approach & design Our approach to the design used breaking of the facade to create more sur-足 face area facing wind direction and to allow for better view for spaces located in the back. All inner spaces are designed in a way to ensure that all bedroom are facing north prevailing wind with a spectacular view from second floor.

PROJECT I propsal 1 concept & approach

concept The aim of this project mainly revolved around “The creation of a community through connecting and bridging between its existing segregated settlements with minimal intervention and preservation of its nature”. As the main focus of the project is to create residential clusters on the selected islands due to their genuine location and view. It was intended to provide a strong connection between the islands in a way that doesnt change their original placement and exposure to water and nature, so the connecting bridge was uplifted 5m above the highest level in any of the is- lands having intersesting sociocultural activites and spaces, and the most exen- tuated island of them was intended to have the centeral vibrant activities and fa- cilities as a main focal spac

Pros All villas/ prototypes have vehicular access and all prototypes enjoy the view. Private marina for every unit provides new means of trans- portation and privacy. Maximum exposure to nature was achieved by increasing the water surfaces in comparison to the artificial built is- lands. • Optimum frontage to sea view • Providing various water activities and facilities • Full seperation between pedestrian and vehicular network for safety

Cons approach

• The concept of a clean and safe environment provided by the limiting the vechular road to the main spine only, might be an issue for some people who would prefer driving to units on the expense of sustainability.

By starting to define the main spine and public spaces, the second- ary semi public spaces were shaped followed by first level spaces. The building clusters were then shaped to enclose the semi private spaces while having access to the main spine and all other public services.

PROJECT I

concept The concept of the project was the engagment of the water natural fea- ture in the site and widening the site in order to enjoythe maximum water frontage to provide all prototypes with the natural view. We had to find the appropriate approach by which we can stretch our frontage for full sea exposure and better accessibility. The typography of our site made the experience even more interesting in terms of good wind exposure and view on different levels. An enclosed marina like island includes special units with yacht/boats private marina.

Road Network: - Vehicular: 15,800 m2 - Pedestrian: 12,200 m2

Pros All villas/ prototypes have vehicular access and all prototypes enjoy the view • The cluster design is continous on different levels. • Wide frontage for all units for beach accessibility for units. • Integration of water feature (waterfalls/lakes/sea) in the landscape for more dynamic and natural environment.

approach

The project has a wide frontage with several topographical levels on which the prototypes were placed so each of them could enjoy the view, the pedestrian walkways are surrounding the main private and semi-private spaces so they would connect and isolate the spaces at the same time., the vehicular circulation reaches every villa and is part of the space division program, that surrounds the site from its edges.

population density calculations FAR: 0.8 Total land area = 29 feddans = 123,000 m2 Plot coverage = 25% = 30,500 m2 Ground floor area per dwelling = 300 m2 Number of residential units = 88 units Public services area = 2900 m2 Final number of residential plots = 87 units Population per unit = 5 people Total population = 435 people Area in Km2 = 0.123 Km2 Nominal density = 435/0.123 = 3536 Pupil/Km2 Plot area = 0.0007 km2 Plot density = 7143 Pupil/Km2s.

Cons The creation of topography was needed as well as enlarging the frontage of the site, the challenge was to provide appropriate pe- destrian network that can be accessible and with appropriate dis- tances and slope. Some units need to walk for longer distances to reach the club house and restaurant area.
