Longue The marina’s longue is as empty as the waiting room where I would occasionally see on site security walk in out. If this place was well facilitated enough or at least had enough appeal for anyone to stay for a while I can imagine that this would be a good alternative for rest to those who reside on the boat, spending about 1-2 hours at a time. Within the longue are 3 computers which have internet access, which does offer a facility which is relevant to most of our needs, but is probably only useful to those who reside on boats, as those who live in the Bayswater area are very likely to have their own internet in their own homes and would make it ridiculous to come all the way here just to use it.

Waiting Room. With such a small footprint on site, there are no surprises as to why it was not made bigger. Despite the Bayswater Marina ferry terminal only having one destination, there is a decent amount of pedestrian traffic which comes on and off the ferries, and those who wait, choose to use a space on the wharf which was not really designated for passengers to use, but has generally become accepted. The current facility is not placed in the most terrible location, and has even gone as far as to installing a television to watch, but the fact that it is never used questions whether it is due to poor design, and that it is no better than a folly, or that it is too inconvenient to use.

Picnic The site really asks for you to sit down and enjoy a meal while basking in its surroundings. Picnicking on grass may see to be a common to do, but on the entire grass area offered, I never saw it happen once. If this became a popular activity, then it would make sense to introduce more park benches and picnic tables which would be a lot more inviting.

Rowing Club A rowing team sizes comes in the following numbers: 1, 2, 3, 4, 5 or 9. The building is plastered in “Takapuna Grammar School Rowing Club� banners. The club is most active during the summer, where activity starts around October and ends in March, which gives the club building a solid 6 months of use per year. The building also has opportunity to be used by the community meetings, dinners, and the like during the rest of the year. The rowing club, currently stands as one of the sites veterans and should deserve to receive refurbishments during the redevelopment of the site, and not using the leftover money after which what is currently being proposed, and is very likely to cause a community uproar.

Boat The site is home to many cabin boats where it may be a temporary or long term home to many on site. As they all are located at each own designated berth, they use an appropriate amount of area on water, ranging from 7.6 to 13.7 m in length. Their dominance in numbers proves their significance to the site and also the importance of the car parks which nethertheless seem very dull, the sightings of boatmen, or anyone is still rare and with the car park never reaching its full capacity, they seem over catered to.

Fishing Fishing on site is available in many locations, most prominently on the berth, where one could spend hours at a time during different times of the day fishing. Whether or not anything else on the site would attract a frequent fisherman besides the scenery, is still unsure unless they own a boat. But opportunity to facilitate towards fisherman besides just having the berth to fish on seems sensible to say the least, which is not limited to cafĂŠ and restaurants, but perhaps stores which specialise in the fishing trade or activity, which is likely to attract more fisherman or prolong their stay on site.

Shop The site already offers stores which cater towards boating activities, and are rightfully placed on the site to facilitate towards boat owners who may need equipment or the like. There are three commercial buildings currently arrayed on St Peter Blake’s Parade, which don’t seem to disturb the site. The question this raises is whether is it sensible to introduce retail businesses on a similar scale, and how many new stores would be too excessive, as even the current stores I did not see any visitors, and seemed to really exist “just in case”.

Pedestrians The majority of pedestrian who are not a result of commuting are the rare few who choose to use the site for recreational purposes, such as running, walking, dog walking, and cycling. All of which use very similar routes, and spend about 30 minutes on the site if traveling by foot.

Housing The average medium density housing dwelling according to housing nz is larger than 350m2 which is the type of housing currently proposed which is what the general public seem the most upset about. The question of whether a residential proposal would even be a well-received option is likely to be according to its proposed size and architectural style. As it currently seems that the general public are very good at finding any excuse to go against anything new, it is important to understand that the majority of these people are not really the target generation of the developers. Since the site is reclaimed land, and not very old, the large amount of the opposing public seem to be the only barrier to this proposal, it make it seem reasonable whether or not housing should even be an option or any sort of positive contribution to the site.

CafÊ The current proposal wants two new cafes, in which it makes one ask why there wasn’t one in the first place during all the years the site had been active. Having several seems quite harmless, considering that it would be a much better place to linger around while waiting for the ferry than the current waiting room. It can be generally agreed that amongst excessive amount of car parking space, there is room to utilize this area with food and drink establishments and the like while still being able to cater towards the ever so sensitive car parkers who wish to retain what they consider such a luxury.
