How’s the market doing?
Market Trends
This is the question we in the real estate profession get asked daily, even before being asked how we are doing or how’s the family. It’s a hot topic for sure, and a complex one. The easy answer: If you are thinking about selling, absolutely NOW is the time to do it. Nationwide real estate inventory is low and interest rates are creeping up. The National Association of Realtors predicts that home sales will decrease by 2-4% with the increased mortgage rates. If this trend continues and worsens, it’s predicted we could see up to a 10% decrease by the beginning of 2023. In our local market, prices continue to trend up. As of April in Lee County, the average sales price has risen $40k in the past 12 months. In Auburn city that number is a shocking $70k increase in average sold price. How long can this kind of trend be sustained, especially considering that the average home buyer is paying $300-$500 more on their monthly mortgage payment now than they would have at the beginning of the year due to interest rates? At some point, purchasers who can afford these high price tags and higher interest rates will balance out with the number of homes available for them to buy. Multiple offers will decrease. Homes, especially in the higher price ranges, will begin to sit on the market longer. In my opinion, this will slowly bring balance and “cooling” to our local market. But when will it happen? No one can say for sure. What I do know for sure is that sales prices are at an all-time high. Demand for homes in our market remains high. We are at the peak and on the verge of heading down the other side. So, I go back to my original answer to the question….if you are thinking about selling, NOW is the time. RUSSELL LANDS DEBUTS CLUBHOUSE RENDERING FOR WICKER POINT GOLF CLUB, A COORE AND CRENSHAW-DESIGNED COURSE LAKE MARTIN, AL (March 16, 2022) – Today, Russell Lands debuted a rendering of the clubhouse at Wicker Point Golf Club, the first Coore and Crenshaw-designed course in Alabama. The private club and clubhouse reflect the unique beauty and topography of the 18- hole course, which is scheduled to begin welcoming golfers in summer 2023. The design was created exclusively for Wicker Point Golf Club by Hank Long at Henry Sprott Long & Associates, a Birmingham-based firm which is widely considered an expert in private and lake club architecture. The clubhouse contractor selected, Brasfield & Gorrie, is also Birmingham-based. Construction is slated to begin in late spring 2022. The clubhouse will feature a generous wraparound porch with views of multiple holes and Lake Martin visible from nearly every room – all with a lake-house ambiance providing an ideal setting for dining, events or relaxing after a round. Accompanying the clubhouse is a standalone golf shop complete with pro shop and men’s and women’s locker rooms and will also feature a “wind down” room, including a lounge area and adjacent bar. A large, undulating practice putting course will not only allow players the opportunity to sharpen their skills before their round; they can choose to continue friendly competition well into the evening. Defined by its pine plantations, meandering creeks, and lakefront holes, Wicker Point Golf Club will challenge golfers and redefine the Alabama golf experience with the course’s distinctive settings, hole variety and unique amenities. Wicker Point Golf Club is the centerpiece of Lake Martin’s newest luxury residential development, The Heritage. The Heritage will include roughly 240 waterfront homesites and 130 wooded interior lots, with the first release coming summer 2022. A key amenity for Heritage homeowners is the lake club, a resident-owned facility that will include a fitness center, saline pool with an adjacent grill facility, eight tennis courts, a tennis pro-shop and eight pickleball courts as well as a beautiful event lawn, covered pavilions, firepits, waterfront beach area, and community dock complex.

Summer Days & Summer Nights Can you believe it? Summer is around the corner, starts June 23rd, and school is out! What does this mean for our community? Most Auburn University students take a break and head back home leaving our town once again a small village. The wait at red lights will be shorter and our downtowns will be filled with families racing to their favorite local restaurants and boutiques. Ice cream trucks will be traveling through neighborhoods with that music, swimming pools filled with screams of children jumping around and late night bedtimes with evening family walks, bicycle rides or even a backyard movie night laying on a blanket!
