To that end, we are pleased to present you with this Resident Handbook filled with helpful information about the building and neighbourhood.

After Hours Emergency
The ONE Properties Action Line telephone number (226) 962-6685 and Press 4. This can be used to alert management of any emergency situations outside of regular office hours (after 5:00 PM and before 9:00 AM).
An emergency situation is defined as:
• A major plumbing problem
• Being stuck in an elevator
• Any situation that can cause injury or damage to your belongings or to the building
For personal injury or medical emergencies, please call 911.

Balconies
To ensure a positive home experience for everyone, please follow these rules:
• Respect your neighbours
• For fire safety reasons, barbecuing is not permitted on balconies
• Do not shake rugs over your balcony
• Birds and small animals are not to be fed from the balcony
• Balconies are to be used for seasonal furniture only
• Residents require written approval from Property Manager to affix anything to the balconies
• Bird screening, flags, satellite systems, clothes lines, Christmas lights, enclosures or dividers of any kind are strictly prohibited
Barbecue Usage
We have four designated barbeques available for everyone to use at their own leisure on the rooftop terrace located on the fifth floor. Please ensure that after every use the barbecues are cleaned and no garbage or food is left behind.
Resident Services
As part of our ongoing efforts to reduce our carbon footprint while providing innovation, new technology and unparalleled customer service at every opportunity, ONE Properties would like to introduce you to our multi-functional online resident portal and RENTCafé resident app.

Concierge
Your concierge is available 24/7 and can be easily reached by phone or email. The concierge is available to book local restaurant reservations, arrange for taxi pick-up and drop-offs, and assist with in after hours emergencies.

Corridors
Hallways cannot be obstructed in any manner at any time with doormats, boot trays, strollers, shopping carts or any other objects. These obstructions contravene the Ontario Fire Code.
Decorating
Your suite is your home, so feel free to bring out your creative side. However, keep in mind that prior to moving out you will be required to bring the walls back to their original condition when you moved in (including, but not limited to, changing paint, filling nail holes, etc.). Residents maybe charged back if suite is not returned in original condition
Deliveries of Letters and Parcels
We are pleased to offer Sanile, a parcel acceptance program at The Village. Located in the moving room, off the lobby, your parcels will be dropped off in a secure locker space. Please contact your Site Administrator for any questions you may have.
With respect to furniture deliveries, please advise the concierge of the date and approximate time of delivery if you will not be home. We require that you provide written permission to the concierge to open your suite for the delivery.
Disturbances and Excessive Noise
All residents have the right to the reasonable enjoyment of their suite. However, please remember that you are living in close proximity to other people. Loud music and loud parties often can be fun, but are inappropriate for this type of living environment.
If you experience such behaviour from a neighbour, please advise your Site Administrator in writing and management will address the problem.
Elevator Booking
To book an elevator for your move-in or for any other purpose, please contact the concierge. Elevators can be booked between the hours of 9:00am to 7:00pm Monday – Saturday, and Sundays are not available but will be reviewed upon request. If you require the elevator after hours, please talk to your Site Administrator.
Entertainment Lounge
The Entertainment Lounge is located on the main floor and is open between 7:00 AM to 11:00 PM seven days a week. To request to book the space for a private function, please contact your Site Administrator or login to your Resident Services portal by going to www.thevillageatbronte.com and selecting the Resident Services tab.
Fire Safety
Please see below for the fire procedures for building occupants, reprinted with permission from the Office of the Ontario Fire Marshall.
IN THE EVENT OF FIRE:
• Leave the fire area
• Close all doors behind you
• Activate the fire alarm and the nearest pull station
• Call the Fire Department – Dial 911 and state your address
• Use exit stairwells to leave the building – do not use elevators
• Do not re-enter the building until it is declared safe to do so by the Fire Department Officials
• Listen at all times for instructions over the building voice communication system
IF YOU ARE IN YOUR APARTMENT AND A FIRE ALARM IS HEARD:
• Before opening your suite door, feel the door and doorknob for heat. If hot, stay in your apartment and place a wet towel between the floor and door to prevent smoke from entering. If not hot, brace yourself against the door and open slightly. If you feel air pressure or a hot draft, close the door quickly and remain in your apartment.
• After confirming it is safe to leave your apartment, proceed to exit and remember to take your suite key with you. Leave all other belongings behind.
• Proceed to the nearest exit stairway – feel the exit stair door and doorknob for heat prior to entering the stair. If it’s not hot, brace yourself against the door and open slightly. If you feel air pressure or a hot draft, close the door quickly and take the corridor to an alternative exit stair or return to your apartment and wait for assistance.
IN GENERAL, RESIDENTS ARE ADVISED TO:
• Know where the alarm pull station and exits are located
• Know the building staff assigned to the building
• Call your Fire Department immediately whenever you need assistance
• Know the building address
• Report any condition which may be a fire hazard to building staff
• Regularly clean, test, and maintain your smoke alarm
Your residence has been provided with a smoke alarm and sprinkler system.
If either have become damaged or require a review, please contact your site administrator.
The Fire Code specifies that “no person shall intentionally disable a smoke alarm so as to make it inoperable”.
A tenant or any other person who intentionally disables a smoke alarm is guilty of a provincial offence and may be subject to a fine.
For your safety and the safety of other residents, tenants should:
• Avoid unsafe cooking practices, deep fat frying, unattended stoves, loosely hanging sleeves
• Clean out clothes dryer lint collector before and after each use
• Do not use unsafe electrical appliances, frayed extension cords, overloaded outlets or lamp wiring as permanent wiring
• Know the fire alarm signal and how to safely evacuate the building
• Report any fire hazards to the Property Manager
• Notify the Site Administrator of any special assistance that you may require to evacuate the building
Fitness Studio
The Fitness Studio is located on the main floor and is open between 5:00 AM to 11:00 PM daily. The Fitness Studio features state-of-the-art equipment, free weights and yoga accessories. Please see the Fitness Centre rules outlined in the Fitness Studio.
Indoor Pool
Located in the North Tower on the ground floor, the chlorine pool is available for all residents to use. Men’s and women’s change rooms are located on the pool deck. Open everyday from 7:00 AM - 10:00 PM.
Garbage and Recycling
There is a tri-sorter garbage chute located on every floor. Your garbage, recycling and compost can be deposited by selecting the appropriate waste option located on the chute. Please note this does not include the first floor in the North Tower.
Here are some helpful tips for what you can recycle:

