This event lends visitors a front-row seat to the latest trends in interior and exterior design, sustainable building techniques, energy efficiency, and cutting-edge in-home technology. This year, we will be showcasing ten amazing projects– one new construction home and nine remodel projects, including a commercial remodel and an ADU.

Included in this year’s Tour Guide edition is a sneak-peek of each of the ten projects as well as a map of the locations and a look at our event sponsors. While the Guide is now electronic, we will also have a limited number of copies to pick up at the OMB office and in the lobbies of our Main Event Sponsor, Olympia Federal Savings, as well as our Silver Sponsors, Olympia Overhead Doors, McKinney’s Appliance, and Capital Heating, Cooling, Plumbing & Electric, starting on Wednesday, September 18.

This single-family home built in 1976 came to us stacked with potential. With an expansive waterfront, and ample opportunity for detail at every turn, our clients knew right away that this home could be everything they had dreamed of. Throughout our time working with the homeowners, we worked our way through the entire house from the inside, out! This home was a full design build remodel featuring custom woodworking and handrails, custom concrete flatwork and landscaping, updated and expanded kitchen and dining room, full walk-out basement conversion with SwimSpa and kitchenette dining space, full bath, and exercise room, including a second story addition for added square footage and a covered front porch.

Perched above Eld Inlet, this Northwest gem underwent a comprehensive makeover by Doyle Construction. Stripped down to studs, every detail was meticulously modernized. All of the homes plumbing, electrical, HVAC, and insulation were overhauled and brought to code. The redesigned roof over the living room enhanced the homes interior and exterior charm. A new deck and large folding glass door connect indoor and outdoor spaces seamlessly. Brazilian blue quartzite accents throughout elevate both luxury and functionality. The basement’s redesign added a kitchen, second bathroom, and third bedroom, creating a warm haven for visiting family and friends.

This charming home in Ken Lake provides close amenities for this young family, however the layout of the home was not to their liking. This family desired an open floorplan and hoped they might be able to remove the walls and enlarge the kitchen. This was accomplished by eliminating all non-load bearing walls and reorientating the fireplace. An open kitchen and large island became a reality!

Lifespan was pleased to be invited back for another project with this client. This time a full refresh of the interior of the home was in order. Almost all new surfaces were put into this whole home remodel. The layout of the kitchen changed to accommodate a more natural flow for entertaining. Both bathrooms received a facelift, as well as the laundry room, fireplace, and hardwood floors. Decorated in a charming southwestern motif, this cozy home will not disappoint!

The 2017 project will also be on display - A large back patio covering and a revamped front entry.

The goal of this project was to convert a garage into an Art Studio that could also function like a short-term residence. The Client wanted to make a small space feel big, with commitment to natural light and plenty of functionality. The existing trusses were exposed and finished in order to add height, and the new 13 ft ceiling was finished in T&G cedar to add a PNW warmth. This once-detached garage now has a tiled bath with a curbless shower, kitchenette, study area with a custom hardwood builtin desk and shelves to compliment.

Homes First’s “Henderson House Project” is a work in progress, so get your walking boots/shoes before this stop. Homes First was gifted this neglected home through the combined efforts of LOTT and the City of Tumwater. This house will provide a home to 8+ residents of a local clean and sober program. The project will rehabilitate this property into a safe and affordable home for members of our community who need it most. To bring this project vision to fruition, Homes First has hired Doyle Construction, LLC.

This home’s finishes were chaotic and poorly designed, functionally falling short of the new homeowners’ needs. In addition to the considerable size and remodel scope, the home is occupied by several adults with different tastes, presenting a unique challenge. Against a backdrop of AGAP structural redesign and facade revision, Sparrow crafted a cohesive design story, punctuated by unexpected fun and quirkiness, in the interior and exterior living spaces; and highlighted the clients’ aesthetics in their respective suites. These designs were expertly overseen and carried out by First Finishers as the General Contractor. Other contributors include Cabinets by Trivonna and Rodda & Sons West Landscaping.

Driving South on I-5, take exit 104 onto US-101 N. Take the first exit toward Crosby Blvd SW and turn left at the light. Take the first right onto Mottman Rd SW and continue 1 mile until a 4-way stop. Turn left onto RW Johnson Blvd SW. Continue 1 mile and make a left onto Sapp Rd SW. House will be the first on your right after turning. Follow the long driveway down for parking.

TIPS FOR HIRING A CONTRACTOR.

M OST HOMEOWNERS WILL EXPERIENCE THE NEED TO HIRE A CONTRACTOR.

This could be an unplanned event, such as needing to hire a contractor quickly to make repairs after damage is done by a broken pipe or fallen tree. Or this could be the culmination of a years’ planning to transform your dated kitchen into a gourmet cook’s dream, or to enlarge your cramped bedroom into a luxurious master suite. Whatever the situation may be, hiring a contractor to make repairs or improvements to your home is not a decision good decisions when hiring a contractor.

1. IS THE CONTRACTOR LICENSED, BONDED, AND INSURED?

You can verify this by calling the State of Washington’s Department of Labor and Industries at 1-(800) 647-0982 or visit the L&I website at www.lni.wa.gov. Ask if there have been any complaints about the contractor, and if any, their status.

2. DON’T BE AFRAID TO ASK QUESTIONS.

Good communication with your contractor is vital to a success ful project, as it helps clarify exactly what you want done. Get the answers that satisfy your needs; after all it is your home!

• Are they a local company?

• How long have they been in business?

• What types of work are they licensed to do?

• To what local trade associations do they belong?

• How many jobs have they done similar to yours?

• Have they done work before that requires a permit?

• Who are their materials supplier references?

3. DOES THE CONTRACTOR POSSESS A GOOD REPUTATION AMONG CUSTOMERS AND INDUSTRY PEERS?

Ask the contractor to share names and numbers of customers. Check references thoroughly. Visit past work done by your contractor, and ask the homeowners for their opinions on the work done.

4. EXAMINE YOUR BIDS CAREFULLY.

Bids that are noticeably lower than all others should be questioned. The difference may be in the quality of the materials used, experience of the crew doing the actual work, something is missing on the bid requirements, or it can be an indication that the contractor is not covering all the legitimate business costs. Don’t automatically disregard a high or low bid, ask questions!

5. OBTAIN A WRITTEN CONTRACT.

Be sure that it includes price, payment terms, sales tax, permit fees (if applicable), the specific work to be performed, materials to be used, warranties, and payment schedules.