Whew! Doesn’t all that sound FABULOUS? It can happen - and you ask “How Tonya?” The south’s summers are filled with muggy mornings, sweltering afternoons and the worst part is - just when you think the day can’t get hotter, you look at the temperature and it rises again. You can even fry an egg on the black asphalt around 4:30 pm! So how can we enjoy summer days outside with our notorious heat and humidity? I have lived in the deep south for the majority of my life and have learned a few things about outdoor living during the summer days and nights. What time of day is your family enjoying the outside the most during the summer? Choose a place outside of your home where the sun doesn’t shine during that time. Now, let’s concentrate on that space - front, back or side yard, doesn’t matter. We can create your outdoor living space to be comfy and inviting for your family and friends. Now let’s get started and dive in: If you have a deck, patio or porch for this space - let’s spruce it up with a few simple decor tips and tricks: 1) If you have a covered porch or an umbrella for shade, add lights that will bring warmth to this area and a soft ambiance after dark. 2) Add plants and flowers in various sizes and colors around the patio furniture and tables. Remember to look when the sun hits these flowers so you know which ones to plant. For example: Ferns - a Boston Fern is a shade (sun free) fern and a Kimberly Fern is for the sun (even our heavy afternoon sun will not kill it). 3) With those plants and flowers - grab some pots at Dollar Tree or Dollar General in colors that coordinate with your patio furniture cushions. You can even place odd colors out and about - it is summer time so have fun because very few rules apply here. 4) For those with a “black thumb” there are absolutely no worries. As I have been watching a few professional gardeners and landscapers, they even suggest to use fake greenery, plants and flowers. What?!?! Yes, the “fake stuff” now looks so good it looks real. So no stress to those who don’t want or need the “real stuff.” 5) For patio furniture that needs some love, just get some Rustoleum spray paint and have a go giving this furniture the same color or even a new color. I always suggest Rustoleum paint for this type of project because it will last longer and not chip away in the sun or rain.

6) Did you have a free standing fire pit that kept you warm during the winter? Let’s turn that sucker into use for the summer. Two ideas here - 1) Grab a few lumbar pillows and use the firepit to prop those feet up after a long day of work. 2) Turn that firepit into a serving space for food and drinks. Add some summer coasters to add color and vibrancy. 7) To create shade from that brutal sun if you have a covered porch, use outdoor curtains and rods. You can also easily DIY this project. a) Grab a small metal rod for the curtain rod. b) Get several metal hooks to hang the rod and curtain hooks for hanging. c) Y’all get this - Painters Drop Cloths for curtains! Painters drop cloths are the perfect size for curtains, a great neutral color, machine washable, no ironing needed and costs only about 15 bucks or less. d) Hang the eye hooks under the bottom of the covered porch. e) Put the metal rod on the hooks. f) Use curtain hooks to hang the drop cloth to the metal rod. g) You can also use curtain ties or bungee cords to drape the curtain to the pole of the covered porch. That will help when the wind does come to cool us down! BAM! You have outdoor curtains to shade you from that sun and all your neighbors will want this recipe to create their own shade!* Now, just a few extra items a porch needs to truly be that “homey” outdoor space. 1) Candles to keep the mosquitoes away and/or a company to come and spray them away. 2) Outdoor lamps or if you don’t have electrical outlets close, try battery operated small lamps. 3) Always have a few trashcans conveniently placed for you and your guests. 4) Side tables with a basket of necessities like pens, sticky notes, tissues, etc. There is no need for additional running back and forth to get those inside 5) Always a good book to have close by for those quiet times we all need. 6) Add other decor on your porch with your planted flowers. Anything from metal bunnies or lamps to an old egg crate filled with blankets. You just really never know when you might need a light blanket in the evening if we get a cool night. 7) As always, decorate in odd numbers and do not forget your outdoor whimsy. What is an outdoor whimsy? A decor object that just does not belong and makes you smile and giggle!
