As the summer is coming to a close lets take a look back and reflect on how the summer “selling season” played out in Auburn and Opelika. As realtors we are used to constant change. No two days are ever the same and we thrive o the change! Changes in the market are more subtle and happen over time. It’s when we look at the numbers that we realize the subtle changes that have been occurring over the last year.
When we think back to the summer of 2022 we were very busy rushing o ers in on a limited number of listings. Buyers were still in heavy competition. We still see that heavy competition sometimes, but it is a much more rare occurrence. And here is the reason why…… Inventory is up!
Auburn and Opelika both saw a massive increase in homes listed in June 2023 vs June 2022.
So more homes on the market is a good thing right? Well, yes. But take a look at the next statistic
Wow!! The number of days on the market has increased in a massive way as well! This means listings are sitting on the market where at this time last year they were flying o the market. Why? Interest Rates! Buyers cannot a ord what they could in 2022. Sellers need to take a hard look at these numbers and consider what they can do to make their home stand out on the market. Is it making those improvements that you have been putting o ? Or changing your expectations on the list price? Maybe it’s just understanding that you shouldn’t expect your house to get a contract as soon as it hits the market. The numbers don’t lie. The playing field is leveling for buyers and sellers.
