Realtors Are A Must

Did you know when the pandemic first hit in 2020 realtors were considered “essential workers”? Interesting right? Now I’m not saying realtors are as essential as many other professions, but the government does not consider realtors to be providers of a “luxury” or non essential service. We are considered essential to the common need of relocating.

1. You need to be Protected

Realtors are held to a very high moral and ethical standard. Did you know Realtors can be fined and even loose our licenses if we do not maintain ethical standards? The first of our duties to our clients is to PROTECT THEIR BEST INTERESTS. We operate to protect our clients from the first day we meet them until we reach the closing table and beyond. We have been educated for this purpose, do it every single day and love what we do. If you are navigating the market alone, who is protecting you? Who is warning you of the dangers of a variety of situations that we see daily, but you don’t? Your investment in a home is typically your largest asset – don’t you want a professional protecting that investment?

2. You need to be Connected

I am a big believer in working with a realtor in your specific area. When I have clients that would like to buy in Birmingham, Mobile or even Montgomery I refer them to an agent local to that area. Why would I pass a sale on to another agent when I’m licensed to sell across the state of Alabama? Because it isn’t in my client’s best interest for me to represent them in areas I’m not familiar with. We learned in item #1 that protecting our clients is our first priority! Why isn’t it in my client’s best interest for me to represent them outside of Lee County and the directly surrounding counties? Well…I’m not very well connected with realtors outside of the local area. I’m also not well versed in the local real estate custom in other areas. Believe it or not, small nuances or a real estate transaction vary greatly from community to community, and when deciding between two identical offers a seller might be inclined to give more favor to a local agent’s clients as that agent will know and understand how things are done in this area.

3. You need HELP!

Buying and selling real estate is tough! It’s physically and emotionally difficult to sell a home you have lived in for some time, select another home that you think will be a good fit for yourself and your family, pack all your belongings, sign big checks, and then move all those belongings from one location to another. Now imagine adding to that physical and emotional load writing a legally binding contract, determining the financial worth of these properties, showing and looking at properties (lining up all those appointments-calls and texts at all hours!), finding service people to inspect, repair and appraise your home, meeting deadlines of the contract, knowing what is a “big deal” and what really isnt. And doing all those things typically within a 30 day window. Realtors might not pack and move for you, but they can pretty much handle the rest. Save what sanity you have in this stressful world! Hire a professional to help you. You wont be sorry.

FSBOs (For Sale By Owner) accounted for 7% of home sales in 2020. The typical FSBO home sold for $260,000 compared to $318,000 for agent-assisted home sales.