• Aluminum cans
• Aluminum foil
• Aerosol cans
• Metal lids
DO NOT INCLUDE:
Hard cover books, napkins, paper plates, tissue paper, broken glass, Styrofoam containers, plastic bags, toys, silverware, small appliances, clothes hangers, and prescription bottles. Please dispose of these items in the regular garbage.
Guest Suites
The Village offers two guest suites. For more information, or to request a reservaton, please contact your Site Administrator or login to your Resident Services portal by going to www.thevillageatbronte.com and selecting the Resident Services tab.
Insurance
We require all residents to carry sufficient resident insurance for personal property and public liability. This provision is also stated in your lease agreement. Please ensure that you provide your annual policy renewal.
Please note that in the event of an incident such as a fire, flood or natural disaster, your furniture and personal belongings are not covered by the Landlord’s insurance.
Intercom System
The intercom system works with your personal phone. Your guests can contact you from outside by entering the code listed beside your name on the intercom. Once you confirm who the guest is, press or dial “6” on your telephone, and the door will open automatically to allow entry. Please contact your Site Administrator to set up your intercom code.
Keys and Locks
Your Welcome Package includes two copies of your suite FOBs. Extra or replacement FOBs may be provided upon request at an additional charge. FOBs are intended for use by the leaseholder(s) only; copies will not be provided to visitors or guests.
In the event that you are locked out of your apartment, please contact your Site Administrator for assistance. Please note that a charge may apply (charge depends on lock type). For your protection, only the authorized leaseholder(s) is permitted entry in the event of a lockout.
Safety chains and any additional locks cannot be attached to apartment entry doors without written consent from the Property Manager.
Maintenance
Although your suite has been constructed with adherence to the highest standards, on occasion, some maintenance work may be required.
Please submit maintenance requests through your online portal by visiting www.thevillageatbronte.com and selecting the Resident Services tab. If you do not have access to a computer or mobile phone, please visit your Site Administrator.
Parking Areas
It is essential that you park in your assigned parking space. Your parking identification sticker must be affixed to the front windshield of your vehicle so that it is visible.
Vehicle repairs, maintenance or washing of vehicles is not permitted on the property. Only registered vehicles may be parked in the parking areas. Parking spaces are not to be used for storage. All cars must have valid insurance and sticker, or they will be towed at the owner’s expense. Vehicles left unattended for prolonged periods of time must be covered or washed off site periodically.
Pet Spa
We love your furry friends so much that we have an amenity space just for them!
The Pet Spa is located on the main floor.
Please note that residents are responsible to ensure that their pets do not disturb other residents. All pets must be leashed and controlled when in the building common areas and grounds. All pet excrement must be picked up and disposed of immediately.
Rental Payments
In accordance with your Tenancy Agreement, your rental payment is due on or before the first of each month. For your convenience, we have created an online portal, Resident Services, for you to make your rental payments from the comfort of your own home.
Through Resident Services you can pay your rent via credit card, debit card, pre-authorized payments and electronic funds transfer. If you do not wish to use Resident Services to make your rental payments, please send post-dated cheques to our Property Management office in building 133.
We DO NOT accept cash.
Smoking
In the interest of providing a safe and healthy living environment for all residents, The Village is a smoke-free building. In accordance with your lease and the Residential Tenancy Act, smoking of tobacco, cigarettes, cannabis, or the burning or smoking of any other substance in the rented premises, including balconies and patios, is prohibited unless an accommodation is sought for under the provisions of the Human Rights Code. We understand the need for a smoking area, if required feel free to use our designated area located on the North Tower. Please contact your Site Administrator for more information.
Window Restrictors
Rental units above the third floor are required to have window restrictors installed. This is a safety device that is installed to restrict the window from opening more than 100 millimeters. Any window that is not over a balcony and is above the third floor is required to have this device and the device must remain
