Notice is hereby given that under and by virtue of decrees rendered by the Lee County Probate Judge, as assessed by the Revenue Commissioner Lee County, and in compliance with legal requirements, I shall proceed to sell at public outcry to the highest bidder for cash at the Lee County Courthouse, beginning 10 o’clock on Wednesday, May 3, 2023 the following described parcels of real estate assessed to the following named owners for the payment of taxes, fees, costs and interest as shown opposite each parcel. Ad Valorem taxes are paid one year in arrears; therefore the following delinquent accounts are in the owner’s name as of October 1, 2021. If property was sold after this date it is listed in the previous owner’s name. Payment for delinquent taxes must be in the form of cash or certified funds.

HOMESTEAD EXEMP TIONS

NOTE: All of the exemptions named below are available on primary residence only. Applicant cannot have homestead on another home anywhere else.

REGULAR HOMESTEAD

• Based on a 10 percent assessed value rather than a 20 percent value

• Must be occupied by person(s) who name appear(s) on the deed

• Must live in the house on Oct. 1 of the year claimed

• Must file before Dec. 31 of the year purchased

• Must refile claim if any changes are made to deed or changes are made in occupancy of residence.

• Additions or modifications to any structures located on property must also be reported

ACT 48 HOMESTEAD – OVER 65 A ND/OR

ACT 91 HOMESTEAD – LEGALLY BLIND

• Must be legally blind and certified by medical documents

• Homestead exemption on all State and County taxes up to $5,000.00 in assessed value.

AUTOMOBILE INSURANCE/IDENTIFICATION

• Beginning Jan. 1, 2013, license plate issuing officials will attempt to verify liability insurance utilizing the State of Alabama Online Insurance Verification System (OIVS), which will allow license plate issuing officials to immediately verify the insurance status of a vehicle at any point in time. To facilitate ease of registration it is recommended you bring insurance information with you.

• Minimum liability insurance is required on all selfpropelled motor vehicles.

- $25,000 for death or bodily injury to one person:

- $50,000 for death or bodily injury to two or more persons: and

• In addition to providing evidence of insurance, a valid state issued driver license, non-driver identification card or national driver license must be provided for EACH owner reflected on the vehicle title. If the vehicle owner is a company, the federal employer identification number (FEIN) is required.

• In the event identification cannot be verified through the OIVS system, other forms of identification may be required.

• The mandatory liability law is enforced by the following methods:

• Verification of insurance by county license plate issuing officials prior to vehicle registration or renewal.

• Verification of insurance by law enforcement during traffic stops and accidents.

• Verification of insurance by the Department of Revenue by sending requests for insurance information to vehicle owners:

1. whose registrations have been suspended;

2. who have been convicted of mandatory liability insurance violations; or suspended or revoked.

3. whose driving privileges have been suspended or revoked.

WHAT TO DO WHEN YOU BUY PROPERTY

New property owners often rely on their title company, real estate agent or other representative to properly record and assess their property. The final responsibility is still yours, as the new owner, to see that all the necessary steps have been completed. The steps are:

• Record your deed in Probate Court

• Assess the property in the Revenue Commissioner’s office

• Claim any exemption due you

• Make sure all of this is completed no later than December 31 for all property purchased on or before Oct. 1 in order to receive a bill in your name for the next year.

• If your mortgage company has agreed to pay your property taxes, a copy of the assessment sheet should be

mailed to the company as soon as it is received. This will give them complete information to request a bill for your property.

• Report all address changes promptly to the Revenue Commissioner’s office.

TIMETABLE FOR COLLECTING TAXES

Taxes are collected on the following schedule for the year that ended on Sept. 30:

Oct. 1 – Tax due

Jan. 1 – Tax delinquent

February – Decree of sale/Probate Court March –Advertise for sale

May – Tax sale

METHOD OF PAYMENT

1. Taxes are due every year on Oct. 1 and are delinquent after Dec. 31

2. Payment may be made as follows:

3. If you purchased property during the year, you need to ensure the taxes are paid. The tax bill will usually be in the previous owner’s name. You are responsible for taxes on all property you own, no matter how the tax bill may be listed.
