Oahu Real Estate Market Report
Sakara K. Blackwell
August 2008 Of the 4862 properties available on Oahu, many of them are in need of repair or just simply overpriced. Sellers need to realize that we are now in a buyers market and buyers want to feel like they got a deal so even the best looking, best priced properties may need to make concessions. It is not because the property is a bad property or the seller is a bad seller. It is because there are less fully funded buyers in the marketplace and more properties to choose from. It is simple supply and demand economics. Even those who are fully qualified are afraid to make the move. Although I had been hearing of this phenomenon since the beginning of the year, we really hadn’t seen this at OPTIMUM until late August. I typically don’t like to look at monthly year-over-year statistics since it is so erroneous. However, if the property shows well and is priced well, it will sell. It may take a little more time and a solid marketing strategy but it will sell because there are buyers out there. They are just looking for the cream of the crop.

The Institute for Luxury Home Marketing defines the luxury market as the top 10% of single-family and condo sales in the market but never lower than $500,000. In Q2 2008, the top 10% of the market on Oahu consisted of 183 sales ranging from $870,000 to $5,400,000. • The top sale was a single-family residence at 4656 Kahala Avenue in Kahala at $5,400,000 • The top condominium sale was in Hokua at 1288 Ala Moana Boulevard #PH36K at $4,900,000

Five Foodie finds
Taryn E. Wong
1. Mitch’s Fishmarket and Sushi Bar 524 Ohohia Street, Honolulu 808.837.7774 I was hesitant to write this article in fear that an influx of salivating sushi lovers would take over my “secret sushi spot.” Don’t be fooled by the rough exterior and the quaint 13-seat space. Mitch, the owner’s father makes nightly appearances and will talk story with you explaining that your toro just arrived from Spain this morning or that the abalone from Tasmania is kept in a tank in the back. One of the restaurant’s specialties and one of my personal menu favorites is the spiny lobster sashimi. What makes ordering the spiny lobster sashimi so special is that your waitress will bring to your table the live lobster. The sushi chef will then extract the sashimi and the remains will go in a pot of miso soup which simmers and is served to you towards the end of your meal. Mitch’s is moderately priced so don’t go here if you are on a budget. It is also BYOB and you may bring your favorite beer or wine.
3. Mexico 1247 N. School Street, Kalihi 808.845.9059 Venture off the beaten path to Kalihi, near the Bishop Museum and Kamehameha Shopping Center to find authentic Mexican food. Try their Cadillac Top Shelf Margarita while you decide on what to order from their enormous menu. 4. Souvaly Thai Cuisine 803 Kamehameha Hwy, Suite 203, Pearl City 808.455.5888 This contemporary Thai restaurant is located across from the Pearl City Shopping Center. Choose from popular items like the Dungeness crab curry or the pineapple fried rice. 5. Mac 24-7 Bar and Restaurant 2500 Kuhio Avenue, Waikiki 808.921.5564 M-A-C…stands for Modern-American-Cooking and is Waikiki’s only 24hour full service restaurant and bar. Located in the New Hilton Waikiki Prince Kuhio Hotel, this is a popular late night spot. Gourmet comfort food is what you will find here. Entrees range from enormous portions of pancakes to vegetable lasagna.
2. Licious Dishes 650 Iwilei Road #170, Ground Floor at Dole Cannery 808.536.9680 Visit this ‘grab and go’ store or pre-order your meals for the week. Licious Dishes makes healthy meals fit for the palettes of the gourmet client featuring raw and vegan foods.
Five Fine WinE Shops 1. Tamura’s Fine Wine & Liquors 3496 Waialae Avenue, Kaimuki 808.735.7100 This mom and pop store is now Hawaii’s premiere gourmet food and wine mart. I actually order my Picpoul de Pinet by the case from this location. I can also buy my favorite green tea here…Revolution. Tamura’s is known to carry the biggest selection of wines at the best price and they also offer organic gourmet products. 2. Vintage Wine Cellar 1249 Wilder Avenue, Makiki Village Shops 808.523.WINE Located in the high-density area known as Makiki, this basement wine and spirit shop has been in business since 1968. Their strength is French wines, including Bordeauxs and Burgundys, however, they have a strong representation from all over the world. The complimentary Connoisseur Card entitles buyers to special pricing on specific items. They also offer delivery on weekdays for a nominal charge. 3. The Liquor Collection 1050 Ala Moana Boulevard, Ward Warehouse 808.524.8808 www.LiquorCollection.com Established in 1978, this “old style liquor store” carries the largest selection of beers in the islands. They also offer a special section of bestpriced wines. For $10 annually, the Kama’aina Card will get you 10% off all purchases, excluding cigars. They are now carrying absinthe, a wormwoodbased liquor, which has been illegal for almost a century but is now available in the US. This is where I discovered my French palette.
