expanse with two rows of seating facing a wall. We enter the theater. With a state-of-the-art digital projector integrated into the smart home electronics, one can connect, display, and enjoy games or movies with guests. Before heading back up, we will access and visit the panic room. A room with reinforced doors, fire-resistant walls, and secured data connections provides peace of mind space for events unknown and remaining true to the spirit of self-reliance. Emerging from the basement, we head next to the pool house. The beautifully maintained zoysia grass is tera-scaped into steps, giving the feel of a Zen Garden in grass form. The pool, shaded seating
area, and adjacent landscaping are nothing short of stunning. With a large outdoor grill and pizza oven, one can easily conjure images of every form of gathering, from family birthdays serving hotdogs and pizza to a fancy soiree fit for the pages of GQ magazine.
We enter the fully equipped pool house kitchen with large serving windows and a walk-up bar opening to the shaded pool seating area.
From the kitchen, we enter the home gym. This is another clever use of a highly versatile space. Full panel windows and sliding doors again give a path to the trees and natural light. From the gym, we pass a bathroom and come next to a stunning full-sized sauna adorned in wood with a glass door. Beyond the sauna, we come to a highly functional full-sized laundry room with ample room and stunning views. The last stop in the pool house is the massage room, wrapped in windows and cast in light with immaculate spa furnishings.
Our next stop is the guest residence, known as the bunkhouse. At 1640 square feet, this home was designed with kids in mind. It has four fullsized bedrooms and bathrooms, a full kitchen, and a washer and dryer.
Next stop, the Guesthouse. This 1640-square-foot accommodation provides a spacious accommodation with two bedrooms and two baths. It has a cottage feel, with a full-sized fireplace in the living room and full-sized fireplaces in each bedroom. A full kitchen and laundry make this accommodation perfect for short—and long-term guests.
Before leaving the residence compound, we pass the five-bay garage, yet another feature that delivers more than one would expect at first glance. The side door leads us into a free-span space devoid of interior columns with an automatic light sensor. The walls and ceiling are insulated and equipped with ample broad-spectrum lighting. The air is gently moved by a line of low-profile industrial fans running the length of the building. And, of course, each of the five roll-up garage doors is powered with independent commercial-grade electronic door openers.
89.88 ACRES- $3,414,440
From County Road 305, one turns south on Whitehall Ranch private road. Venturing past the barns, stables, lakes, and polo field and across a spring-fed creek. Once across the creek, the grade again begins to climb in elevation. The sides of the road and subgrade drainage pipes are subtly placed along the road, complete with stabilized rock aprons and flumes, which are subtle reminders of the depth of thought and the quality of design implemented into the ranch.
We now turn due east. To our left, a fenced area shrouded in woods contains the primary and guest residences, which are still completely hidden from sight; to the right, Tract 5B. Immediately, an immaculate view unfolds, the land gently drifting down towards the lower reaches of the pasture, which is guided by spring-fed drainages and creeks.
The property line visible the undeveloped adjacent tract majestically rising again, establishing a view that extends thousands of yards devoid of anything but pastures and trees. We now pass through into the easternmost section of the ranch, looping around the horseshoe pond, named for its shape; it serves both wildlife and livestock and has bass waiting to be caught. The lake exudes a sense of tranquility with a buffer of trees and landscape in every direction.
From the horseshoe pond, we turn north along the eastern fence line. The fence line is clear of brambles and weeds, and the path is suitable for full-sized vehicles or UTVs. To our left is a wall of mature pines of a magnitude only appreciable in person.
The air smells of pine, and the temperature drops 15 degrees as we plunge into one of a half dozen shaded trails bisecting the pine stand. The trails in this section of the ranch are nothing short of majestic. With paths following creeks ridges and leading to open areas, one cannot help but begin to relax and let the chaos of everyday life withdraw while within these woods.