Sakara K. Blackwell
4. The Wine Stop 1809 South King Street, Moiliili 808.946.3707 www.TheWineStopHawaii.com This “beer and beverage boutique” as they call themselves is located in a cute little house on King Street. In true boutique style, they offer a large selection of wine accessories. One of the owners, Kim Karalovich says that they try to represent the newest and latest with an ever-evolving inventory including the obscure. Stop by on Saturdays from 1pm-5pm for their complimentary wine tastings. The 2nd and 3rd Friday of every month is Pau Hana Wine & Cheese. 5. Simply Grape 841 Bishop Street (facing Queen Street), Downtown 808.447.9000 www.SimplyGrape.net I had the pleasure of speaking with Nick, the self-proclaimed “stockboy” of this downtown shop. They specialize in boutique wineries as they like to find the wine before the critics do. They also taste all of the wines that they sell in order to offer a micro description of the wine before you purchase. You can usually expect to see a new inventory of 40-50 cases every eight weeks and weekly tastings are offered on “Wine Not” Wednesdays from 4-7pm. As Nick says, “if the wine is yummy, drink it!”
Five Fab Things to do in Hawaii 1. Visit Kilauea Volcano (Taryn) Five volcanoes make up the island of Hawai`i: Kohala, Mauna Kea, Hualalai, Mauna Loa, and Kilauea. Hawaii Volcanoes National Park showcases the active volcano Kilauea. Volcano, Hawaii is located about 45 minutes south of Hilo, Hawaii. Just a little over 2,000 people inhabit this sleepy town which offers one hotel, The Volcano House and many B&Bs to accommodate the travelers that visit the park each year. I was pleasantly surprised by the peaceful, lush setting and breathtaking views of the most “fascinating biological landscape in the world.” There are two amazing all-day hikes; Kilauea Iki which crosses the steaming crater floor and the Pu’u Huluhulu just off of the Chain of Craters Road Trail. The earth seemed alive with steam pouring out of cracks in the molten lava. I felt the heat from the ground below me coming through my rubber sneakers. It was intense.
block energy flow as much as muscle tension can. Lomi Lomi helps release the blockages, whilst at the same time giving the energy new direction. If you can find a four-handed lomi lomi massage you will be in heaven!
5. Hike to Makapu’u Lighthouse (Taryn) Lace up your sneakers and take the kids to Makapuu lighthouse for the views and exercise. Located between Makapuu and Sandy Beach Park you will find a public parking lot. Follow the windy blacktop path up the hill to the lookouts. On clear days the views are amazing and during the months of November til mid April you can catch the Humpback whales breaching in the distance.
Walking around these great lands reminded me of the stories I used to hear as a child, stories about Madam Pele the Hawaiian goddess of fire whose spirit lives on the Big Island of Hawaii. According to Hawaiian mythology, Pele is believed to live in the fire pit at Halema’uma’u crater at the summit caldera of Kilauea. Pele’s domain encompasses all volcanic activity on the Big Island of Hawai’i and locals believe her power has destroyed more than 100 structures on the Big Island since 1983. She has also added more than 70 acres of land to the island’s southeastern coastline. In this massive 330,000 acre National Park, I can imagine the spirit of Pele is here. There is something here greater than humans can create or control. There have been many stories told of visitors who have picked up an old woman wearing white accompanied by a dog on the roads in the National Park, only to look in the mirror to find the back seat empty. Whether or not you believe in Madam Pele, you must visit Volcanoes National Park to witness the magnificence and power of Mother Nature or is it Madam Pele?
